We didnn't have much repair work, as we do some DIY work but we invested some amount in extra kitchen cabinets and en-suite renovation.. thats about it. As we bought our first house as a new built so luckily didn't have to do lot of repairs and maintenance

Your mortgage advisor can better guide you on how much equity you can take out from your first home based on your situation.. the best way to take out equity is only by selling first house.. otherwise stamp duty on 2nd home would be so high.. plus it also depends how much you can make out of your first home if you put it on rent considering today's interest rate on buy to let mortgages.. so better to have a meeting with financial advisor

It won't be considered first house if the house in India is in your name. We are going through the same process now and we have to pay 17k in stamp duty alone.

The only exception will be if you sell the house in India. In that case, the new house in UK will be your primary residence. Then you will be considered a first time buyer.
You will NOT be consider as first time buyer 1) you have property in your name anywhere in the world 2) your legal partner owns any property anywhere in the world Having said that some people take risk and did not declare but its risky so take your call.
House in India or anywhere in the world is considered. You need to declare that you don’t own a house anywhere in this world to claim SDLT concessions.

Life insurance legally is not mandatory in the UK to buy a house.. though building and content insurance is mandatory
