Urban growth is inevitable. So is densification. The utilities/amenities in Nairobi should be upgraded to match this. Otherwise urban planning is about foreseeing a future. Why not avail enough utilities?

@@nickngunjiri4282 The government of those rural areas have collected more than enough taxes since 1963 to spearhead development. Also, investors are attracted by things like tax incentives, a good criminal justice system, decent regulation and so on. This is just poor planning, to concentrate everything in 3 areas of Nairobi while the rest of the country gets almost nothing. Unsustainable.
Obviously these developers have contacts within the office of the governor and NEMA...How else did they get approvals and even if later disapproved, constructions still ongoing? Disapproval of construction means the county government can get court orders to bring down the buildings. It's a whole lot of stench in these offices
Easier said than done. Those developers have enough money to pay the entire NCA personnel for an entire year plus . They are also politically connected and very dangerous.
High rise slums my foot. The county government and national government must work on improving the sewer systems and social amenities. The population is growing and Nairobi will have double the current population in a few years to come.
Nairobi is just highlighted due to the current extremity of the problem. But all of Kenya's urban centres have a challenge in coming up with proper plans and exercising fidelity to those plans as they are being worked. The problem lies in the mindsets of African most of whom have not lived through urbanization beyond a generation. The African is out of his village but the village has not left his mind.
County government of Nairobi are to blame, cause they have refused to expand the existing infrastructure, sewage ,roads and water pipes. The population in urban centers will continue to grow and eventually complete anarchy.
Things are changing population is growing I think the developers are doing a good job in settling people. However they should adopt supporting infrastructure alternative to the existing one. However the older entitled home owners should adopt to the changes Nairobi is for everyone
Exactly, whoever wants upcountry lifestyle in Nairobi should buy 2 Acres of land and drill a borehole. City council being the service providers shouldn't be whining of limited resources. They are the ones to provide since they collect taxes for the same
Old money vs New money. Buy and build your dream houses in farms that are in the outskirts of Nairobi and you'll never complain. But as it is, the buildings will be coming up everyday.
Madness knows no bounds. We must learn to plan properly and respect those plans as we move on. Running away from one mess we have created with just create more messes at wherever you are running to. The African challenge is a mindset problem. The solution lies in fixing the mindset instead of running away from the problem that has arisen from a warped mindset. It is like trying to run away from your shadow! It just can't work. You don't like your shadow? Just make yourself transparent and there will be no shadow to run away from!
Money, be it old or new ought to fit into a plan. Urban planning is one if the biggest challenges for Africans. Perhaps because not many Africans have lived through urbanization beyond a generation. Even the very planners and executors of the plans are basically villagers with titles and academic papers, but with very little socialization in the field of urban planning. The African mindset must be shaken up to appreciate what planning is all about
ati new money? making nairobi a slum one apartment at a time-there is so much land to move to-you cant accommodate the whole of Nrb in a few areas while other lie idle
If they broke the law then DEMOLISH THE BUILDINGS! That’s the only way to fix Kenya, enforce the laws ruthlessly because it’s not like we don’t have the laws.
@@mojojojo6525 High rise buildings is not the only route to slums. Buru Buru and indeed most of the old well planned middle class estates have been reduced to slums through extensions abd grabbing of public spaces. The African problem is a mindset problem. Africans left their villages fir the cities, but the villages never left their minds. They live and think as if they are villages of the old days. Zero respect fir development plans, taka taka all over, unplanned extensions of planned buildings, peeing all over the place, spitting and throwing out phlegm with wanting abandon, and oh yes, you see smartly dressed ladies and gentlemen driving smart cars, throwing maize cobs and banana peels as they drive! And thinking about it, on average, the urban dweller in Kenya has been urbanized for less than 15 years. The urbanite in Kenya is actually a villager who has been transplanted into urban centres.
If Developers can adapt and install water saving appliances in these high rise buildings this can greatly reduce the pressure on water resources and ground water .Toilets account for about 30% of water usage in these houses if they can install low flush efficient toilets like our arumloo toilets this can save Upto 70% of water which can translate to millions of liters in water
Good planning is wholesome. Water is just one of the many pressures that arise with helter skelter construction of high rise building in a zone ought not have them. Urban planning requires foresight and discipline. Knee jerk responses arise because of poor planning.
But some of these residents' associations are insufferable elitists. Nairobi is one of the fastest growing urban centers in sub-Saharan Africa, it was only a matter of when rather than if highrise buildings were going come up sooner or later. Let's learn to accommodate everybody. The question is, why are we still using amenities from the pre-colonial and early post-colonial eras? This is a failure on the urban development authorities' part and not the developer's.
The issue is not whether you have high rise buildings or not. The challenge is on how they come about and in how well planned they are. The challenge lues in having a severe mismatch between the state of infrastructural support vis-a-vis development of high rise building. There is need for proper planning with clear zoning policies. Then we need to respect those plans as approval for new developments are done.
You can't justify urban decay in the name of accommodating everybody. Plans take into cognizance where the society is and where it is projected to be in future. Kenyan society is very diverse economically. There are low class, lower/upper middle class, and then the affluent. There is a pattern in the growth of these segments. Any plan that ignores those realities of existence is utopian, and will only lead to urban decay.
Good idea. But try telling those "wannabes" who want to be associated with "posh Kilimani". They'll buy or rent anything and then share a single room with 10 other people. The "bora ni kilimani"- attitude
But why should the apartments not be bought yet approving and enforcing agencies gave the greenlight for their construction? Are you suggesting that it would be in order if a developer chooses not to sell but rather to retain and rent them out? Those agencies responsible for maintaining order in the city must be called out for failing in their duties.
The problem is if u research it's most likely immigrants refugees doing this that's why they need to go home there is no war in Somalia, they do this even in Nyali just to have a high end address in Kenya for cheap
I don't think stopping developments is a solution maybe consider extra taxes to the rental properties to cater for the additional strain on the infrastructure. For land and home buyers I think buying land in close proximity to the town center you cannot expect it to remain the same for 50 years! You must be flexible to the changing times and embrace the fact that developers can equally offer you compensation for relocation.
but honestly the population is growing and young upcoming rich generation also want to settle in places like these .....so the old generation that time has changed ...kileleshwa cannot be where it was 10 yeras ago.....but the county government should enfocr on planning for these building so that it doesnt turned out to be another eastlands🤣

