I seen an aunt of mine sell the same property 3 times and she carried the note each time. She didn’t have to do upkeep or pay property taxes. It paid for itself by 3 times the original investment. Very money smart woman, A bit evil but smart with money 😊

Youre the best... i was a mortgage consultant prior to 2008 and did my best to help people and gave much of yhe advice you talkabout... i had lender reps teach me the ropes Iwas so green but soaked up asmuch knowledge as i could and even helped a broker I worked with buy home with what you talked about They didn't believe it could be done and were thrilled to find out they were wrong No pmi increased value etc Burned myself out but loved what i did and got lots of repeat business and always got referrals. These are very hard to find. About 2 to 5% of people selling are willing to carry the note. If you have any suggestions on getting the other 95% to 98% of sellers to carry the note, that would be super helpful.
What you described was a land contract when i bought a house that way in 1982. Interest rates were 8%. I had a 3 year loan with a ballon, and negptiated a 4th year at 10% in case the interest rates went wild. I refinanced before the 3 years were up because the interest rates dropped. The seller was disappointed because they didn't get 8% for the full 3 years, but over 2 years. I had to sign a release that my attorney held, and they had to sign a deed that their attorney held. If i completed the purchase, their attorney would record the deed, if i defaulted, my attorney would record my release.

the county tax appraiser should front any required down payment no questions asked since the county is the real owner and the house buyer is simply a caretaker of their property.

Make sure in the land contract there's no penalty for pay for the house in full at anytime. Land contracts can also be seen on a credit report. This can be a positive if eventually you want to bank finance the home at a lower rate. Good luck people.

I still have the letter from Collier county or the department of the interior. I don’t remember signing any papers given them the authority to take my land through eminent domain to make a park. They did issue me a check told me if I didn’t cash it, it would be donated to environmentals list, so I cash the check it was a no-win situation.
Eminent domain is a cancer upon landownership-you have zero defense against government actions and after you may try, cash maybe half of the original offer!
There should have been an earlier notice of eminent domain. At that point, you could have fought the valuation, but not the eminent domain itself. If you are lucky, you got a life estate, but essentially the government owns the property now. You might have to pay the real estate taxes as long as you live there, but the value should be fixed at the amount of the check you signed.

Rent to owns are a rip off, sellers do it knowing the byer can not get a bank loan. My husband and I have bought all 4 houses we lived in on a contract for deed, with 5% down, payments amortization schedule runs until the home is paid off. We have never ever had to run and get a bank loan, we perhaps could have but prefer dealing with a person and not a bank or a brokerage company. Look for true contracts for deed people, not this balloon or option to call the loan garbage!
The average person in this country can't own property. Buy a house and don't pay the property taxes and you will find out who really owns the property. And let me give you a clue, it's not you! I sold a house in the 1980's on a land contract and charged 11% interest because the guy couldn't get anybody to loan him the money. I had to talk with him a few times when he missed payments. But he eventually saw things my way and continued to make the payments. He still lives in the same house he paid off years ago.
Since you didn’t elaborate on it, it sounds like you really know a lot about it. I had 2 1/2 acres and call your county called the Golden Gate Estates which was taken by the state of Florida bought it in 1968 and they gave me $2000 for it in 2000. I asked him about my oil and mineral rights and they told me they were going to give me nothing. Do I still own those rightsalso we were suing the state of Florida for 14,000 an acre. Unfortunately my attorney died and I didn’t find out about it until it was court date. What do you think?

I’m taking the slow and steady approach, raw land first and develop over time for cash. It’s definitely not the get rich quick way, but I hate debt

I bought a condo on 30-yr loan. That loan kept me up at night. In the end, I got extra jobs, and paid it off in 6yrs.
