Are you looking to acquire land in Ghana? Whether you're a local resident, a diasporan, or a foreign investor, navigating the process of land acquisition can be challenging. In this video, Mr. James Ofori Boadu deputy executive secretary of the land commission spoke about land acquisition in Ghana. He provided a comprehensive guide to help you understand the steps involved in acquiring land in Ghana, ensuring a smooth and legally sound transaction.
    Identify the Land:
Start your journey by physically inspecting and identifying the parcel of land that suits your needs.
    Conduct a Search:
Before proceeding, conduct a thorough search at the Lands Commission to verify the land's ownership and status, ensuring it's free from disputes and encumbrances.
Negotiate the Price: Engage with the landowner to negotiate a fair price. It's advisable to have a lawyer or real estate agent assist you in this process.
Draft a Sale Agreement: Once the price is agreed upon, have a lawyer draft a sale agreement outlining the terms and conditions of the sale, including any payment plans.
Make Payment: Securely make the payment as per the agreement. Using a bank's escrow service or paying through a lawyer is recommended for added security.
Transfer of Ownership: After full payment, the landowner should transfer ownership to you by executing a deed of conveyance or an indenture, which should then be stamped at the Lands Commission.
Register the Land: The final step is to register the land at the Lands Commission, submitting the stamped deed, a site plan, and other required documents. Registration secures your legal ownership and protects your interests.
For a smooth and legally sound land acquisition process in Ghana, it's crucial to engage the services of a reputable lawyer or a certified real estate agent. Stay informed, stay secure, and happy land hunting!

As a Ghanaian, kindly avoid purchasing family and stool land instead, focus on government land. The system in Ghana lack transparency with respect to land purchasing.

A good public outreach program likes this will help keep the public well informed. Ghanaians and the diasporans will both benefit from this vital information. That’s how you keep the trust of the general public.

There would be less confusion if Ghana does one of two things.
Either let people know that there is no such thing as freehold title available to foreigners or non citizens, with the confirmation that what is available to them are long term leaseholds, up to 50 year tenures.
Or amend the constitution and 2020 restatement of the Land act to affirm that freehold can be held by or conveyed to foreigners and non citizens…

The seller will take commitment fees before you are given an indenture.
How to you get back your commitment fees as well that of the surveyor 's fee if you realise the seller is not the true owner of the said land? We need a better way of checking for land ownership in this country!

Yes, I have done it before, I did it for daughter who is in the USA, is very tiring. I have done this land papers for three people and is only one that went through. Even the one which went through, when I went to build a wall on the land, a man called the police that the land is his and I was stopped in 2021, we got all the paperwork and thi yellow card.

I haven't listened to everything yet. But I want to know: how would we as a foreigner know we are dealing with the right chief? The land in question hasn't been promised or paid on by others? How are they able to prove they have the permission (read: right/authority) to make the land agreement/deal? What if the chief takes ill, does this process start over?

The question is, are there conveyancers who are registered with the government in Ghana?
Also, a person from another country would find the terms exhausting going through all this.

Another good Point is to have An Already Registered Piece of Land in a Residential area ?? With All the Already Approved and Registered Indentured / Land Title In the Name of the Owner.
After the Serches Proven to be Genuine. ?? Comes Negotiating of the Price. ?? Part Payments with Receipts and Production of New Indenture in Your Name as the New Owner. ?? Then Title Deeds Transfer Documentations : Signing and Approval In the 14:34 Courts.