Nairobi is a conundrum. The market demands for housing near cbd to avoid the insane commute times of 1 hour plus and traffic. Such developments that benefit many are pushed back by people who want to be exclusive despite not living in an estate. The government is pushing back and refusing to update old infrastructure that will benefit many. Developers have seen this incompetence and are simply moving forward as the demand is overwhelming to allow for issues like privacy or legality, as long as the construction is sound, everything else be damned
Once upon a time kirinyaga road, kilome road, etc. were residential areas. Time is unforgiving. Simply walk away. Look at the European community that felt karen was taking in everyone a word which is relative in use. The are many others who have left and poor you people left complaining there. Poor people blame others, while rich people take action for their own destiny.
Those Europeans are running away from African madness. The villager having found himself in the cities is busy turning them into a village, and oh yes, Europeans with many generations of urbanization are running away in horror. I don't think you and Newflix get it. Neighborhood's become run down because of exactly what is happening now. Overcrowding, congestion, and generally not a good place to live in. Kahawa Sukari falls under Kiambu. The madness of converting leafy sub-urbs in Nairobi into concrete jungles emanated from Nairobi Kanju. Likewise, half of Lavington was rezoned to become a concrete jungle.

City council need to acquire more land from taxes they collect instead of whining, they should ncrease volume of water supply, and sewer capacity. The population is growing, the city is growing and so is the taxes. Else no one has control over the type of house I build in my land more so the title deed indicates absolute owner. Those BC generation need to move to upcountry where there is enough space or buy huge land in the city and drills their boreholes instead of trying to impose control on people and their property.
There is no such thing as absolute ownership of land or real estate assets in cities. Land in cities and even lower urban centres is subject to physical plans of each urban centres. You subdivide your plot as you wish. You can't put up structures disregarding plans for that zone. You can't bury your deceased relatives in your compound even thought there might be adequate space. The zoning and planning for each area might even prohibit you from keeping cattle. Towns are planned!

