It would need LOTS of work to make it a true home. Now, if you keep it as a short term rental and build other little "rooms" around that pergola area, you could have a very nice B&B.
Very cute, but if it were mine, I think I'd reverse the floors. Have the kitchen and livingroom upstairs next to the front door and bedroom down next to the bathroom. ❤

I like the basic structure, but I'd change it out. I'd make the downstairs into the bedroom and make that small kitchen into a closet and laundry area. Upstairs, I'd put a small kitchen and living dining area. I don't really like the metal treads on the stairs. Maybe replace the treads with wood or stone. I would not do anything with that pergola. Super charming but as usual I have a suggestion. Bedroom goes downstairs, kitchen upstairs. Now you have workable floorplan that makes sense. The percola in the front great for alfresco dining, BBQ etc. The price is on the high-end but one pays for quality. Thank you for another lovely location.

Having lived full time in a 375 sq ft RV for years, this is a nice size. Agree the bedroom makes more sense downstairs but also understand the back patio for an eating area and closer to kitchen. Some work to do but yeah I am sold. Price point is a question that needs to be answered.
Could you imagine this space as an intimate and romantic bistro/restaurant? Rearrange it for commercial kitchen and voila with small indoor and outdoor space for intimate guests. Also, all the vineyards and garden for only fresh produce for the foods on the menu. It would be wonderful if a private chef would want to purchase this as we have some here at home and they have very small intimate bistro settings. Lovely!!
The term half bath is used in the U.S. and delineates a bathroom without a shower or bathtub. Sometimes it’s called a powder room. Clearly, different countries have different terms. We should cherish the differences. In Canada it’s common to call a bathroom a washroom. This home is nicely done. But many people looking for a holiday home would find the yard work difficult to maintain and would need another bedroom. It is for that reason, it seems overpriced.

I think priced high, based on the very limited kitchen area and almost no storage inside. i.e. clothes closet is very small, I see little internal storage for cleaning items, and the kitchen seems to have very few places to store food (and did I miss it - no Freezer?). So potentially fine for someone that wants to use it as a weekend "get-away" place, but too small for a permanent home I think. Of course, lots of land but also looks like a lot if it is on steep slopes, so hard to build unless you convert the existing outdoor space. Lovely place - views to "die for", and close to the coast, but I was very surprised at that price - I was expecting lower.
My Grandparents were from Sicily. They had a Farm but relatives confiscated it when they relocated to the United States in the early 20th Century. They never paid them for the Farm. I have roots in this area. My Grandmother loved to cook. Ravioli was her specialty and Bread Pizza. Wouldn't mind living in Italy.

Those metal spiral stairs look like an accident waiting to happen. I can see why they have spiral stairs but I would change them out for sturdier spiral stairs with railings on both sides.
