Glad to see you are staying cheerful (at least on camera). I've been in our shoes twice and it's not easy, especially when kids are involved. I've found that if you and Erin can stay friends it makes the whole process a lot easier for everyone. I've tried watching OWL with Erin but it's not the same anymore. Good luck and as Casey Cassem used to say, "keep your feet on the ground and keep reaching for the stars".

Glad to hear you got the house. If I lived closer would definitely help you redo the roof. I grew up in a house just like that. My dad was able to redo the roof with no issues and no real roofing experience. Call all your friends. You would be surprised how pizza and free beer can gather a crowd to help. Hi Mike, Thanks for a great update. Loved your segment about cowboys. For the first 40 years of my life, I was a big city gal and it was all I knew. Then life changed, so I changed and now live in the northern great plains - in a neighboring state to you. Cannot imagine going back to the big city and its rat race. Glad the house offer was accepted. While saving for a new roof, would it be possible to patch the roof using a product like FlexSeal? Unfortunately leaking roofs often lead to mold. You’ll still need to do mold remediation if present, before moving in, but that is just some elbow grease, new insulation batting and some sheetrock - which a TH-cam video can walk you through. Don’t forget the fungicide! Hopefully it will give you a financial breather and allow you to save up for the roof. Fixing up the house is a great home maintenance set of lessons for the kids. These are life skills simply not taught in schools, but important to know. Plus they get to put their own stamp on the new house too. You can look forward to hosting monthly summer BBQs with the whole extended ranch family. Great way to build new memories and including Erin, Rita, Kari and Jeff (if he returns,) to keep “the gang” loosely together- making new, nicer memories. Remember that things always work out for the best!

Mike, you definitely helped me build my confidence to start farming. I don't have cattle, as I don't have the land for it. Instead, I have sheep! You and other farming TH-camrs gave me the confidence to just try, and not be intimidated by something I didn't know. I did my research, opened a line of credit, and tackled each thing one at a time. You may not know me, personally, but you were always there to help when I needed it!
Life threw you a curve ball when you were first asked to consider staying on the ranch beyond helping out for a while. And you made that a success. And you got another one when Rita decided to sell. And you made that an outstanding success when you continued to change how the ranch did business. And now another curve ball, a more personal and harder-hitting one. With God's help and your positive attitude you will make a success of this new life also. It will look and be different but then so was the the life after that first curve ball. Praying for you, Erin and the children.

After WWII my parents and thousands of other like them went and claimed a small piece of lake front property. Did not cost much. They mostly, and a few friends built a cottage (Shack) and an outhouse. Their children and their children's friends spent time enjoying the place. How you fixed and built things on the ranch reminded me of my time at the cottage. Fixing and building things on a very minimal budget and making due with what was at had at the ctottage. But it worked and some of the cottages are still there with an outhouse. Good luck with the house roof. I have never heard of being refused insurance based on roof condition. Ask your insurance provider if they will give you insurance with a clause a new roof has to beplace within so many days.
I suspect he is going for a VA loan. We have a VA loan and I can tell ya they are VERY picky. They don't want to see you get into a money pit situation. But, IMHO, a VA loan is worth jumping through the hoops to get. They have a sort of built-in life insurance. If the veteran dies, the mortgage is paid in full. A safety net for surviving spouses so we don't end up homeless or forced to sell! I could be wrong about his intentions, but he is a proud (and well-deserving) veteran!
That is true...fear can be debilitating but also motivating. For me, fear of the unknown is my biggest hang up. I have chosen to use my fear to motivate me to pursue my life-long dream of horse ownership which has come to fruition and I am loving every minute of it!! Keep moving forward with your dreams and don't let fear and adversity stand in your way!
Hey Mike! Have you thought about metal roofs? They can be expensive but last forever. Where I live metal roofs is becoming a hot commodity! (Gettysburg, Pa) I know you will do all the research you can on fixing the roof. Hoping everything falls into place for you. Love the video, btw! Moving on. It's always sad when a marriage ends but life is too short to be down about it. You have a new job to challenge you and you will still have a huge part to play in the lives of the children.
I had that bump. Have seller hold back roof funds in escrow, to pay roofer when it's done within 30 days after closing. Present this addendum to insurance company. They will come out to ensure roof is on. My Texas fixer upper started off this way. 🎉
At the time before closing the house needed a roof, same thing about the insurance company. We had to get additional insurance for the roof, for a bit extra money, until the following spring to get it done. If we refused, the bank will not let us have the loan nor the homeowners insurance will take us on. We got it done after getting our income tax and that additional fees were dropped and carried on with our regular home owner's insurance. We got the house for cheap too, best decision we ever made and now our house is worth much more.
I seen Erin had issues pulling a calf. I commented on the video she needs a calf sled, rope pullers and a calf puller. To make her life easier. Work smarter, not harder. Poor girl. She did good tho

