- Today I look at a great value three bedroom house for sale in North Thailand. This is just one housing project that is going up around my house and I fear there will be more to come. Will I lose my million dollar view? I take a look at other projects in the area and show you around my local village.

You will only own 40% of the Building and you will not own the Land its built on , Suggest you Google the Property Laws in Thailand and talk to a independent Financial Property advisor first,
Yep, but once guys are here a while and have a stable relationship they realise they can build a nice place with a little pool for between 40-60k. If from UK where house prices are insane it's worth the risk especially if u divorce there and own a property. Some just want a base for a few months so buy on these types projects. Alternatives are also available if u do your homework.👍🍺

It's nice to have some development in your area, as long as they are not building next to you.
More modern infra is never a bad thing. It's not going to become crowded and messy like Bangkok or Pattaya.
I certainly hope not lol. A few developments here and there is okay.👍🍺
Really good price... My only fault with the house are those sliding glass doors leading into the master bedroom.. There isn't much of an overhang protecting the doors and when you get one of those wicked hurricane like thunder storms with alot of wind and rain there's going to be some problems with water intrusion.

Yes, I agree that Minimal House seems a very good design for a change AND no bloody urinal anywhere despite plenty of room for a whole row of the damn things.
A good price as well. Can't wait to see the other houses, which seem to be on very generous plots and although a simple Thai design outside, if finished well and interior is well laid out, look fantastic value at 1.5m.
We are also cows and mountains people, as you will see from my channel ha ha. Suntaree owns the land in front of our house and behind, so we are guaranteed a view forever!

Pity I can own a plot outright being a Foreigner though. Lots of concepts flying round ones head with regards to architecture. The first house is lovely... the land behind would have been lovely to set the building further back with more space behind the building line and perimeter wall.
The bush behind your house may have snakes in there mate. That creature gives me the shivers..lol

With the rural side it really gets you thinking 2 mill 1.5 mill what with the crazy obscene market prices here in the UK. Buying+rental absolutely mental 😱
Mate the monie side its amazing i often look with great interest ! More to the south (exactly more expensive) understandable. I do understand the rural side having spent 17yrs inn and out of the Dordogne SW France mums of course!! Up untill 2018. With a local town village around eight miles either side nothing of intrest nothing in-between literally nothing.
Quite similar in many respects except the heat 🔥 mind you it does hit 35degrees regularly 4 months of the year June onwards crazy climate December you could be sitting in the garden 19 degrees or it could be -3 True!! With weather warnings shutters shut shops closed as incoming storms rage with what feels like a tropical storm 100mph winds that causes havoc thunder lightning 1 hour later the sun comes back out. Trees blown down on power lines often with no power for 2-3 days 😅

As a European or German who has been to Thailand several times, I am always a bit conflicted. If I rent a property like this it's not that important to me, but if I wanted to buy it I would like to have more undeveloped land. Therefore, when it comes to construction projects like this, I often ask myself whether it would be possible to buy two pieces of land, but only have one piece of land built next to each other.
I know a company in Chon Buri that builds such or similar houses with 88 spm inside, but more as townhouses, not detached ones. The construction costs are around 2 million baht, the sales price or pre-sale price before construction even starts is around 500,000 baht higher.
Why is that important ? Well, it's the company's profit on the construction project per house.
So lease the land for 60 years. But pay 500,000 for a piece of land because this is compensation for the profit and build the other piece of land. The house itself would be big enough for me. But when I think of the north of Thailand I always think of Burning Season. Might not be the most ideal for me with asthma.
The house looks great and as you say, we'll designed except for one glaring omission which would be particularly important to a falang buyer and that's no air-conditioning.
Some houses include Aircon. U can put in yourself no problem or ask contractor. This is a low price for land and house so margins are tight.👍🍺
I feel your pain brother...we also have some new neighbors nearby in back of us a ways and they have built a new 'knockdown' house as well...from the same company u were at for our house...I posted a video recently of it....time changes everything yeah!

Wow having built a few homes myself I dont know how they show profit at those prices. The second hand market here in Thailand is strange Thais like new and are hesitant to buy secondhand. Down here by the sea land prices are crazy with a rai no view fetching 6 million and selling. But we will see out our days in Chiang rai James like peace and quite and away from party islands lol.
My Thai wife says second hand houses are perceived as having the last owners luck, if it’s being sold luck wasn’t good

