Sobrang mamahal ng mga condos parin ano, knowing na nagsialisan na sa manila ang mga workers kc some have become online freelancers and other companies have adapted hybrid work schedules. Lalo na mababawasan pa ung pogo. Ung tabi naming apt buildng in pio del pilar na pinatayo lang yata kc ang taas ng demand befor covid ng mga insik, ngayon iilan nlng ang tenant. Tapos ang mga developers ang greedy parin kng makapresyo. When the real estate outlook says rental rates have already dropped 15%. And further pullout of pogos in the country will trigger an oversupply of real estate properties and rental rates can plumit to as far back as 2 decades ago
Architecturally it still look bland and generic, typical of a DMCI condo. Same tired mass produced architectural style and Fortis has nothing to differentiate it to other DMCI project. I had one foreigner friend who noticed there were too many similarly looking buildings in Metro Manila and he asked me if these were government mass housing and if DMCI is government is government affiliated 😂. For any prospective buyer of Fortis, why pay so much and you just end up living in a cheap looking DMCI condo when you can afford a much better condo by Álveo or Federaland? Other than this, the location is terrible. It is not walking distance to anywhere. It so close to Ayala but there is no direct access as Chino Roces is bordered by an exclusive village. If you don’t have car you have to commute via MRT to get to Ayala or walk along the narrow sidewalk. If you have car, you’ll be stuck in heavy traffic even in a normal day. And come rainy season the main access road to it is perennially flooded. Overall I would rank this property a 2/10.
Hi Sir, with the current new market/normal price of preselling condos parang hindi na siya investor friendly if you plan to rent it out. Imagine monthly mortgage of this 18m property vs the current rental rates. Not sure how can it be a good investment aside from annual appreciation. So lucky that I have followed you on earlier years for us to be decided and managed to get few units for condo rental purposes although ang baba ng rental rates ngayon but considered good deal na rin since we can still cover monthly mortgage with the rent compare sa mga upcoming projects. Right beside Skyway, the train, EDSA.. and then the Lumivent design...? You're exposed to all that pollution while waiting for the elevators lol

Why are you talking Chino Roces when this project is in Osmena? I believe Centro Roces is the DMCI project in Chino Roces, NOT Fortis.
