My property where I have lived for over 30 years is now surrounded by development, and miles of beaches nearby means hordes of Sunday drivers 7 days a week. Many thanks. Tuscany is very hot in the summer and bitterly cold in winter, so for me A/C is a necessity, as is a proper fireplace. I believe the original fireplace in the sitting room has been removed, I think it needs replacing. Also, the garden needs lots of planting to make it truly gorgeous, and I wonder if the fly screens are there because of mosquitoes from the nearby beautiful river? It is a wonderful house though, even if a bit sterile, and the price is fair. It looks to be a summer home and the plethora of sun creams suggests they spend a lot of time around the pool. As for closets, well, all my clothes fit into one wardrobe, and I have four pairs of shoes and some outside coats which are in a downstairs cupboard. Give me a splendid wardrobe any day. Well done.

I was missing it too. Starting to become an addict. But here’s the thing - I’m starting to narrow it down to Umbria. There is definitely a difference in the building style. All of the views are impeccable.
Life is too short to spend it washing one’s car. Gravel roads always lead to something off the beaten path and worth the drive. This is a gorgeous property. This looks just amazing. Whether you want to use this a summer home or quick vacation home couple times a year, this is perfect. I could definitely picture myself and my family in every room. Would make a couple changes in the furniture placement but the rest is just right.

Dear Anne, The gardener is fantastic, lots of local companies for pool cleaning, builders etc and others who work in the service industry. The nearest shop is about 10 minutes away and Montalcino is approximately 20 mins. Hope this helps. Have a great day.
Hi Nick, We've been absolutely loving these videos. I think the armoir in the Master (Principal) bedroom is mahogany not oak ;-). We too love the old stone and wood. So much character that you don't find anywhere else. We're currently looking but don't have a time-line to purchase yet. Keep up the great work! Love the rotunda ceilings in this home. Thanks for pointing out when it was built. You stated this home is on a world heritage site. Does that mean you can't modify the gardens or add to the building? I see that there is only a carport to park your car. Could you build a detached garage for your car/cars? From your comments, it sounds like you have to get permission from a planning board before making modifications.

Apart from the property tax which is a fixed amount each year all other bills will relate to usage. Property taxes in Italy are low compared to other countries. I would budget €10k plus per annum. Hope this helps. N.

And why do you have to remove the roof from the garage . . . is the Italian building code that strict?
Hello David, Thank you for your comment. I'm not sure about the furniture but I could ask. You can make internal changes with a planning application. Internally is normally fine unless the building is listed. As for the garage roof; It's a very common problem in Italy and YES the building code is that strict. A few years ago we had to have a building completely demolished! Have a great day.