The problem with that first house is the same problem I have with virtually all Thai houses and that is that they all have very awkward and inefficient layouts. In fact, it's almost as if the people who designed them had no architectural training whatsoever (I have had). For example, in this house the dining area would have to serve as a living room because the actual living room is more like a foyer and there is no place to fit even a small sofa that would not be very awkward and in the way. And it's not so much the small size that is the problem but rather the way it's laid out. Furthermore, when a kitchen is open to the living or dining area there needs to be at least an island or breakfast bar to delineate one space from another. Also, this would give you some place to eat since you will need to use the dining room as part of the living room. Another problem is that Thai homes never have built in closets. With a built in you can put two staggered closets in the wall between two bedrooms which means neither closet is jutting out into the room making for a much more efficient use of space. Anyway, this house is not as bad as some Thai houses, but they always have an awkward and inefficient layout with too little space where it is needed and too much space where it is not needed. In fact, in that second house, which wasn’t that bad overall, we see that the refrigerator in not even in the kitchen and this is a common problem in smaller condos in Thailand. But even in tiny places there is no excuse for having to have your refrigerator in the living area. Its just piss poor designing.
That "A" shape design seems to be all the rage now. I have kind of dismissed it as just another trend but having now seen inside a house through you, I have had my mind changed, at least partially now. I notice rural parts around here getting more and more popular too and there is a lot of building happening on land that was just rural nothingness 3 or 4 years back. Like you it coincides with proper roads and electric being fixed in many cases 👍👍

Thanks for that. Nice to see what's going on in the back of beyond in the north. The houses seem a bit small to me with very limited storage but the prices seem to be good. I was noticing that the homes don't seem to have any gutters and downpipes to take the water off the roof when it rains. What happens there?

Lovely house brilliant price,but one thing that makes my skin crawl is Snakes,been to Thailand a number times the last time we went a blxxdy huge python fell out of the tree we we laid under,never ran so much in my life, plus lived in North Cyprus for 14yrs but never got used to seeing snakes each day on our property,so we came bqck to the UK.❤

Wondering about cooling with that high ceiling? Quite a large area to cool. Would be better if it had built in robes and more storage space.
Would certainly add a bit to the aircon bill, but I liked the feeling of space. Could maybe be redesigned for more storage or mezzanine upper level.🍺👍
Well, hot air rises so maybe not all bad. Although my immediate thoughts were to put a false ceiling in, but would of course bugger the design and lighting 😉
The lots should be bigger in a rural area. No room for a fruit trees or garden. One of the reasons to buy a house rather than a condo.House is nice but rooms have wasted space in the lay out. Show some older houses for a look.

I do hope the aging lady who owns the land beside your home has family that doesn’t want to sell it off. Mountain View will never be the same again. We are looking at spending a month in May travelling around looking at houses and land. Wife’s mother lives in Mahasarakam and she also has land near Kosumphisai. I wanted to look in Rayong, Chiang Rai and Hua Hin areas but it’s going to be difficult to look at everything. James, would you recommend any up and coming areas? Looking to invest around B5m but if we found the perfect house in a beautiful area we’d consider B8m. Any suggestions would be greatly appreciated.
Yes, the view would be more than spoiled unfortunately. From what Ive seen on YT , Hua Hin seems to be the sweet spot for settling here. Chiang Mai has awful air for 3-4 months of the year. Good luck.👍🍺

I may not retire for the next 10-15 years, but when I do, I will be buying or building a home somewhere in northern Thailand, on a mountain or close to a mountain.
Interested in the ability of insulation. Is insulation utilised to limit radiant heat from the roof?
Not sure on this build, but yes there are ways to keep your house cooler. Spray foam, insulation etc.👍🍺
In the Philippines the currupt government does not allow you to build a house on rice land ..there's heavy fines

Yep, not often found in these lower priced properties. Thais usually use free standing wardrobes unlike the US/AUS.👍🍺

My builder is 84. He's still doing building projects but I don't think he builds single houses anymore. I met a guy in the next property video who I was very impressed with. He studied architecture in Bangkok and got a masters in land management in the US. his details will be in the video I'm putting up next Friday. See what you think of him and give him a call to see what he offers etc. Very difficult to find good English speaking designers/ builders here. 👍🍺

The housing is not enough information of costing or land what I understand about the land if you are a foreigner you cannot own a land you can release them. But I'm not sure whether every providence or not.

Thais aren't really into cooking indoors. At this price range you won't see much in terms of kitchen counter or cooking facilities.👍🍺

My house in Oz is on the beach, been there 40yrs...the area used to be farmland and now it is surrounded by housing estates. I liken it to being 1st to arrive at Glasto being right at the stage then one day you turn around there are 200,000 ppl behind you and you can't go for a piss.......

Correct, it is impossible for foreigners to obtain outright ownership over land and house in Thailand. Same as in Philippines.
Yes, not straight forward but there are alternatives. Some use Usufructs to protect any investment and other methods are available if u do your homework. Prices much cheaper here so, yes, most buy/ build with Thai partners. I did.👍