You will only loose if you have faulted NEMA,NCA or the area is not zoned as residential in which case you can still apply change of user certificate else all permits are granted if you follow the right channel.
@@kelvinmuthami4147 Let me bring you up to speed on a few points. There are different types of ownership of land in Kenya. The ownership documents that have statements like "absolute" are called TITLE DEEDS. This ownership type is also referred to as FREEHOLD. They appertain to absolute ownership, not only on the degree of freedom as to what you may do with the land but also that there is no limit on the period of ownership. Such TITLE DEEDS are often issued in areas that have a strong rural nature. Then we have a second type of land ownership. They are called LEASEHOLDS and they not only limit you to the duration of ownership but also imply that the plots will revert to the body/person (the lessor) who has leased it to you (the lessee) upon expiry of the lease period. The lease may come with terms for use. They are usually 99year LEASEHOLDS. And the document issued for such ownership is referred to as a CERTIFICATE OF TITLE (and not title deed!). That's the kind of land ownership that is found in major towns and cities. In such a case, the LESSOR (Govt of Kenya/County Govt/etc) has a major say on how you, being the lessee, may use the land LEASED to you! Remember it is a LEASEHOLD with a CERTIFICATE OF TITLE but not a TITLE DEED! That's why you freely bury your dead relatives within their compounds in rural areas, but you dare not try the same in the city, even if you own a 5 acre plot on a LEASEHOLD ownership. I own properties on 99 year LEASEHOLD in the city with CERTIFICATES OF TITLE and I also own properties in rural areas on FREEHOLD with absolute unlimited period of ownership, with TITLE DEEDS, so I know what I am talking about. The structure and wording of the two types of document are entirely different. Finally, it goes without much debate that you cannot put skyscrapers in any part of the city because firstly, the city is zoned to control the kind of structures and activities that are permissible in any area. Secondly all developments have seek and obtain prior approval before commencement of construction. It is the County Govt that changed the zoning guidelines for Kilimani, Kileleshwa and half of Lavington without detailed public participation. The other half of Lavington remains intact under the previous zoning guidelines The rot began with the County Govt and its predecessor, City Council.
What good will it do you to run away from your natural slum then to export your slum mentality to a pish area and create another slum? The problem with where you live now is because of your slum mindset. It has been stated before that if you hand over a posh estate to slum dwellers, they will most likely convert it into a slum within a short time. But if you hand over a slum to posh estate dwellers, they will quickly convert it into a posh estate. The problem is not with where you live, but your own mindset.
If one is accustomed to privilege equality can feel like oppression. Instead of complaining about the amenities they are complaining about the "new comers" 😂
Urban planning does not create equality. Instead it takes cognisance of the socio-economic diversity in society and plans differently for different classes so as to match their diverse needs and means.
Selfishness ..why can't they upgraded those amenities..sewerage, water system instead of whining or go start another estate elsewhere. Things never remains the same no matter what.
No one is asking that things remain the same. What is being rightly demanded that change ought to be a well planned activity with public participation.
Nairobi is growing, people should adapt or even move to other remote areas. Nairobi county should go ahead and construct sewage and drainage. The county government should make sure that there is running drainage well.
It is those who are invading zones catering for the affluent who should seek their place of habitation in those remote areas you are talking about. Why should an invader be accommodated at the expense of residents of a zone of affluence?
This is happenning in all parts of Nairobi, but you take such seriously because it involves posh surburbs as if its not fellow humans living in other parts of the region.??
What's their point? Maskini arudi slum azidi kuwa maskini ama? This is what these people seem to be saying. Why can't they advise the government to work on the amenities etc
You seem to be clueless about controlled development. So you want Nairobi to be like another India? We already have more slums and we can’t risk to have another ones. And what makes you think those bedsitters cheap?
Because its Kilimani....now its news...when this was happening in eastlands...non of you spoke up....kuleni hiyo...no difference between Umoja na Kileleshwa
This is a non issue. Cities change all the time . The developers are providing housing at their own cost. I dare anyone to live in another African country and see how difficult it is to get decent housing even when you have money. I'm so grateful to be back in Kenya.
its the unregulated building thats the problem. they should only build if there is electricity, water, sewer system and proper infrastructure that accounts for road safety and other types of transport then using a car. nairobi is just complete chaos now. it shouldnt be like that. they should invest in other cities so that you dont have to live in nairobi for a good job. if you do it, do it right. in 10 years this will be a even worse place to live inm. cities wil always change. they should make sure that its a good/positive change, not a bad one. and its possible. look to europe. not every big city is chaos.
The fact the cities are changing is not an excuse for introducing urban decay. Changes must be within the context of a plan. And there are procedures for preparing and altering urban plans. Helter skelter construction of structures disregarding urban plans in just an invitation for chaos and urban decay.

