Hey Kayla! I came across your channel early yesterday morning out of the blue. Since then I’ve submitted my notary application, and enrolled in my state’s pre-licensing course. I was just wondering about the benefit of signing up for LSS? If I understand correctly, the state required course is obviously a must to get the license, but Mark’s course will actually teach me how to do the job? If that’s the case which one do you recommend and why? I can’t decide if I should do the most basic one for $200 or the 6 figure one. Thanks!
Hi! Great question. There's much more to becoming a loan signing agent outside of just knowing how to notarize. Your state's notary commission classes will not teach you how to become a loan signing agent and Mark's course will not teach you how to notarize. Both are needed to become a successful LSA. I personally took the six figure course, and if you can afford it, I would recommend that one 10000 times over! It's great and the Facebook mentorship group it comes with is worth every penny. Hi Everyone !!! im fairly new, I started back on Aug. 11th and have learned a lot since then. A few quick tips! 1) Breath and just go for it !! You will NOT die I promise !! 2) Notary Rotary has a page separator software that you can use if you have a Mac like me or a single tray printer its free 3) Notary Gadget is free as long as you only use it to log in your expenses! I use Snapdocs to keep track of my signing, payments received, milage, and add vendors to send invoices out if needed its also free ;) 4) Keep bug spray in your bag , I get killed by mosquitoes when I signer wants to sign outside nearing dusk :( !!! LOL Happy Signings and Safe Travels !!!

Im starting my journey as well. Im currently waiting on my Notary commission and then I'll purchase the NSA complete package to get that ball rolling. This is going to be part time income for me since I have a full time job BUT I eventually want to do this full time. You are very encouraging because you're just starting out! Gives me a boost!

This is my first week of actually doing signings. I've done 3 so far and had 1 cancel last minute. I feel like I won't breathe until I get paid😆 I keep staring at the phone and hoping I don't get a call that I messed something up. It does get a bit better with each signing tho.

That’s a great goal for November...I just got over the analysis paralysis and started last week... I will have my 3rd refi this Monday... funny thing 2 of them found me and called me and asked what I would charge... I said 150😀they bought it and I rolled with it and I have not looked back... I’m in it to win it🙌🏾
Very helpful!!! I did a little research and although this can vary, it looks like the middle and especially the end of the month will be the busiest. And direct business is definitely the way to go! I'm just getting started and my strategy is to use a few signing companies just to get the experience but go straight after the direct business! And thanks for the tip on Notary Gadget! I was just thinking about how to build my spreadsheets to keep up with it all!! :) And first free 15 is a great marketing campaign!!!
@@moniquecoke Sign companies send you on assignments while direct is when you are dealing directly with the client. Escrow and title companies, etc. Another difference is how you'll get paid. Most signing companies pay on 30 day billing. When you are dealing direct, you can invoice them how you see fit. :) Hope this helps.

I've been retired a little less than six months. I was in Verizon Monday Nov 30th 2020. The agent there had a realtors pin on her shirt. I told her I should try doing real estate. Sho told me to look into becoming a notary and signing loan documents. That's the first time I heard of this. I've been looking at you tube videos since then. This is what I want to do.

Hi, i’m not a notary signing agent, but have been looking for something to do on the side of my full time job. I’ve seen some videos on this and was interested. I am doing a class online for bookkeeping, so i can eventually leave my full time job and have flexibility to work remotely and have my own business. But until i finish school and start getting clients as a bookkeeper i need something to do in between to help with finances. This looks like somethinh i would be interested doing. I live in Phoenix which was why i was very interested in your videos. But i did want to ask and get clarification on how much money you can make per signings. I researched and saw that for AZ you are only allowed to go as high as $10 per signing, so how does that work that certain clients can pay you over $100? Just quite confused about that.

So after taking the LSS course. Do you guide your borrower through the paperwork? I hear mixed reviews that as an LSA you are present to witness the signing only. Just because you do not want to say anything that you would be held liable for. Hense if there are any questions with the escrow or docs they should contact their loan agent. Hi Shirley! It is our job to guide borrowers through documents. We are expected to do more than just witness a signature. You will not get far in this business without understanding that. Title agencies expect their LSA’s to briefly explain what’s on the documents. That’s why we are paid so well.
What is your day job? Just curious if it’s far off of this notary signing thing. Do you have kids? I’m also curious to know how you balance doing all the signings and still balance having a family and what not...you are very inspiring!
I'm a former news producer turned marketing manager. Zero real estate experience. I had to start at square 1 learning the basics. I also work at my church, participate in a Bible study, help friends with marketing their small businesses, and workout 6 times a week. I don't have kids, but I'm still very, very busy. I take Saturday evenings and Sunday afternoons to rest and recharge. It's really all about time management and listening to your body and what it's asking of you. Many, many LSA's have kids and do this part time as well and are crushing it!
How do u feel after just one month of signing? Is your confidence building? Nerves a little less than the first time? That’s what’s holding me back.....the nerves.
I feel sooo much more confident! After 5 I felt great about the docs. I’m also not afraid to ask questions :) get out of your own way and get out there!
Way does the loan signing services percentages look like? And what do you see often that you were taught in the LSS course should I just go over the all the loan docs he gives us and learn to go thru them?
Thanks so much for sharing your journey, what do you mean when you say a direct client? I am in Maryland and I’m thinking about doing this as a side hustle so I’m trying to gather as much information as I can.
What are some general guidelines to price your signings? I have a minimum of $100. But i dont want to always settle for less and i dont want to turn business away. Trying to find a reasonable middle ground here in AZ but i simply dont have the experience to determine this.
My main things that’s getting me “stuck” are the definitions in Marks course! Do you know all the definitions? Did you get stuck too or is it just me??
Cherika, girl, you are not alone! There's A LOT. Are you letting that stop you from working through the rest of the course. So many of those definitions will make sense once you see them in context and on documents. Honestly, I don't have every single one memorized. I refer back a lot!

