    The interview with the first tenant was awesome. He was very open and content about his living situation. It was quite telling when he was asked if he didn't have trouble with the traffic situation and the long commute, and he said he doesn't even consider it. All that matters to him is the safety and security of his wife and two kids at home. That's a good one, guys.

      Still a ton of ignorance from his end. Ati (1:13) ... there's peanut butter made in Kenya, the milk, even the weetabix. Tells you a lot about his past assumptions of Kenya and Africa. I also can't stand the accolades he's showering on the Chinese. Yes, Chinese are doing some developments in the country at the moment but what about the Kenya between 1963 and 2003. Was it built by the Chinese? Nah. Was it built by Americans? Nope. Was it built by Russia? No. Was it built by Kenyans? Hell Yes! We need to educate foreigners about Africa's past because many of them wrongly assume that Africa was built or is being built by foreigners. Even centuries ago Africa was a developed land. Has anybody read about ancient Zimbabwe, Timbuktu, Mombasa and many other places? Even the Holy Bible itself says there was a eunuch that was baptized by the Apostle Phillip. That eunuch was an African. He was an important official in the govt. of the queen in charge of the treasury. He travelled to the holy land, was riding a chariot and get this: READING SCRIPTURE. Wait a minute, how the heck did he learn how to read? Was he educated in America? Nope. Was he educated in Europe? No. Well then they must have had some sort of school or learning places in Africa. Also wait, the man was a finance minister in the government of the queen? Well then there must have been kingdoms and kings and queens and learning institutions in Africa. In that case they must have had some buildings and laws and forms of govt. The mere fact that the man was was reading scripture and got baptized tells you that they must have had the gospel back then. Now, wait a minute; so the gospel was not brought to Africa by white people. OH MY GOSH. What are the missionaries doing? talking about bringing the gospel to Africa. Do these people know that the gospel was already in Africa even before America became a nation? MY POINT IS: most foregners are ignorant about the industrious nature of Africans. Sasa mtu aki assume ati peanut butter haiko Kenya, ati hata maziwa. Surely kwani juzi ndio tumeanza kuwa na ng'ombe? Na nyinyi wakenya. JIHESHIMUNI jameni, Sio kuambia mtu ati ana make positive videos kutuhusu.

    Wow I'm in Construction in Kenya and very impressed on how this guy does his research. Goes to the ground to see whether reality and what is being marketed is true. Very few people are that thorough even in Kenya. I'm impressed

    Insecurity is not a big issue as you emphasized in Kenya and as a person living in Kenya I must correct you on that point. Kenya is quite a safe country, although some places are more secure than others as is everywhere in the world.

      It is a big issue if you are talking about the burglaries, robberies, etc. That's very common and worries everyone. It has gone down a little due to curfew but that's temporary. You see it in the common feature of private security guards, private security with alarm system at most compounds, high concrete walls, windows and external doors with steel grills, etc. That's what's being addressed by having a gated community with all services within easy reach. He is not referring to the insecurity of the terroristic kind.

    I have always said money is with the lower middle income in Kenya. They call them slum landlords but I would rather invest in a low income area than Lavington or wetlands .

    Wow a good narrative. There is a train service that serves the area if you want to avoid the traffic. I have used it and I love the fact that there is a great scenery and no traffic at a cost of Kshs 80.

    New subscriber. Keep up the great work showing Africa in better light. Even though I am a British citizen and non African descent I have always loved Africa and not making comments regarding the song by Toto. Anyways as a small time investor I love to get ideas where to both enjoy my little money buy putting it in things. Houses in other countries to get both a holiday and well investing in the local economy is something I really would love to do. Thanks for opening my eyes to Kenya even more so.     Rent prices never go down in Kenya. Be assured of that. For property management, we have professional firms e.g. Knight Frank, Lloyd Masika etc. So no need to give out a house in the name of management

    To be fair, for $30k... its decent value for money. I'm a 33 year old bachelor, so I'd prefer higher quality even if I get less square meters. I'd prefer 1 bedroom flat or a studio and have access to swimming pool, gym and nicer finishing. But this is great for most families in Kenya.

    Not trying to discourage you or anything but if you are actually going to do more investing in Kenya, BE VERY CAREFUL. As a Kenyan, I can honestly tell you there are a shit ton of scams here especially the ones that revolve around real estate and land acquisitions. Even government officials or lawyers who you think can be trusted can easily be in on the scam. Be super careful.

    $ 600,000 for 22 three bedroom units it's a very good deal. This would give you a return of about (Ksh 528,000 per calendar month ) which is equivalent to $ 5000.00 rental income per month which is pretty good.

      @@dwamburu1 what I mean by FX risk is if you take a loan of $600k and you get your rent of Ksh 528k per month. It means you would have received $5300 in Jan 2020 but only $4800 in December because of the exchange rate. Same rent in Kenya, less money in US$. And maybe even less next year.

      @@TheWanderingInvestor so far the Kenyan returns are guaranteed and they pay interest half yearly and at the end of the period you will get back your capital. You can also sell the bond in the secondary market if you don't wish to continue you can make a profit or loss depending on the interest rate you bought it for.

      I concurr that government bonds are the safest. But real estate investment with a direct return of similar magnitude as Govt bonds is usually a far better tool for wealth creation due to capital growth. In real estate, capital growth tends to drive wealth creation faster than rental income. But it comes with higher risks.

    $27,000 bucks? That’s roughly my monthly rent for 2.5 yrs here in my Atlanta apartment. A decent house here is around $200,000. That Kenyan home is a bargain!

    Great housing opportunity outside the high-end real estate market in Nairobi. A low-cost way for the developers to 'green' it would be to plant some trees in rows. No weeding and no mowing required.
    Nairobi is relatively cool. If well selected, once the trees establish themselves, they will look after themselves and the aesthetic impact would be major.

    I live in the area. Great area but wouldn't dare buy, The air pollution is CRAZY. We always have a smelly house at night due to all the surrounding industries. Planning my exist soon unless something changes. This is a great area ( Real estate wise), it was meant to be an industrial areal till residentials started coming up. Now it's just complains about air pollution especially at night

    Its a great concept, however the finishes don't hold up that well. Within a year, fittings tend to need urgent replacement, cabinet doors, light fixtures, as they use the most basic to keep costs down.
