misleading AF !!!! Dubai has no rental tax but has one of the highest property maintenance charges in the world and you can buy only community properties in Dubai . eg for a 2 bedroom flat you will have to pay 6 lakh inr as maintenance charges every year regardless of whether you live in it or not.

Many, for example in an apartment, will have a swimming pool with life guard present, gym, security 24h with front desk staff and maintenance team. The building will be cleaned floors/gym/pool, windows cleaned, pest control, lighting in common areas. Tbh, you'll pay the same (actually much more) in London, but you won't get all the facilities. And some projects have many more amenities than I listed too. Is it worth it? Perhaps if you use all the facilities...if you're renting it out, then you won't care as much.

The random old uncle is only giving anecdotal evidence. He didn't mention that each year rich Indians invest billions of dollars in UAE. Also, the UAE investments are pegged with US Dollars and all else equal, the INR will only weaken or remain the same against the USD. UAE offers a safe haven for investments for people across the developing world (India, Pakistan, Bangladesh, Africa, East Asia, etc.) The random old uncle hasn't invested in UAE and he is covering that inexperience by telling stories. I am in Dubai for 16 years now and own townhouses which provided exceptional returns in terms of appreciation as well as rental income. I feel that luck was on my side as it is not easy to pick right property in Dubai. Recently there has been significant appreaction, however, the market was almost stangnant for 7-8 years with infact depreciation. For a household, salaried class, buying an off-plan property is much more difficult due to current inflated (may be new baseline) pricing but primarily due to worst payment plan like 90/10 which developers are offering. Ready properties are Unbelievably costly. But still there are opoortunities out there.
These so called financial influencers have taken a complete U-turn on real estate. Earlier, based on their limited exposure and limited Knowledge, they advised their subscribers and viewers to not buy real estate. All the stupid "low rental yield" logic and totally ignoring things like appreciation of property value and sense of security. And now they are advising people to buy property and that too in Dubai and Goa. This is hypocrisy and double standard at its best. 😅😅

I'm in Dubai for last 23 years, working as a IT Service Engineer. When I came here the infrastructure was not very good. Then within these short span saw the massive developments in the infra. New Roads, flyovers, metro lines, Big buildings etc. All these are possible because of proper planning and execution of the grate leadership. One small example. My office is in Business Bay. Our office building Sobha Saphire was the first building constructed around 2014 and when we moved there, lot of free parking were there on road side. Now this area is full of buildings and getting a parking is very difficult. We used to pay Aed 450 for parking every month. This way every area is developing in Dubai. Obviously investing in the Real estate in Dubai in a good area is worth.

I have been living in this building Supertech Supernova since last 3 years. 😅 Possession does happened for other 2 towers completely. And for the Spira building(round tower) all built floors have got possession. People in Noida also thinks that it’s under construction building but partially its operational.

One more thing you have not covered is renting to tenants. The laws by Dubai rera are skewed towards tenants. I have seen people exit Dubai market due to tenants taking undue advantage of landlords. Spending one year in Dubai also, you will not learn about Dubai. You need to live there long term to understand everything. For NRIs living in Dubai, it would be better. But fit for indian residents buying and then renting in Dubai, it's not easy and you are subject to taxes on rental income, taxes on selling a property in Dubai to Indian Government.

Please don’t forget that if you are taking money outside of India there is TCS of 20%. That means if someone thinks of buying real estate 🏡 n Dubai for 2.26 cr or 1 mio Dhs they will have to first pay around Rs 44 lakhs tax in India. That means you are left with only 1.8 cr after tax. Does it make sense???

You mentioned that there is no short term capital gain tax or long term capital gain tax in Dubai. But if you are a tax resident of India and sell your property in Dubai, you need to pay one of these taxes to the Indian Government.
I would request you to also explore the following - 1) GIFT City (Gujarat) - It is growing very rapidly for Finance, tech, Bullion, etc. JP Morgan, Bank of America, Lilavati Hospital, Australia Deakins University, Sobha Developers (Blore) and many other big names are there. 2) Dholera (Gujarat) - It is located roughly 100KMs from Ahmedabad city. This is where the Tata Group is coming up with a 90000 Crs semiconductor plant in collaboration with PSMC Taiwan. Also a new greenfield expressway connecting Ahmedabad and Dholera will be operational by Dec 2024/March 2025.

Dear Akshat, You are doing a great job. Please think of more guidance and handholding on stock market side because it is more affordable to common Indians. See in the long term a few lakhs can make few crores. A mere 10k investment way back in 1980 for some Indians has made huge benefits to them and since India is growing every Indian should have some exposure to stock market and this way his love for the country will increase more.
The entire Dubai thing maybe too much for most upper middle sections simply owing to risk of putting in bulk amounts one shot and headache of managing something abroad. What about fractional investment options (like Hbits, propshare and strata). They have great rental Yields in India itself and we can enter with smaller sums of 10L (pocket friendly) at a time.. yield is 8-12%. This is NOT REITS.

