    A few comments and additions here. Make sure the surveyor is licensed and independent to avoid conflict of interest. Always do an official search and also PVLMD search. (PVLMD is a set of searches, an old repository of records pre-advent of title registration, I recommend). Also, find out from land commission whether there have been other searches done on that particular land. Demand a barcoded Site Plan before an indenture agreement. Trust me, you will thank me later. Also, make sure your name is spelled accurately as stated on the identification card that you will use to retrieve the documents after either land registration or title transfer. There are some few important details as well, not to make it too long. Other than that, it was a good discussion. Thanks for bringing this important information. Thanks

      Thank you! What happens though after the 50 or 99 year lease is up? What is the process of renewing the lease ?

      @@caralynwilliams3286 The value will be assessed at that time and a new term will be re-negotiated for a fee. To be honest, I have never head anyone losing their land due to the expiration of the lease. This is not an issue but some people are using this as a stumbling block from buying lands. The original landowner can barely keep records for 10 years so I won't worry it.

    you have done a flawless job on how to move to ghana successfully and as a you ghanaian making the move, i have taken notes from you to plan my dream of establishing myself in ghana. i hope young ghanaians living abroad make this a priority .we dont have to wait until we are in our 70s before returning to ghana for good... like our grandparents and parents did.we know better now and we owe it to ourselves to do better for ourselves...being young and established in ghana is an awesome feeling.

      Jasmine you all are saying land can be bought out right in Ghana and that is not true. It is false advertising to the diaspora . our forefathers lands were taken away now we have to least land for 99 years so we never out right own any property in Ghana. Why are you all asking us to come back to Afrika for?. Is It so we can be used justed like the European to build up the country like fools. We will never owned anything. It is sad we are being treated little less than a slave. The chiefs and the organization with Miss ambassador that is asking us to return. What are we returning to. A land of bribery?

    Am I understanding correctly, that when you purchase land with cash that you dont own it free and clear...its considered a lease?

      Yes, land in Ghana is either owned by chiefs/stools, clans and the government. If you buy land, the three categories of owners will issue a lease to you. For Ghanaian citizens, there is the option to buy freehold directly from a stool but this is generally only available outside the Greater Accra region for now. GA stools, are generally not selling freehold land. The government also will not sell state land. Foreigners can't own land outright per our constitution and the Land Administration Act. They can only be issued a lease

    The title is a little misleading since you're not allowed to buy land as a foreigner.
    You can only lease it for 50 years.
    That means that the land isn't really yours. You have just paid for the right to use it for 50 years.

      @Amelia If you want to recreate the exact life you've had in the West, then life in Ghana is very expensive particularly in Accra. If you're willing to adapt and make sure you plan well and come with savings until you're established, you'll be fine

      Don Mor no it’s not you either pay cash or get a mortgage for 15-30 years, when it’s paid for it’s yours till death and it get passed on to your beneficiary, after you die. Theres none of this 50 years business you absolutely have the wrong country.

    you cant buy land in Ghana, you can only lease land. Year of return is a scam. Even if you do everything she said, some Ghana person will come with "papers" and contest the land you "bought". Once they get rid of you, they will do the same thing all over again. There is land in Ghana that has been sold over and over again by the same people. you have been warned.
