Make sure the you ask multiple questions when reviewing the condo documents. Be aware of special assessments. Townhouse condos is a life style and not for everyone. Make sure the property assessment /survey is done recently or up to update.
@@ChamberlainGroup I learned from experience. My condo property was using an outdated PR and the survey when the property was established and registered by the city of Calgary was in error and did reflect Bare Land of the property. The developer and the city were at fault.
The greatest con is if the townhouse is a Condo; Always seek Freehold ownership. Always. No- in Alberta you will never find a condo without condo fees. You clearly do not know the legislation or what a Reserve Fund is. The pro of most townhouses is there is no one living above you or below you. Pro tip: Actually read all the Condo By-laws and agree to each of them as a condition of purchase. You will be surprised by what some of then bylaws actual are. If you are renting your condo, include the Condo Bylaws as a part of the lease (it will make it easier to evict problem tenants). 2. If the bylaws say 'pets acceptable with Board Approval' ask when the last time Approval was given for that pet, and specifically a cat or dog. I know of one condo that presents as pet friendly, but the Board has not approved a pet request (including Service Dogs - which is a different issue) in 20 plus years. 3. Are children allowed to play outside. Many 'family friendly' actively stalk children and promote 'children are not to be seen or heard' bullying (yes, the Condo Board will call social services on you and/or will photograph your children on condo property - call the police, the police are very concerned about Board Members photographing other peoples children).

Especially townhouses are so narrow these days. Latest trend are stacked and back to back townhouses so you'll have people below or above you as well depending on the unit you choose 😒😒😒
@@davidjym yep looked at one just a few days ago just for the giggles . Was horrible ! neighbors lined up in the front of your building with just enough room to turn your car into your single wide garage …. Then the ones that didnt have more units backed onto them had a railway line !! Was suffocating

Would managment companies have issues with you house hacking a condo/ townhome or using it as short term rental.