Hi Akshat, Can you give some insights on fractional ownership commercial real estate. I was thinking of investing in one of the properties in bangalore. Ticket size is around 50 lakhs and rental yields are around 8.5% per annum. The rent will be paid out monthly. So after tax monthly rentals would be around 37k monthly. I was thinking this would be a good cashflow for me instead of buying apartments for 1.5 cr. Adding 10k to that cashflow i can easily live on rent in a good gated society in bangalore.

There was one 3 years litigation with a young tenant. Which is now over. Now in last 10 years I feel I am a failure in property market with low and nil returns. At 66 children are also not much interested. Your analysis is great. I feel india rentals are very low and 33% of cases in civil courts on tenancy. But govt can not change law. Many people have very bad experience with tenants. Please cover legal aspects in Dubai properties also.❤

Dubai real estate prices under negative growth rate from 2014-2021 , only post covid scenario many ppl from India & other counties fuelling the Dubai property market to escape high taxes. Sovereign risk , Dubai can change laws if relations with India sour and real estate is something you can not carry back. TCS ,20% deposit required in India! Both Dubai & Goa market is lavish experiments and these trends are always temporary.

I am in Dubai for 16 years now and own townhouses which provided exceptional returns in terms of appreciation as well as rental income. I feel that luck was on my side as it is not easy to pick right property in Dubai. Recently there has been significant appreaction, however, the market was almost stangnant for 7-8 years with infact depreciation. For a household, salaried class, buying an off-plan property is much more difficult due to current inflated (may be new baseline) pricing but primarily due to worst payment plan like 90/10 which developers are offering. Ready properties are Unbelievably costly. But still there are opoortunities out there.

These so called financial influencers have taken a complete U-turn on real estate. I'm in Dubai for last 23 years, working as a IT Service Engineer. When I came here the infrastructure was not very good. Then within these short span saw the massive developments in the infra. New Roads, flyovers, metro lines, Big buildings etc. All these are possible because of proper planning and execution of the grate leadership. One small example. My office is in Business Bay. Our office building Sobha Saphire was the first building constructed around 2014 and when we moved there, lot of free parking were there on road side. Now this area is full of buildings and getting a parking is very difficult. We used to pay Aed 450 for parking every month. This way every area is developing in Dubai. Obviously investing in the Real estate in Dubai in a good area is worth.

One more point on Dubai properties. Max percentage of the property buyers are expats, so the demand will be as long as the foreigners buy properties. If there is any global crisis that can impact dubai real estate very badly.
You should also mention that in Goa the tourist will only come for 2-3 months max other than that it’s very rare to expect rents on regular basis.

A good property from a reputed builder makes more sense to buy that too under construction villa or a flat, you can easily make more than 25-30% returns within a year in Goa.

One more thing you have not covered is renting to tenants. The laws by Dubai rera are skewed towards tenants. I have seen people exit Dubai market due to tenants taking undue advantage of landlords. Spending one year in Dubai also, you will not learn about Dubai. You need to live there long term to understand everything. For NRIs living in Dubai, it would be better. But fit for indian residents buying and then renting in Dubai, it's not easy and you are subject to taxes on rental income, taxes on selling a property in Dubai to Indian Government.

Example UAE dirham which is pegged to USD has appreciated by almost 20% against INR over last 4 to 5 years. To top it there are STCG and LTCG taxes. In Goa, people r buying properties or Villa's directly from the Builder.....so there should be no issues..
Please don’t forget that if you are taking money outside of India there is TCS of 20%. That means if someone thinks of buying real estate 🏡 n Dubai for 2.26 cr or 1 mio Dhs they will have to first pay around Rs 44 lakhs tax in India. That means you are left with only 1.8 cr after tax. Does it make sense???

1) GIFT City (Gujarat) - It is growing very rapidly for Finance, tech, Bullion, etc.
JP Morgan, Bank of America, Lilavati Hospital, Australia Deakins University, Sobha Developers (Blore) and many other big names are there.
2) Dholera (Gujarat) - It is located roughly 100KMs from Ahmedabad city. This is where the Tata Group is coming up with a 90000 Crs semiconductor plant in collaboration with PSMC Taiwan. Also a new greenfield expressway connecting Ahmedabad and Dholera will be operational by Dec 2024/March 2025.

Dear Akshat, You are doing a great job. Please think of more guidance and handholding on stock market side because it is more affordable to common Indians. See in the long term a few lakhs can make few crores. A mere 10k investment way back in 1980 for some Indians has made huge benefits to them and since India is growing every Indian should have some exposure to stock market and this way his love for the country will increase more.

I was thinking of investing in one of the properties in bangalore.
Ticket size is around 50 lakhs and rental yields are around 8.5% per annum. The rent will be paid out monthly. So after tax monthly rentals would be around 37k monthly. I was thinking this would be a good cashflow for me instead of buying apartments for 1.5 cr. Adding 10k to that cashflow i can easily live on rent in a good gated society in bangalore.

There was one 3 years litigation with a young tenant. Which is now over. Now in last 10 years I feel I am a failure in property market with low and nil returns.
At 66 children are also not much interested.
Your analysis is great. I feel india rentals are very low and 33% of cases in civil courts on tenancy. But govt can not change law. Many people have very bad experience with tenants.
