Its all a scam. Yep, they have you lease the land for 50 years and after you built on it they may not renew your lease then you will be forced off. Then all your work and effort goes to someone else. The land commission doesn't have laws that protect foreigners who purchase land so you better be careful buying land in Ghana.

Land acquisition is done in search a way that the original owners turn to benefit over time. So don’t worry
Just have it in mind that land is not sold but leased.

So If I buy a land from a chief, it's can't be freehold but if I try to sell it off, it becomes a lease hold. Am i correct

Not at all… you just need to buy a land that has a renewal clause, your lease can be renewed upon expiry so you don’t lose your building …. it’s very simple 😊
What happens if they deny the renewal

So after 99 years , then what ? That 1992 amendment of lands is nonsense. After 99 years I will have to hang over my property and the land to the chief . How ?
After the lease expires, if the term of the lease allows for a renewal, you can renew the lease.

SCAM: There is no such thing as buying land in Ghana. They should say, lease in Ghana because you will never own it. There is no security for yourself nor your children. They tell you to return home then they call you immigrant. It is more like taking your money and later kick you out.

I am confused, may be you can help me understand, how is a law that spells out the terms of land ownership in the country racist, a country's constitution determines who is a foreigner. If you are not Ghanaian by reason of what the constitution says you are a foreigner. So for example are you by your point saying that restricting land lease to a chinese to 50years is racist? If I go to canada, china, there are also leases limits I will get there as a Ghanaian, does that make them racists too..... or you would rather we make the land freehold for everyone who comes to Ghana, so the rich can come and buy all the land and own it forever..... what do you think would be left for the ordinary Ghanaian if that were the case. WE would end up as slaves in our own country. careful consideration was given to this before it was put into the constitution.
You are off on a tantrum. My argument is that unlike the Chinese, Indian or whatever race of people, the Prime Minister of Ghana invited black people to return home. Key phrase "return home" therefore, it is supposed to be our ancestral home and we should not be treated like any other immigrant. We are coming home and it would be nice for you to put your arms around us and make us feel like we are a part of you. Instead, you are making us feel as though we don't belong. Blacks from the diaspora should not be called immigrants because we are home in Africa. ONE LOVE!

I am from St Lucia and I’ve inherited land from family generations go back over 200 years because it’s freehold in the Caribbean but Ghana has a silly 50 year lease

The 50 and 99 year lease is smart. From what I’ve seen Jamaica doesn’t own a portion of their beaches. You have to protect your sovereignty.
@@villageboydee please don’t make me laugh 😆 Ian talking about personal ownership not beaches government owned land and beaches all African resources are controlled by western countries most mines in Africa is owned by Chinese and western countries , I’ve got land in the Caribbean and it’s freehold it remain in my family name forever unless we decide to sell but in Ghana it’s 50 years and remains in the family even after sale , this policy only protects the sellers family who sold leased that land , so imagine government of Jamaica came with a new law to get rid of freehold title for new land buyers that means anyone who bought land before keeps there land even after sale , this is not smart is fraud which was design to protect only a small group of people
This is why Nigeria will be far better than Ghana in this perspective. In Nigeria 🇳🇬, its FreeHold. In Nigeria, once you own it, you own it for life.
LeaseHold in my opinion is the same mess in America where you pay taxes on a property for life simply because you dont own the land which means no freedom lol 😅😅

Per the laws that govern land acquisition, if you have a. renewal clause on the land you purchase, the law protects you, hence no one can kick you out when your lease expires. You just need to renew

If this a investment vechile yet you do not own it , nonsense if you do not own it then you are /or your next generation are not able to build wealth and transfer to the next generation. I am a Jamaican living in the USA , and I was thinking of selling everthing hear in the USA / Jamaica and move to Ghana , But this change my mind . May look at other country in africa that DO NOT have these rule . As a foreigner it is leased to you for 50 years and as citizen 99years. In the USA it’s yours after mortgage u only pay the government certain annual tax it’s not even much unless you’re careless but if u have too many delays there’s a penalty fine not meaning they’ll take ur land but I’m Ghana with your issues of chiefs and land guards at an all time high what kind of hope do you think someone who built a decent house on the land has of renewing especially with your hungry chiefs who only leased a virgin land way back to the individual and is now coming back or his family coming back to reclaim it with a decent structure on it so tell me what kinda benefit is there for his kids and grand kids ?
