I would advice you looking at these properties in NM and AZ closely. To get a well out there is extremely expensive. I was quoted 20.000. Plus the land looks dry but when the monsoons come in the soil becomes pure mud that even a 4x4 can't handle. Ask the locals they will tell you what the land is like during rainy season. I will tell you just by looking at these photos it will be a nightmare getting in and out. Plus you will not find employment easy if at all

One issue with buying property adjacent to BLM land is that ANYBODY, can camp on it for up to 14 days at a time. So if someone sketchy decides to camp right next to your property, there's absolutely nothing you can do about it.
Also should always ask if has lines for utilities. If not find out what the cost will be to have them installed. Some places will cost a fortune, especially if nearest utilities are far from the property.
Be very careful in Florida. Especially Charlotte County is bad. The county and state is very strict on protecting the gopher tortoise. It cost about 6000 to relocate if one is on the property. You have to pay for an inspection first. They are everywhere. Use due diligence.
I think getting the monthly or yearly property tax and any other fees or taxes in the info would be very helpful if someone wants to know what the total cost would be, and if it were monthly or yearly taxes collected….Also, if there are any building restrictions or minimum building value to be allowed?….

Have you seen where Mohave, AZ is. There is NOTHING out there as any retail stores. I was just in Wilcox which is close to Cochise.. Very little out there. You talk about these properties like they're great deals, but would you live on any of them..? Most of them are miles from nowhere. I went to the website.. put in Oregon, land for sale, undeveloped.. What a waste of time. 10 or more properties showed up, but NOT one of them in Oregon.. For anyone reading this.. ZONING IS VERY IMPORTANT.

Something else to consider is Florida gives veterans a first time home owner discount on property tax $75k. If 100% disabled vet you are 100% exempt from property tax. I had a 4 bedroom jhome in Seminole Florida on 1 acre lot and property tax was $6500 a month. With my veterans exemption i only paid some local taxes and my tax bill was $377 a year. Also Florida, Texas and Nevada mhave no state income tax.
$6500/mo property tax for 1 acre in Seminole County? I reside in Volusia County next door and call BS! Seminole County has an annual property tax rate of about 0.77% with the state avg of approx. 0.80%. You wouldn't even pay $6500/YEAR unless your property was appraised around $850,000.
Hernando county is very nice I just sold a .6 acre property in Hernando County FL. for almost 600K.... It has a bunch of luxury block buildings on it though.

All of that should be written in your contract and the deed should be registered with the county. Don't buy it if you can't confirm anything or there's no survey records

I was really interested but had to stop watching after the first 5 properties because the prices are way overinflated.
Do most pieces of land in Mohave, AZ include the option to plant a garden, have some chickens, rabbits and hens, put a tiny house and live off the grid? I love joshua trees, but at the same time, I would need to be in an area that is less sandy and good enough to plant stuff. Is it easy to get someone to dig a well? What would you suggest in my case? How complicated would it be for a Canadian to buy land in the U.S.? I would probably use part of my acre to offer campsites to visitors.