That same thing is happening every developing City Pack your items n sell ur property at high value reside somewhere else The county should provide all necessary services to the developers actually we should consider this as development
Kenyans want Affordable housing. Let them build everywhere as long as they are descent houses. Developers have nothing to do with water shortage. It's the work of County government to add more sewers and more water. Let's be serious and know that kenya belongs to all of us and not to few rich people.
Very stupid comment here. Cause government is who? It’s you and I!!! Meaning the setup has to think of all of us. But because you think with your feet you and your children and your children’s children will be a burden to Kenya for a very long time.
Modern cities need proper planning, categorising residential areas from high end to lower middle class. We can not mix all together and expect to be classified as modern metropolis.
If the population keeps increasing so quickly, do not expect the housing prices to ever fall... Family planning should be heavily promoted and encouraged to avert disaster.
I think the population has grown and you can't compare it with the population of 19th century there is a need for more housing gardens for children to play so the story of four story buildings is Sustainable at this point alow them to construct bt consider policies that are therein to followed either for climate change, population demands , tourism and so on
When M-pesa was invented, financial institutions were like prrrsssstttttssllslsssllshfrvhvfhfdhhc!!!!!! Today, these institutions accommodate every aspect of M-pesa. Change is inevitable. Tell the city council and government to upgrade the essential amenities; you mean rich guys.
It's time for difficult decisions, Gov Sakaja. Knock them down! Polycarp Igathe would not have allowed such nonsense. In Runda a developer tried and the project got stopped in his tracks before going further. If you can't do the job, time to leave the seat for someone who can.
if your an old resident you need to conform to change or upgrade to runda and muthaiga, the growth rate of Nairobi will always lead to housing constrains and so called high end estates of today are the ghettos of tomorrow.
Runda and Muthaiga have their owners who have no space for accommodating rich refugees from Kilimani, Kileleshwa and Lavington. Therefore invaders from Mukuru kwa Reuben, Kibra, Mukuru kwa Njenga should stick to their lane and allow the affluent citizens of Kilimani, Lavington and Kileleshwa to enjoy their years of hard work in peace. Expansion and development to accomodate the growing population is a good thing the problem is how we choose to do it. This is clearly not sustainable. The government needs to plan and regulate development all across the city otherwise nairobi is fucked!!
Lawlessness is the law until it becomes common for punishment to manifests as the consequence of breaking the law. Demolition should also be exercised.
The people complaining about the beautiful high-rise buildings are just jealous they are not able to do the same. Like most people have commented the government simply needs to upgrade the social amenities to keep up with rising demand. Urban growth is inevitable. So is densification. The utilities/amenities in Nairobi should be upgraded to match this. Otherwise urban planning is about foreseeing a future. Why not avail enough utilities?