Cherika Thomas I just printed them out and moved on with the course. It does make sense as you move along! I just finished heloc as I’m going through each module twice before moving to the next one :)
I don’t have an LLC and in AZ, I just get contacted out as a 1099 independent contractor. I didn’t register my business. I will likely set up and LLC in the future, but it’s not necessary to start. HP also has a dual tray laser printer that I’ve seen people get. Check them out! Also check out Facebook Marketplace, OfferUp, etc! I’ve heard of people snagging a great deal there.

To be honest, it's a grind trying to balance everything and I'm tired a lot lol It's worth it though and I truly do enjoy loan signings! I have a goal in mind and that keeps me going. Kayla, great info, how do you handle last minute signings or signings that you got confirmed for but don't get the documents til the last minute? Any suggestions tips?
I just try to roll with the punches. I stay in communication with everyone from the signing service to the borrower. I typically am fine with printing and heading out the door after a brief scan of the docs, so I try not to stress about it.

So after taking the LSS course. Do you guide your borrower through the paperwork? I hear mixed reviews that as an LSA you are present to witness the signing only. Just because you do not want to say anything that you would be held liable for. Hense if there are any questions with the escrow or docs they should contact their loan agent. Thank you for your videos! They are informative and I really enjoy watching them.
Hi Shirley! It is our job to guide borrowers through documents. We are expected to do more than just witness a signature. You will not get far in this business without understanding that. Title agencies expect their LSA’s to briefly explain what’s on the documents. That’s why we are paid so well.
What is your day job? Just curious if it’s far off of this notary signing thing. Do you have kids? I’m also curious to know how you balance doing all the signings and still balance having a family and what not...you are very inspiring!
I'm a former news producer turned marketing manager. Zero real estate experience. I had to start at square 1 learning the basics. I also work at my church, participate in a Bible study, help friends with marketing their small businesses, and workout 6 times a week. I don't have kids, but I'm still very, very busy. I take Saturday evenings and Sunday afternoons to rest and recharge. It's really all about time management and listening to your body and what it's asking of you. Many, many LSA's have kids and do this part time as well and are crushing it!

Thanks so much for sharing your journey, what do you mean when you say a direct client? I am in Maryland and I’m thinking about doing this as a side hustle so I’m trying to gather as much information as I can.
It means I’m getting the signing jobs directly from Title or Escrow and cutting out the signing service as the middle man.
What are some general guidelines to price your signings? I have a minimum of $100. But i dont want to always settle for less and i dont want to turn business away. Trying to find a reasonable middle ground here in AZ but i simply dont have the experience to determine this.

My main things that’s getting me “stuck” are the definitions in Marks course! Do you know all the definitions? Did you get stuck too or is it just me??
Cherika, girl, you are not alone! There's A LOT. Are you letting that stop you from working through the rest of the course. So many of those definitions will make sense once you see them in context and on documents. Honestly, I don't have every single one memorized. I refer back a lot!

No, you did not need an LLC to begin but you do need to register your business locally.
I don’t have an LLC and in AZ, I just get contacted out as a 1099 independent contractor. I didn’t register my business. I will likely set up and LLC in the future, but it’s not necessary to start. HP also has a dual tray laser printer that I’ve seen people get. Check them out! Also check out Facebook Marketplace, OfferUp, etc! I’ve heard of people snagging a great deal there.

Hey Kayla! Great name 😉 The goal is to eventually do this full time when the time is right and my savings is fully funded! To be honest, it's a grind trying to balance everything and I'm tired a lot lol It's worth it though and I truly do enjoy loan signings! I have a goal in mind and that keeps me going. Kayla, great info, how do you handle last minute signings or signings that you got confirmed for but don't get the documents til the last minute? Any suggestions tips?
I just try to roll with the punches. I stay in communication with everyone from the signing service to the borrower. I typically am fine with printing and heading out the door after a brief scan of the docs, so I try not to stress about it.

You will have to get your notary commission through your state. That is separate.