You’ll still need to do mold remediation if present, before moving in, but that is just some elbow grease, new insulation batting and some sheetrock - which a TH-cam video can walk you through. Don’t forget the fungicide! Hopefully it will give you a financial breather and allow you to save up for the roof.
Fixing up the house is a great home maintenance set of lessons for the kids. These are life skills simply not taught in schools, but important to know. Plus they get to put their own stamp on the new house too.
You can look forward to hosting monthly summer BBQs with the whole extended ranch family. Great way to build new memories and including Erin, Rita, Kari and Jeff (if he returns,) to keep “the gang” loosely together- making new, nicer memories.

Mike, you definitely helped me build my confidence to start farming. I don't have cattle, as I don't have the land for it. Instead, I have sheep! You and other farming TH-camrs gave me the confidence to just try, and not be intimidated by something I didn't know. I did my research, opened a line of credit, and tackled each thing one at a time. You may not know me, personally, but you were always there to help when I needed it!
Life threw you a curve ball when you were first asked to consider staying on the ranch beyond helping out for a while. And you made that a success. And you got another one when Rita decided to sell. And you made that an outstanding success when you continued to change how the ranch did business.
And now another curve ball, a more personal and harder-hitting one. With God's help and your positive attitude you will make a success of this new life also. It will look and be different but then so was the the life after that first curve ball.

After WWII my parents and thousands of other like them went and claimed a small piece of lake front property. Did not cost much. They mostly, and a few friends built a cottage (Shack) and an outhouse. Their children and their children's friends spent time enjoying the place. How you fixed and built things on the ranch reminded me of my time at the cottage. Fixing and building things on a very minimal budget and making due with what was at had at the ctottage. But it worked and some of the cottages are still there with an outhouse. Good luck with the house roof. I have never heard of being refused insurance based on roof condition. Ask your insurance provider if they will give you insurance with a clause a new roof has to beplace within so many days.
I suspect he is going for a VA loan. We have a VA loan and I can tell ya they are VERY picky. They don't want to see you get into a money pit situation. But, IMHO, a VA loan is worth jumping through the hoops to get. They have a sort of built-in life insurance. If the veteran dies, the mortgage is paid in full. A safety net for surviving spouses so we don't end up homeless or forced to sell! I could be wrong about his intentions, but he is a proud (and well-deserving) veteran!
That is true...fear can be debilitating but also motivating. For me, fear of the unknown is my biggest hang up. I have chosen to use my fear to motivate me to pursue my life-long dream of horse ownership which has come to fruition and I am loving every minute of it!! Keep moving forward with your dreams and don't let fear and adversity stand in your way!

Hey Mike! Have you thought about metal roofs? They can be expensive but last forever. Where I live metal roofs is becoming a hot commodity! Moving on. It's always sad when a marriage ends but life is too short to be down about it. You have a new job to challenge you and you will still have a huge part to play in the lives of the children.
I had that bump. Have seller hold back roof funds in escrow, to pay roofer when it's done within 30 days after closing. Present this addendum to insurance company. They will come out to ensure roof is on. My Texas fixer upper started off this way. 🎉
At the time before closing the house needed a roof, same thing about the insurance company. We had to get additional insurance for the roof, for a bit extra money, until the following spring to get it done. If we refused, the bank will not let us have the loan nor the homeowners insurance will take us on. We got it done after getting our income tax and that additional fees were dropped and carried on with our regular home owner's insurance. We got the house for cheap too, best decision we ever made and now our house is worth much more.
