    Some correction. The area he's calling Yaya is called Kilimani. The area is more upper middle class and the average rents range from ksh 50k ($450) for a one bedroom, Ksh 60k ($540) for a 2 bedroom and ksh 70k ($630) for a 3 bedroom. The $1200 he quoted is a bit on a higher side.

      True, you took that comment from right outta my keypad. I've lived and schooled in Kileleshwa/Lavington on and off since the 70s, when there were no apartments but singular bungalows in humongous compounds. The figures you have stated are correct. Not what the driver says.

    The building in 1:50 is FCB Mirab. My neighborhood. 3:28 is Sifa towers. We are a mix of all people around here. Cost of leaving for 2 Bedroom is anywhere from 65,000 KSH to 120k ($650-$1200) for rent.

    that whole area is not owned by indians.. majority are kenyans by far.. you need to get a real estate agent to give you correct information

      The Kenyan Indian business people own far less compared to wealthy Kenyan African businessmen Brother. Many of them rent the spaces in this Mall from Chris Kirubi's Centum Holdings and other premises in downtown Nairobi

      @@icarus387 Kenyans are running all businesses that were owned by Whites & Indians. Importantly, Kenya blackenised everything after independence unlike SA and native Kenyans still mistrust foreigners with light skin from those in power to the cows in the village.

    I hope that you don’t take the negative comments personally. The folks out here are just trying to help out. Your tour guide is a nice guy who knows a lot about Safaris but you but not the most informed about the city. It would help to do some research . This dude is not from Nairobi and knows very little about the city and commerce. I could list out a number of misinformation but going through the comments, I think I will spare you a minute because I don’t think he meant bad.
    The info about Mortgage financing was also inaccurate. He gave you a narrow explanation based on his own experience. That is not a standard mortgage. There are many different financing options available in the market based on many other risk mediation factors including income etc. If you are trying to educate others through your platform, then your owe it to them to give them accurate info. Especially if people are inspired by your channel to make a move to Kenya.

    The fact that Indians own an area that one would describe as beautiful should be a wake up call to the diaspora to invest in Kenya and Africa at large. And they should aspire to build beautiful buildings like the Indians are doing. The importance of beautiful Architecture can’t be underestimated in instilling pride, identity, a sense of belonging and empowerment to black people in Africa and other parts of the world. Diasporas should aspire for excellence especially if they are going back to Africa to invest.

    I lived close to Yaya Center and the area is actually called Kilimani. It borders Hurlingham and Kileleshwa.

    The Indian story is exaggerated. They didn't wanna colonise anyone and they are in their fifth generation here. Yes, quite a number have found it hard to assimilate. They normally keep within their circles and many are industrialists. But black people are the backbone of the economy by and large.

    I love Maina he sounds like a warm guy to get you around just not to give you much info especially when it comes to Numbers, he's throwing numbers around and making Nairobi sound like a place Kenyans can't afford living yet 13 million Kenyans live in There. Nairobi is a very western city but properties are mostly owned by Black Kenyans, we have a few number of Indian Kenyans but they are like 50,000 in population. That Indian story was nothing anyone has ever haeard of and I challenge any Kenyan who has ever heard of a story where Indians were planning to colonize Kenya please come up. I am sure Maina is probably more experienced on Safari tours but Nairobi sure isn't the place for him.

      Yes, we afford them. Younger Kenyans prefer them. With the internet, education and skills we have, we earn premium. A number of my classmates bought their units there but most work in Europe and North America as software engineers. Older Kenyans buy them to rent out to tourists.

    Indian population in Kenya is decreasing at a fast rate due to "unfavorable" business competition. Africans have taken all profitable businesses used to be owned by Indians, majority who have lost businesses have moved to Tanzania, SA, Uganda, etc.

    100 million is too much for a 2 bedroom apartment. That's US$1 million. A typical apartment 2 bedroom 2 bath apartment in Kileleshwa or Kilimani would be about 12 to 20 million Kenya shillings

    Those are middle class areas actually.....not that much of an upper class...Maybe Karen, Runda etc for upper class....the area is not called Yaya center, it's called hurlingham. I doubt if your Driver knows Nairobi well...maybe a guy who moved there from countryside

    He said rent is €1200 a month, but that is in Nairobi, the capital. In Mombasa which is also vibrant town, you will get around €250 a month, a very high standard house

    I think our brother is being kind to say Nairobi is as developed as any US city. I have been to the West Coast at least and I don't remember seeing any cities with dusty sidewalks and open sewers. Nairobi is one of the most developed cities in East Africa with quite a few nice tall buildings but not to a world class level. And also, most of the other cities in East Africa apart from Kigali are nothing more than village trading centers with fancy tall buildings here and there. Although, Kigali has tried well to organize and seal sidewalks so that they are tidy and roads remain super clean. All cities in East Africa have a very long way to go.

