You forgot the annual estate management charge in addition to council tax for new build. Basically the developers (builders) pass on the contract to manage the estate to a PRIVATE company which can increase your charge as we experienced over the period of 5 years living in a new-build. Not to forget these companies frequently change hands and as a resident you have very limited say over the charge matters.
While selling new-builds you need to pay the management companies and builders for solicitors’ searches for your property. This adds to the cost when you decide to sell your new-build.

Not true! Price hike depends on the area.. if you live in the new build for atleast 5 years you get good appreciation also.. secondly internal walls are made of plasterboard which provides good insulation and new builds are better in terms of energy efficiency..
You are right, but problem is people who prefers old build house they would not take house which are build after 2015 or so as said in your video. Also, whenever you sell your new build house after 5 years, generally people checks for high build quality walls rather then plasterboard. Anyways it's all about preference. In my experience, where I live, older houses actually have better material at same cost as new house - like hardwood flooring, etc. So the wear and tear has been minimal.

New house they use lot of cheap stuff material wise i have often inspected new houses with flood l, leakage, condensation and too hot or too cold. New house are not spacious. I own 3 old house they all are 1960s and not insulated but fairly ventilated and not too cold not hot perfect house. I get to park 4-5 cars each on driveway. Bathrooms are big. I would go for old house always and they are stronger than new house and cheaper.
My 1960s no insulation old windows and new boiler compare to my borthers new house similar i pay same or less on energy. Old house look for owners house not rented house. Owner house you dont need to do nothing just move in. Buying outside london you get all if you agree to price extra 3k-5k they leave all behind including appliances furnitures
