Good luck with the knee replacement I had it done 16 months ago and it looks like I have to be redone. The virus closed all the rehab centers and I was unable to work it as needed now it’s stiff as hell with scar tissue. Word of advice really do the rehab.

I can't imagine how awful it would be to have a beautiful cottage there where you could have your morning coffee while looking at that amazing view every morning haha. That is a very lovely place. Seems we are finding out more and more about JJ and his family have for properties. He does and amazing job of building houses and seems very fair with pricing and willing to work with people to get what the people want. I can see JJ has a good business sense. Very nice you now have an investment cottage that you and Gift and her family can use. I know you will feel really bad when you stay there lol.

Joe undoubtedly one of the main reasons you built where you did it the apparent slow laid back pace there. It seems the traffic is very low compared to most areas of Thailand I’ve been. Has there been enough development in a way that this will remain the case. So many areas bloom into a traffic nightmare after they are discovered . What do you think and is the infrastructure roads etc getting from your cottage into town straightforward and safe? Thanks for all your opinions.

I remember in middle school back in the 70's, the math teacher said " the USA will be converting to the metric system. i learned a little bit, but did not retain as we never converted. so many numbers in this video its confusing because i still think in square feet, yards , and acres.
You can goggle just everything nowadays, but I know what you mean, it can be confusing. 1 square Wah is approximately 43.5 square feet. Today’s exchange rate 1 USD approximately 33.5 Baht.

Hi Joe. So how far is Rocky Point from your place? The place looks amazing.
Approximately a 40 minute drive south from where we live and 30 minutes from town.
Congratulations to Gift on her purchase and your use of it too Joe, it’s a beautiful spot, if I had the money right now I would jump straight in. JJ is a gem of a find as a builder and a friend. All the best.

Any lots on top of the mountain with water views ?, I get nervous being so close to the beach after the 2004 Tsunami .
This is on the golf of Thailand tsunami damage was on the andaman coast.

I would never buy land in Thailand, only rent and then i always can go somewhere else if i am bored to the surroundings en would like to see something else
For absolute beach front, that isn't expensive. Check out beach front prices anywhere in Thailand.
Actually it’s pretty reasonable in comparison to where we live now. 20 million baht for one Rai across the street from the sea. The property we showed is directly on the beach and much cheaper.

I personally think Tsunamis hits only on the Andaman sea side. In the gulf side there are no Tsunami yet.

I believe the property size is approximately 424 Square meters with the cottage. Financing is something you would need to discuss with your financial institute.

Not such a deal.price seems high to me.
You should check prices across from the ocean in Thailand. Most start at 20 million baht per Rai or more (16000 SQM), are not beach from property (Usually divided by a street). The most expensive beach front property (not divided by a street) in this video is 14 million baht a Rai. Land across from the sea where we live, is selling for 20 million a Rai.

Obviously you have never been there. It’s a couple KM from town, the main train station and the city hospital. As far as who wants to live there, definitely not for you. Most people go there for a vacation on the beach.

To be honest that does not look that awesome for me. Where you live the beach is better the name rocky point is not misleading.
The sound side has no rocks only the north.
