    Im glad that my partner and I invested in Prisma Residences. Their balcony is quite bigger too compared to SMDC.

    I totally agree DMCI is better that other developer. hindi sayang ang binabayaran mo.

    I also love that DMCI sources great manpower for their maintenance, housekeeping and security. They are so courteous and friendly and during a recent roofdeck fire in my DMCI condo, they are all extremely courageous.

    I have property on both developer!!and i thank God nadiscover ko dmci!!happy din nmn ako sawmdc property ko..never nwalan ng renter!!but what u all said are true!!.❤❤

    Spot on bro! In 2020 I initially put a reservation fee for a SMDC unit but when I learned about DMCI I cancelled my reservation and end up losing $500. Rather lose than regret sticking with SMDC w/c is sub par in terms of overall value compare to DMCI.

    I have unit in shore just handed over to me last February, upon turnover the meron mga leaks sa ceiling ng bathroom. Tapos hindi polido yung laminated sheet ng mga hanging cabinet nag pe peel na.. and that unit was fully paid since 2020 only handed over this year.. never invest in SMDC.. I bought my second unit in Atherton and now is for turnover

    Great analysis Boss. I was hoping you get to compare which developer charges the higher association dues. I live in a DMCI low rise low density condo and I pay around P70/sqm in monthly association dues, but I love the rooftop drying cage for each unit.

    mag house and lot ka nalang sa Cavite kung DMCI kung gusto mo rin ng bigger size at garden kasi same lng nman hindi accessible ,..kya ka nga nag invest ng condominium pra hindi hassle life style lalo na at very traffic sa manila kelangan everything is within reach Prime Location Parin dapat piliin kasi mostly of people are busy working ayaw ng hassle ..lalo na pag for Investment purposes ayaw ng hassle ng mga young Professional and expat …mahal rin kasi ang lupa sa Prime location makes sense

    mas prime ang location ang smdc compare sa dmci natural mas mahal ang smdc. one more thing mas maganda ang ROI sa SMDC kasi kaya mag generate ng more income especially sa DMCI because of daily rental. if Business wise i go to SMDC pero if end user DMCI.

    DMCI is more family friendly I guess (starter families).. Pwede pa pets sa mga units. For people na importante ang location and okay with "Ultra Minimalist" living okay ang SMDC.Bumili ako sa DMCI and sa totoo lang kinakabahan din kasi pag nawalan ako ng work medyo maliit ang cash buffer ko.. kaya sana mapa rent ko agad. In less than a year, RFO na ang unit ko. I tatry ko lang tumira duon for a short time.. try their facilites, then ipa rent ko agad (para mapa bilis ang payment).. kasi may natitirahan din naman ako. Sad lang kasi medyo mataas ang gastusin sa condo living.. hindi naman ako Rich.. Above slightly average lang naman ang income ko.. ang hindi maganda dyaan is hindi ako pwede mag quit ng job for the next 5 to 10 years.. SAD..

      same here kumuha ako condo sa DMCI yung location is sa dominga street sa may buendia pasay lang ang maganda don gateway one ride pa makati one ride pa manila one ride pa moa and airport. malapit sa DLSU, St.scho. tapos need ko tlga isecure and dapat may allowance ako atleast 5 months of my monthly sa condo since im a freelancer lakasan nlng tlga ng loob pa rent at airbnb ko din

    The pricing of SMDC should be looked at by the government as it is way too high!
    The owners of SMDC is already making Metro Manila similar to Hong Kong in terms of cost of housing!

      Hello, approved loan amount will depend on your income and cost of construction, usually the initial release is 70% of appraised value of your lot.