      @@ThePrincipality-dy1iq no way. I have been to Addis Ababa in 2010. The street were litter with plastic water bottles. Nairobi is way above in food taste, cleanliness and infrastructure..I was there as a child in the 90s. The weather is also amazing. But I have seen on TH-cam Addis Ababa looks much different than it did 10 years ago. The only thing I like about adidas Ababa is the safety culture . No pick pocketers or thieves, although Ethiopians are poor they never resort to petty crime and they never burn people alive. But as a child in early 90s, I would walk in Nairobi by myself and nobody bother me or kidnapped me luckily lol. So I guess the security situation is a recent thing I am guessing.

      @@Kiama17 you said it yourself, you were last in Addis as long ago as 2010. You need to see it now my friend. Addis Ababa is currently the most developed city in the whole of East Africa in terms of infrastructure relative to its size in area and population. And with the GERD dam (Afrika's largest power plant and hydro dam) functioning, it now has year round electricity. At the moment Nairobi does not compete with that.

      @@ThePrincipality-dy1iq You mean the electricity is uninterrupted ? Nairobi public utilities needs help but most building have back up generator. I'm Somali from Somalia, if I were to choose a place to live. Definitely Nairobi if it had better security and that has to do with wealth disparity. The Kenyan government is working on providing affordable housing to it's citizens which is way ahead by itself compare to sub Saharan Africa Countries, the only country that is doing a great job is also Rwanda both in development and security. I think improving poverty starts with providing affordable housing and the Kenyan government trying shows they are at least trying to improve the situation. It terms of knowledge, and implementation of infrastructure improvement which is close world class. I think their justice system is broken and police are resorting to shooting gangsters dead. But hopefully, they can provide opportunities to youth so that life of crime is not necessary and those hardened criminal are given prison sentences rather than corrupt judged being paid off. Ethiopia is trying to do one big project but the city is very old and needs modernization. Not a one time.. I will only agree with you that security and culture of respecting private property is much better in Addis Ababa.

    Nice video. The place is called Hurlingham. Yayah Center is a shopping mall in Hurlingham. Apartments go for KShs10 - 60 million & rent is averagely KShs 60,000. You just passed a billboard with an apartment price listed at KShs 10 million. Properties worth over $1 million dollars are largely found in Karen, Runda, Lavington & Muthaiga. Its not true that Banks will require customers to raise 50% 9f the capital for projects, its usually 15% - 20%.

      He said 120,000 Kshs for rental apartments and about 100million for buying space,,,when you buy space in an apartment the price is very different

      I would assume he was telling him the cost of the land, however the cost of apartments is on point. He is fibbing about the Kibaki era with the Indians, what kibaki did was to make sure banks loaned more money to sme and individuals, that is the era that the Chinese came to kenya with baskets of money. Parklands is still dominated by Asians. Kibaki did not expropriate any land from Asians, unless you talking the cartels in Nairobi county stealing from legit owners. Land thievery is rampant in kenya in due part to endemic corruption.

    I think it depends on the lender. Some lenders will take 10% down and do up to a 25 year mortgage. Others will just require you to buy the land and they will lend you the rest and take from a portion of the rental which they are responsible of finding the renters.

    Kileleswhwa ,Riverside ,Lavington and them ,died when 'Fancy' appartments and Townhouses started Mushrooming everywhere leading to an influx of people from everywhere .All the wanabes moved there and shared Apartments. I think it is just a glorified Version of Umoja Innercore .You should have seen it when i first moved to Kenya

      True. I grew up in Kileleshwa, late 70s and early 80s. There were no apartments then, and the compounds were so huge. Some residents would play golf in their own compounds.

    That cost of 100 million shillings the driver quoted for an apartment in Kileleshwa was dead wrong. That is 1 million dollars. There are no I million dollar apartments in Nairobi.

    In an attempt to provide context as to how at one time kenyan Asians at one prospered disproportionately, let me give you a brief history of our country.
    During the tenure of the second president the late Mzee Moi, from 1978- 2002 it is fair to say that despite whatever good intentions he had, corruption had run rampant. Those who "knew how to play the game" among them asians profited disproportionately even as an inevitable result the wider country suffered economically.
    And with the widening of the divide between the "haves and the have nots" obvious tensions arose and it wasn't just a racial thing it was more of a class thing leading to lots of petty crime it just so happens the Asian race was classed in one group with all the other "haves".
    Fast forward to The tenure of the third president Mwai Kibaki there was a crackdown on corruption and attempts of recovering proceeds of graft, streamlining service delivery, and a general opening up of the economic space boosting consumer and investor confidence that provided many more Kenyans and others as well an opportunity to get on the road to economic development.

