Guys before buying land conduct a due diligence. Head over to land offices and inspect the land records. A lawyer or property professional could help confirm who the real owner is
I think real estate can be a good investment but requires one to put in the work (repairs, managing tenants, etc). It’s good if it’s tou thing. I prefer lazy kind of investing like in infrastructure bonds. It just depends on one’s risk tolerance and comfort level.

There are also vacancy and non payments losses. Many renters don't know the return on their investment and have no visibility of their property because of their paper based records rather than the digital systems some of us savvy renters use.

And people in real estate who have taken out loans and need to service them using the rent, if the tenant doesn't pay, you ask for understanding, yeah we hear you but the bank isn't understanding, the tenant can go and look for a cheaper place then but the landlord could lose his or her property, where is the understanding towards the landlord/lady then?

500k in land now might be worth 50m in less than 30yrs the same in bonds or fixed deposits won't be worth even close to 5m.
Well actually 500k compounded annually at 14% after 30 years is +25m
