I put an offer on a block this week. Just withdrawn due to running a Property Interest Report through Landgate in Western Australia. Turns out the land was covered under a Native Title. I would not have been able to build in certain area or within 50mtrs of an artifact being found. I withdrew my offer
Good list. I’d add look for junk on the property and ascertain cost of cleanup. Derelict cars, rail road ties, hunks of concrete, tires, chemicals can all be hard to dispose and costly. A lot of old guys used to just stash their junk in the corner and sometimes bury it. I burned a huge pile of railroad ties but I probably wasn’t supposed to - they’re hazardous waste.

The only thing that sucks about doing all that is by the time you get all that done someone else has already purchased it🤬 happened more than once years ago when I was trying to purchase a house
Check the library for the coldest day and the hottest day in the area you are buying land. Always check for road access and rights. You will most likely win road access to the property it could take years.
Good, clear, concise advice. Personally, I'd measure wooded property lines with GPS or a phone app. Those wheels are tough to roll through thick brush. Even if you don't have the Corps of Engineers to worry about in your area, chances are, there's shoreland zoning in place to complicate your life

Lots of my land is unsuitable for housing sites. There are only about 25 to thirty flat spots. Everything else is steep. The saving grace is that there is timber that hasn't been cut in 100 years. Plenty of water, wildlife, and peace and quiet.
Hey Wayne good to see you and thanks for putting this out. Got some good information to let people know thank you thank you for sharing. But I tell you this I was looking at laying up in Maine couple lots of water on it and come to find out when we did the search that you couldn't build on it unless you got permits to the DEP. And the other thing is we found out between Pennsylvania New York State and Maine you have to be careful because some of these lots that are 10 acres 15 acres 20 acres are actually part of HOAs. And you have to make sure that you can put a camper on them and stuff like that because a lot of towns and counties don't allow it. So yeah it's really good to find out a deed restriction and title search and what we did on our lot in Maine we did a a title indeed insurance policy on top of the lamp insurance policy. At the mineral rights ground are water as well like you said. Where were you looking at they do a lot of solar farms a lot of natural gas fracking.
Up in Maine a lot of the solar farms in Maine on people's property is from Canadian power companies. And the same with the gas fracking is done by Canadian companies.

@@MsCGarnica it’s a certain shade that legally indicates it’s private property and trespassing is not permitted. My understanding is it’s supposed to be visible even to color blind people. I suppose they might trespass anyway but with signs and purple paint, you were told not to do it. It might protect you from liability.
Hardest part of buying raw land is when they divide a large area into smaller plots and now there is no address to use to locate anything and if you are not purchasing it outright(from my current experience) then you are in a kinda holding pattern trying to get an address made for this as well as a new survey done, just to confirm you are getting what you are being shown and paying for.
@@willbass2869 No it doesn't, I have lots of land that has no address. You only get an address if you go to the post office and apply for one, used to you didn't need a survey done either, but now its required if you divide the existing parcel, but I didn't ask for, or get an address.
Have heard from many word of mouth sources…over the years…not from personal experience. That Land in my area does not give up mineral rights below in Texas. Not sure if you have addressed this in one of your videos?

It will be on the title survey. You might want to check with your local County Recorder's Office or ask the seller for it. Otherwise, you will need to have a title survey performed.
So, Wayne, I've been watching so many of your videos. I was wondering what you need if you want to purchase your first home but want to purchase out of state because it's cheaper and so you will need to move. I spoke to someone here in TN and they said I would have to have a letter from my boss saying I could work remotely and that was if I was just going to move an hour away from my office. If I have to do that to move an hour away I might as well go all out and move to an even cheaper state but I can't seem to find any specific information. I would probably go FHA since I can't use USDA and make a profit off the land if I choose to start a type of mini farm or business.

And being gold and silver is going through the roof right now, I can almost taste the finish line per say.... There is a 'blue' flood zone mark along the feeder creek, with notes that nothing has occurred in 23 years and a 20% chance in the next 30 years. Is the ENTIRE property considered a FLOOD ZONE? It's a different tax bracket once you make your home permanently affixed to the land vs. building a structure that is mobile. There's a few states that do not have that mandated. You'd have to delve into Google to research that. I believe only thirteen states, but I'm sure there are loopholes in which the government will still toss a drone up or enter your property to view how many buildings are fixed structures.

Where I live septic systems are 6,000-12,000 from the reasonable guys, and can go 30,000 from the other guys

You can build a tiny house on a trailer and get around that

If you would do FHA if possible do conventional instead. You only need 5% down and the seller can cover the closing cost. You can buy anywhere.

Yes you can. You can just contact a Land Title company and inquire about purchasing a title policy.

Better check with EPA regs you could get property impacted by the waterways of the US rule set greatly limiting what you can do on and around it😳🤔
You can petition FEMA to change the zoning. I did it many years ago. They may or may not approve.

Yes you can. Just be careful as most title companies only go back 50 years or less. You will want it to go back further than that.