    To be fair, I find the information about Indians in Kenya rather misleading. The true picture is that the British brought in the Indians to help build the railway and also brought in Indians to work as civil servants. This was about 100 years ago. At the time, both India and Kenya were British colonies being ruled by the British Monarch. The Indians were more educated than the Africans and therefore enjoyed more privileges from our former colonial masters who as usual had mastered the art of divide and rule. With this kind of arrangement, it’s obvious the Indians felt that they were better than the Africans but this is not to say that all Indians felt that way. As for the segregation in so far as the living areas are concerned, it is the British who sub-divided Nairobi and allocated separate areas for the White people and other areas for the Indians just like it happened in South Africa. This arrangement obviously started changing after Kenya gained her independence where more and more Africans started acquiring most of the prime land in Nairobi. In fact, Indians own just a little over 5 % of the entire land in Nairobi including the CBD Central Business District with the rest 90% being owned by Africans while the rest is owned by other foreigners including the British, Jews, Arabs etc. Where Indians excel in is in manufacturing spheres because they have the advantages of tapping into the resources from their kins in India. Aswe know, India is quite advanced in Industrialisation, science, medicine and technology. These are the areas which Kenyan Indians capitalise on and make a lot of money. Secondly, many Indians work ethics is quite high compared to many Africans and this gives them an edge in the market which ever area or sphere they venture in. Truth be told, without the input of the Indians, Kenya would not be where it is today. Uganda chased them out in 1972 when the self declared Field Marshal Idi Amin Dada sent them parking. Uganda has since struggled economically and in fact about 15 years ago Uganda had to recall and compensate the Indians whom they expelled so that they could resurrect their business in Uganda. Aa for not intermarrying with other Kenyans, it is well known that Indians practice arranged marriages world over. In fact, they go to fetch for their spouses in India itself rather than marry from their own fellow Kenyan Indians. This is a deep rooted culture and we have to respect it. The Somali community practices the same mode of marriage and we’ve got to respect that as well. The problem most Kenyans aged between 40 years and above is that between 1980-1995 or thereabouts, corruption took root in Kenya from top to bottom courtesy of the leadership of former President Daniel Arap Moi’s government. During the period, there was no democracy in Kenya and abuse of human rights was rampant. As a result of this, Kenya suffered economic sanctions from the US and other developed countries and the IMF as well as the World Bank. Government had no money and that’s when Indians were given unfettered entry into the President’s office since they could take money to him for his own political purposes. With such came protection and that’s when some of the Indians also felt that they were untouchable and could mistreat and abuse their employees without facing any sanctions. That came to an abrupt end when the third President Mwai Kibaki ascended into power and stopped those unfettered entries to the President’s office and with this new anti racial laws and labour laws were brought in to safeguard the interests of the employees. Bad and arrogant Indian employers started facing court actions since they couldn’t enjoy any more protection from their puppets in the government. Now if you asked anyone African who is below the age of 30 today about the Indians, you will get a very different response because they have not lived in that dispensation impunity by the Indians from 1980-2000. Indians are nice people, very smart and hardworking and indeed true Kenyans.

    Lol. Soon as he called it "Yaya area" (despite the large signage by the petrol station saying "Kilimani") I knew we were gonna be in for a bumpy ride of misinformation. Suggesting about 100m shillings for a 2 bed apartment in Kileleshwa soon confirmed that the otherwise lovely Maina was fully out of his depths in this neighbourhood here. Please watch for scenery only. :-)

    These are more of upper middle class and not upper class estates. Upper class areas are more exclusive -e.g. Kitusuru, Karen, Muthaiga, Runda etc; Then there's also those who opt for the outskirts or completely out of Nairobi e.g Nanyuki, Naivasha and such

    Kenya needs street-trains and overpass trains, the city area needs to be expanded and proper underground drainage established at the same time. Great to see there are pedestrian zones along the road, so good for cycling or walking or going for a jog (early morning before it gets busy)

    Indians were not segregated, they live in communities and they have tight bonds within themselves and practice their culture which makes people feel like they are outsiders which is not the case...Their stories date back from the days when their parents came to help the British build the East African Railways and these are the offspring of that era.

    So the apartements 2 bedroomed in Kileleshwa, kilimani are going for approximately between $ 90,000 to $ 210,000. If you want a $ 1 m Property which is app ksh 100,000,000 then better buy a home in Karen.

    A 2 bedroom apartment probably goes for 15 to 20 million Kenyan shillings, also Ksh 100 million is approximately 1 million dollars and no apartment goes for that amount of money.

    Colonial segregation by race before 1963:
    In order of priority:
    Karen - White settlers
    Parklands was the Indian designated area by the colonial government
    Arabs - 10 mile coastal strip
    Somalis - Eastleigh
    Native Kenyans - rural areas and slums (they needed a pass to come to the city)
    Africans started owning property in these exclusive areas after 1963. But the greatest advance was recently in the 2000s when the colonial leases(99 years) came to an end and many foreign owners did not renew their leases.

    Kenya runs an open economy where there are no controls on the amount of money an individual can bring into the country or take out of the country so long as the money is legitimately your money. Foreign Investors never worry about what would happen to the profits they make in Kenya because they are allowed to take it with them at anytime. Equally, a foreigner does not need to be in partnership with a local in order to start a business in Kenya unlike what we see in many African countries.

    100,000,000 Kenya shillings is approximately 1million USD, your guide exaggerated on rental prices and house purchase prices, between 500 - 1,500 USD you can rent a very good apartment and as for purchase I recently bought an apartment around the corner from Gaya centre for 7 million Kenyan shillings for 70,000 USD. I only wish you had a better tour guide, he didn’t do Nairobi justice for you. If you come back I would be more than happy to give you a factual tour!!!

    the prices quoted by the driver are way too high. In kilimani and other middle class areas a one bedroom a payment ranges between 450USD to 500USD a month