High rise slums my foot. The county government and national government must work on improving the sewer systems and social amenities. The population is growing and Nairobi will have double the current population in a few years to come.
Are you saying when population increase we should keep depleting our land with buildings? How about you stop having many kids

Facts. Worse, these developments are funded by cartels, including terrorist cartels. This country is finished.
Things are changing population is growing I think the developers are doing a good job in settling people. However they should adopt supporting infrastructure alternative to the existing one. However the older entitled home owners should adopt to the changes Nairobi is for everyone
Well put
Exactly, whoever wants upcountry lifestyle in Nairobi should buy 2 Acres of land and drill a borehole. City council being the service providers shouldn't be whining of limited resources. They are the ones to provide since they collect taxes for the same
Every projet is required to pay an amount to the county, it should have been used to upgrade the infrastructure.
But why can't they go and build such in other parts like rongai, roysambu, mlolongo etc.. Every country should have a Beverly hills like estate.
How about you stop having kids.. Apartment destroy the nature since they don't encourage planting of trees
Old money vs New money. Buy and build your dream houses in farms that are in the outskirts of Nairobi and you'll never complain. But as it is, the buildings will be coming up everyday.
Nairobi to become another Lagos,
In the 80s, these areas were 'outskirts' of Nairobi

@@martoweche536 no
@@mojojojo6525 High rise buildings is not the only route to slums.
"If..."
Proper planning?
Nairobi to become another Lagos,
The issue is not whether you have high rise buildings or not.
Same in south b it needs to stop
1:25 Why are developers putting buildings right next to each other ? No view or air circulation. Greedy developers and stupid buyers..
Sad indeed. That's why they are referred to as vertical slums.
The solution here is simple. Do not buy apartments from these developers.
Good idea. But try telling those "wannabes" who want to be associated with "posh Kilimani". They'll buy or rent anything and then share a single room with 10 other people.
The "bora ni kilimani"- attitude
@@suihtflava Nigerians do that everywhere they go even in London
That not the problem, the problem is with those people who bought it long time ago when rules were being followed 😅

Nairobi is a conundrum. The market demands for housing near cbd to avoid the insane commute times of 1 hour plus and traffic. Such developments that benefit many are pushed back by people who want to be exclusive despite not living in an estate. Kahawa Sukari has been really STRICT about this.
Kahawa Sukari falls under Kiambu. The madness of converting leafy sub-urbs in Nairobi into concrete jungles emanated from Nairobi Kanju.
@@georgeodhiambo598 How do you interpret this👉 " This is to certify that XXX is now now registered as ABSOLUTE proprietor of the land comprosing of above mentioned " It's in every Title deed whether in CDB or village unless it's under lease or other entanglements.
That's why you can put skyscraper in any Estate. They will take you to court but they will loose.

With developments used to launder money from international cartels, including drug and terrorist cartels. The ignorance of the average Kenyan regarding their failing country is shocking.

Sakaja is the most corrupt governor in Kenya. He is the one pocketing the kitu kidogo from the developers who are building those apartments. We should blame him not the developers
Nairobi is growing, the population in Nairobi is growing, so there's need for highrise buildings. If we wanted Nairobi to remain the way it was 50 year's ago then why make it a capital city? I have seen the airport expansion, the express Way and so on. Now you're are referring to development as developing slams? I think we're confusing things and issues here
You're thinking shallow. There's away of expanding without Building tall building...
@@langatking1 everyone thinks differently, I can also say the same to you. People will always disagree and meet somewhere and compromise. But that's the reality. Maybe you can tell me what was initial population projection of Nairobi 50 years back and the current population. I know there is a loophole somewhere like change of use. and am sure City Hall had a plan for the future for some estates in Nairobi to have highrise buildings. We have county assembly. Please let's not be abusive. It's just a discussion
Why would the developers choose those areas.. Why not start their development elsewhere like mlolongo.. Or kitengela..
A country need to have classes, like lower, middle and upper class and where they live in character, so don't mix the rich and middle class
@@muemakiio3466 because of the location, they need good returns from their investment. There's another approach, I've seen the whites relocating to Tigoni and others to Naivasha since Karen is now congested and noisy because of development. People from these areas too(Lavington, Kile etc) should also relocate to Kitengela, Mulolongo, koma etc since now Nairobi is developing very fast and expanding hence the need for highrise residential building. That's the reality
This were rules set over 30 years ago , we were not yet born now Nairobi is our home .Change is inevitable , increase the resources . we are the Gen Z , we set our rules not just following baby boomers rules.
