    Meanwhile if you are a member of the European Union. You could buy a beautiful villa in Spain or Portugal for that kind of money.
    *And it will be in your name without any of the "Thai bureaucracy".
    And you never have to worry about your visa status ;).

    Come on, if you had 1.7 million in the bank would you really spend half of it on that place?
    It really isn't top quality. You've shown a new house in the past video that was your dream home and looked very quality but this is not even close to that level of finishing.

    A foreign individual CANNOT own land in Thailand under any circumstances. You can own the building on the land, but that's a fool's proposition, because the owner of the land can block access or sell the land without your approval. For a foreigner married to a Thai, the land would have to be in the Thai's name, and that has its own associated problems. If there in any hint of a nominee ownership structure, the property can be confiscated by the government (with no recourse) if the Thai partner/owner cannot prove that the payment for the land came directly from them. This applies to both Thai spouses and businesses with 51% Thai ownership. Of course, nominee ownership exists but is legally precarious if the government decides to crack down. When most expats say they own their house, this means that they have a 30 year lease, with two additional 30-year extensions. The two extensions have no legal foundation. A lease can only be registered with the land department for 30 years. No longer than that. There are all sorts of ways to have side deals to protect one's investments, but all of them open you to exposure to the Thai legal system if someone decides to break an agreement. The possibility of winning such cases is extremely low. This applies to married couples where the foreigner loaned the money to buy the land and then made a rental agreement (for 30 years maximum). If the Thai partner cannot prove they paid for the land with their own money, the land can be confiscated. The fact that this does not happen very often does not mean that it can't. Lawyers can advise you on all sorts of deals, but the question is whether these deals will hold up in a court case. Be careful.

    When you are spending your own money, you look at things differently.
    I have been Coming to Phuket for 40 years and never spent a penny on property and lam glad l didn't, the returns in the west have far outstripped Thailand and you legally own it out right. Rent in Thailand, own in the west.

    27.5 million baht, that's like $833,000. You must be kidding.
    Retired expat from the US, have lived in Thailand past 4 1/2 years. 4 in Rawai, Phuket. Recently moved. Now way too crowded. Too much traffic, Too many Russians. Will come back fir a visit after high season. Too Too crowded now.

    Well, I guess will be the one to state that Non-Thais can not own land in Thailand. A Thai company (only 49% non-Thai ownership allowed) can buy land and non-Thai married to a Thai can get long term leases, not ownership. Just because Phuket has many non-Thai occupants of homes is meaningless. I have lived in various parts of Thailand since 1967 and can assure everyone I have never been allowed to buy land. My wife of 53 years can and however does own land in which I have a long term lease agreement. Recent Chinese gang activity in real estate has uncovered many nominees that buy land for non-Thais and can be unlawful.

    As a westerner you can not own out right only a condo sellers in phuket will tell you you can but you cant own out right in your name only.

    How would a farang, after paying 25 million baht (615,000 GBP), own one hundred per cent of his investment in the house and land? Not possible. Thai company? Only 49%; Thai Nominee/Girlfriend/Wife? LOL; 30+30 year Lease? Perhaps the best you can do right now, but not cheap; Usufruct? Not easy to get and difficult to sell, but it guarantees use for your lifetime; Rental in Thailand is the only security you will get as a foreigner, anything else is a gamble. Red or black with your life savings anyone?

    Always go through the legal channels. I loaned my wife's sister the money with a legal document, she bought the land, then legally leased the land to me, I then built my house and have the Yellow Book, with the bonus of a Thai ID card. I own the house and also the value of the land.

      @@lifesabeach5405, you can, but we bought a large piece of land which we split 50/50, the sister is building a house on her half, it was just a matter of convenience. It could be more complicated if it is in the wife's name and you separate, not that it was a consideration on our part.

    keep in mind people that the Thai land tax law 2019 is in effect from 1 Januari 2022.
    If you register your property as a business or buy vacant non agricultral land you pay 1.3% annually over the value of your assets to local government.
    Landoffice valuations on Phuket are high!!!.

    Lovely places 👌 personally I think phuket is too expensive compared to its competitors ie koh samui Chang Mia pattaya etc. Those places would probably be 30% cheaper, and the area's offer as much if not more than phuket.

    There could be a great opportunity there Richie. You rent a villa for a year at a discount but have it written in the lease that you can sub let on a short term basis as an air bnb. You pick up the difference without buying the place. Alternatively find an investor that wants to put up the money and buy a place then you and Maybelle run it as an airbnb then you and the ownwer split the profits. You get half the profit with very little risk. You two have demonstrated already that you can run a successful business in Thailand. This is already being done in many other places.

    You think you own it, but it is a Thai company or person who owns 51% of the land. The problem arises when the company or person ceases to exist, or wants to sell.

    You cannot own land in Thailand as a foreigner, but, you can mitigate your liability and secure a 49% share in the house and land. As Richie says, legal help is essential, and from a trusted source.

      You can’t own shares in land either. A Thai can own the land. A foreigner can own the house. Not ideal, that’s why those houses sit empty for years and the fact they are priced at twice actual value.

    Given the current crackdown on Thai nominees who have opened businesses and bought real estate for the Chinese, I would advise against starting a "Thai company" (49% farang) with the intention of buying a house to own occupancy. Yes I know this is the way it is done and currently condoned, but it is absolutely against Thai law. I expect Thai partners to be verified in the future that they really do have the 51% of the money needed to set up such a company. At the moment there are clever Thai lawyers who hold shares in 1000 or more companies without actually making a deposit.

      I have 4 X 25 Rai parcels of land, 5 X 2 Rai parcels of land and built a home. The land ownership is in my 12 year old daughter's name, the house is in my name. I have other property in my wife's name, but that irrelevant to the point. No company either.

    27.5 mil on the side of a mountain, a long way from, schools, church, 7/11, family mart, hospitals, concrete stuctures doesn't cost much to build .that's what you call a see view .i take it you would get a huge commission if you find a fool with money to burn ,its miles away from the beach ..ide value that at less than ½ the asking price .sectond property no more than 7 mil .your a bit of a Walter Mitty, opening a sectond maybells, expensive cars ect .anyway dream on. Air bnb is not fully legal here iam sure .

    I love Phuket, Ive been going there for 20 years, unfortunately the influx of Russians recently have really spoilt Phuket for me. I was there in Jan and left after 2 days.. Shame.

They are very well behaved They are however incredibly antisocial and clannish. Russians put up a barrier, especially men. If you smile and engage them, you will find they will eventually open up and are great people. Smart, funny etc

      In general speaking terms you are correct. Specifically however I know several people who have taken advantage of the loop holes in the law and "own" the land plus the building. It's basically a corporation that the foreigner controls and all board members sign an undated letter of resignation. There are also other safeguards put in place.

      You can't own that house as a foreigner. Only lease and usufruct. Thai LTD with Thai nominees is illegal. Richie's real estate advice is completely incorrect.

    You could do some money if you helped people that are scared about the buying of house for a foreigner.
    1: HOW to buy without getting legally assfucked later on.
    What lawyer is good and what lawyer will just take your farang money and screw you.
    2: HOW to BUILD your own house on land that you ?? buy, rent, etc?
    How to do this and be legally protected despite being a foreigner.
