    Wow. This video is a life-saver! You know, I'm a very impulsive person. I've had a few bad, impulsive financial decisions in the past I ended up regretting. Recently, I've been wanting to get another property (home loan) while my husband also has a loan. This video made me realize that I am not yet ready for this.

    I'm planning to buy my first property but it won't initially serve as a home but as more of an asset to generate more income. I will rent it out in the hopes that a tenant's rent will serve as the payment for the amortization. And once that's paid off, I will still continue to rent it out and use the profits to generate more investments.

    Sana po manotice, ask ko lang po kung ano pong advice niyo sa situation namin, bumili po kasi kami ng property (apartments) may mga naagrerent po dun sa mga apartment kaso po may issue sila sa pagbabayad ng bills (rent, electric bill, waterbill) galing sa dating may ari ng property, ano po kaya ang magandang gawin ?     haha watched this after committing to a pre-selling condo as an investment lol (can I treat this as my source of saving for an emergency fund before turnover? flip it or something?), and I just started my job 🤣 I'm doomed. I don't have an emergency fund, 2. Only have two sources of income, but the other one is not stable.. damn..

    Pa advice naman po ako please.
    Binigyan nlng kami ng developer sa nakuha namin na bahay ng 1 month extension para ma approve yung bank house loan application namin. Pag di pa din dw po ma approve ma forfeit yung equity na binayad namin na worth 600k 🥲
    Ano po dawat namin na gagawin.
    Na assume namin yung house September 15, 2022 nag apply kami sa PNB it took 3 months para sa application namin pero disapproved lng pala. We immediately applied RCBC and now waiting for approval.
    Ano po dapat naming gagawin incase di pa rin po ma approve sa RCBC? 😥🥲 na dedepressed na po ako kakaisip. 8 months pregnant po pala ako now.
    Sana po may makatulong. Developer is Priland po.
    Maraming salamat po.

    i like everything that you said as i am planning to invest in real estate. but, you keep on saying that we need to atleast have that 30% of total property cost which i think is not a very good idea. people will spend years to have this amount of savings. but that doesn't mean they're not ready to start investing in real estate. if people will save for years to have this amount of savings before starting investing in real estate, the value of the property they're planning to invest on will be much higher compared if they start asap; which i think is not a very wise financial decision. if i have learned something in your discussions, it's that time is as much as valuable as the properties. the earlier you invest, the better. and i think waiting for you to save up hundreds of thousands before investing will only cost you millions instead of starting as soon as you can afford to get a bank loan.

      The reason for the 30% (I mentioned 10-30% in other videos) is because there are other fees (taxes, insurance, lawyer fees, transfer fees, bank loan fees, etc) than just the initial down payment and monthly equity. The 10-30% saved up also means you have the discipline to save such amount, and this can help you when getting your loan. If say, you're buying a ₱3,000,000 property, and you don't have the 10-30% or ₱300k-900k in cash and other easily withdraw-able assets (stocks, funds, bonds, etc), then personally, I don't think you should invest in real estate for now. The mindset kasi of "Buy it now kasi 10k a month lang naman equity" is mostly the reason why loans default and properties get embargoed or sold for "pasalo".
