As a Zoning official in Kentucky, never assume that you can just throw a mobile home, RV, pole barn, 8ft privacy fence, or any other thing on your property just because your in "the country". Call and check everything! And yes! It's cheap land for an expensive reason!
1. Not knowing value of said property. 2. Not physically walking property before buying it. Preferrably during a rain. 3. Not getting a survey. 4. Get out there and talk to the neighbors. 5. Make sure electricity is available. 6. Know if it is in a floodzone. 7. Know restrictions 8. Have a title policy. 9. Land leases. Understand them. 10. Septic system. Can it perk? 11. Fracking issues. 12. Water? 13. Zoning? 14. Manufacturing? 15. Mineral rights? Thank you.
On top of mineral rights, also check for water rights. Especially in the south west. You can have, what is called an Arroyo on your property but have no right to the water that runs through it.

I once had an appraisor for a buyer of my property use comparables from years prior and in significantly different locations. He came up with a very low appraisal for the buyer and they tried to get a price concession based on it . I rejected it of course.
Better have a permit for that tree fort lake look out . Meanwhile a cartel has thousands of workers on thousands of acres in many states where the locals say oh you better not go here or that place . Wonder who is tying the hands of the sherriff and deputies or the locals who don't want this near them or anywhere for that matter . I bought a house once with known damp issues on one side. I saw at some point that they routed the downspouts all to the other side of the house. I used the damp problem to lower the price considerably and once bought I had eaves trough company rout some of the water to the other side and this fixed the issue. The structure itself was not water damage luckily 😂
Good luck getting mineral rights on a purchase. People hold on to them like a dog holds on to a bone. I think Louisiana has a law where after a certain period it reverts back to the land owner. Every state should have that.

The realtors seemed excited I was looking at it. Then we hit a snag. The land had a covenant from the 1980s. The way it was worded, the house had to match the aesthetic of the neighborhood. The realtors were kind enough to point out that anyone with a grudge against me could sue, saying a container home does not match the surrounding houses, which are ranch style. It was really disappointing, but probably saved me in the end. Sadly, the property is still for sale.
I saw two houses built on one acre lots side by side. There is a very large farm that is upwind that produces industrial chickens, eggs, cattle and pigs. I bet what they buyers didn’t know before is that such farms require large acreage to spread the manure on and its mostly liquid chicken 💩. The smell after spreading is horrible and you have to speed by the place and breathe only from your mouth so you don’t smell it. Now I don’t know of any home air system that can remove such a stench 😮

The fishing trip got canceled and it was right before I had decided to buy a cellphone back in 2001 . I thought this road seems different and it was pitch black out . Only light would be from a ranch house a ways from the road . After 20 minutes of figuring I had to go back there it came , the worst friggin stench ever . It had rained a couple days before real hard and it must have been 150 years of cow shit rotting in a swamp . Turned around so fast and that damn smell stuck in my nose for half an hour after getting miles away from it .

Nowadays you can find comparable sales online. It doesn't hurt to have an agent but you can do a lot of the work these days that you used to have to have an agent do for you.
flood insurance has veey low maximum beefits that may not be enough to replace your house and goods. be sure you understand also what the policy says is a flood. it will not meet your personal definition i assure you.

Great advice. The last about moving into an area where manufacturing, food factories etc is very important. I lived two different times in two different areas. One half a block from an onion ring factory near railroad tracks, and the other near a paper factory - that was horrible! Allergies went off the chart. Make sure to check the area at peak times for traffic on the way to the property. Again great advice. Thank you

Looking at property with an abandoned county road bed, cut thru property. Survey says property line , at right of way 15ft, of old abandoned county road bed . Entrance to property would be accessible with use of abandoned county road. Your thoughts on properties with abandoned roads, rail tracks, still belonging to State.
I thought of that many years ago because land was so cheap. But think again at night was so dark that no police, fireman, ambulance, towing, Amazon won't come. I end up buying $35k 3 acre lot in California but accessible to all the above. Patiently save and constantly look until you get all the above. You'll be glad you can visit your land conveniently 24 hours.
some of them are- if you're getting an appraisal that should be included in your closing costs. But any additional inspections or surveys would be additional out of pocket costs.

It's best to never buy land sized by the authorities for tax delinquency. It is bad luck. It's also profiting from people living in hard times. I think property tax is wrong. It should be your land, not the government land.
A general warranty deed is the gold standard of property transfers. This type of deed is overwhelmingly used in residential purchases; An owner's title policy is designed to protect a homeowner against title issues but a lender's title insurance policy aims to protect lenders against problems …
There could be deed restrictions, municipal or county codes against that, AND possible a licensed Electrician to pull permits, design install ect $$$$$

u will need a good Real estate Attorney because you may end up in court with the neighbors..they have to give you the right of way.

I would avoid purchasing it at all unless there is a recorded legal right of way easement in place. You were smart to walk away from it.

Sounds like you may need to get an attorney involved. Make sure you hire someone who is an expert in real estate law

Yep, you could be totally off grid using solar. You just need the battery packs to store your power.
Generally 4000watts will get you by. Nowadays lithium 100ah batteries are roughly 750$ per pack and you should have about 6 of them.
