    I agree with all of them, except probably for the Lumiventt Technology. As someone who experienced living in Flair Towers, we haven't had any bad experience every time there is a typhoon. Although it is true that you can really feel the wind when you go out in the corridors, but when you are inside your unit and you closed all the windows, you won't really notice that there is a typhoon outside. That is how good it is. Plus we have never been safer with Lumiventt technology because these openings allow wind to pass through thereby it doesn't really rock with the strong wind given that the condo is a high-rise development. Also, with all the construction projects that are being built in the vicinity, it gets to be really quiet when you just shut your windows. There will even be days wherein I would get lost track of the time and would be surprised that it is already the weekend. DMCI Homes condo is really a good condo to live in.

      Yes I own 6 properties and 3 of them are DMCI properties
      It’s always fresher with the open Lumiventt technology,
      Dmci keep all floors washed and cleaned.

    yayy! thank you so much for this review. We reserved a corner 2br unit facing makati and edsa with rare L shaped balcony for flipping but we are now highly considering it for end use 😅 thank you again!

    Thank you Sir Richard for the review for DMCI project sa mandaluyong area. I'm lucky na nakakuha ako kay KAI residence way back 2017 at 4.5M palang price ng 2BR ni Sugi. Now malapit na din turn over at mahigit double na current price nya.

    with all the traffics going on in Mandaluyong City especially nearby Shaw Blvd and and EDSA it's still worth it. There are so many walking distances amenities. It's just hard to commute especially if you're going towards pasay on rush hour taxis will reject you and even grab is hard to come by between 3pm onwards.

    I dont agree with lumivent disadvantage. if you close all windows you wont feel the strong winds of typhoon.

      You can rank it until it is fully operational and living there qt least 3 months or 2.months... I can give you hints where's the best location and when is the best ti. E to buy instead.

    Sorry. Not to bash the area.. Brgy. Mauway yung location ng Sage Residences.
    ✅ nearby squatter sa likod Sinag St.
    ✅ investment cguro pede pero not for end-user
    ✅ in terms of community, not so since ang nearby area nya is squatters
    ✅ D-E Market
    ✅ Masikip yung street sa likod
    But since fan ako ni Richard, we can hold on sa statement nya that you’ll never know what will happen in the area like in Brixton Place. I hope DMCI can improve the area pero currently not a good place to live..😓
    Btw, I love Flair and Tivoli Gardens..

    Question po. Example po bumili ako ng preselling condo last 2018 ng unit 1BR unit cost niya po is 7M. Naka bank finance po siya ng 25K per mos. Fast forward po, nakapag bayad na ako ng arond 1.5M. Then the property appreciated by 3M So current market value is at 10M. Yung question ko po, If I decided to sell this property now for 9M pano po nun yung balance sa bank?
    Does this mean dapat yung buyer lang ng property ko ay yung merong cash na 9M? Or may other ways pa po ba?

      If your property is under bank finance, there are only two ways for it to be purchased.
      first, and the fastest way is cash. the buyer will pay you in cash and you must settle your remaining
      balance in your bank so you can get the original title then transfer it to your buyers name. make sure to check with your developer if they have already surrendered the title to your bank. Usually developers here in Phil are slow with their title transfers.
      Second is thru financing. This is where your buyer will have to get your property
      through a loan from another bank to assume your mortgage. basically your buyers bank will coordinate with your bank to settle your remaining balance.

    Sobrang laki ng Closing Fees, then may Move in Fees pa, para sa studio type. Mas mahal pa kesa condo within Makati City. Lmao
