Set in the area of Piazzano, close to the village if Pergo, near Cortona, two fully restored stone buildings either side of a flagged and stepped courtyard, offering ample and comfortable accommodation. Four bedrooms and four bathrooms between the main house and the guesthouse, with the possibility of renting one and living in the other.
The property is early 18th century with the ruins of a mill from an earlier date; the ruins of a mill race and water containment pond are thought to much older than the house. Apart from the historical interest, its presence may also allow a potential buyer to build another dwelling elsewhere on the property. Enjoying a dominant position on the hillside above Pergo, with far reaching views over the valley and surrounding hills, as well as towards Cortona itself in the near distance. Although falling inside the boundary of Umbria, the house is very much a Cortona property, being less than 10 minutes drive from the town. Also, only a few minutes to the local villages of Pergo and Montanare, with plenty of utilities and restaurants within a very short distance.
Since 2006, the bathrooms have been renewed, while 2 new kitchens installed and a 'state of the art' heating system have been installed. The swimming pool has been changed to salt water and covered by a telescopic, easy to open, roof. The entire property is furnished to the highest standards.
The main house comprises fully fitted kitchen with Aga range cooker (including electrical unit), utility, cloakroom, dining room, tv room (den), sitting room and large hallway leading to the stairs for the second floor where is to found an extremely large ensuite bedroom. There is access to the garden and terraces through double glass doors from all floors. The master bedroom is enormous with 4 windows, all with beautiful views of the garden, surrounding countryside and the nearby hill town of Cortona. The ensuite bathroom is similarly large and it comprises a free standing cast iron bath and separate large shower. The bedroom could easily be divided into 2 good sized double bedrooms and access to the bathroom made for the second bedroom.
The guest house comprises 3 bedrooms, 2 bathrooms and a kitchen. The lower level has an independent ensuite double bedroom, while the upper level has an entrance hall, 2 large double bedrooms, a fully fitted kitchen cum living room, and large bathroom. The kitchen has double glass doors leading to the swimming pool area.
The heating system is computer controlled and comprises an oil fired boiler and heat exchange system. In addition to these, the house has solar panels providing hot water and 24 photo voltaic panels which provide electricity for the national grid for which a remuneration is received. Air conditioning recently installed in some rooms.
The swimming pool measures 12 metres by 4 metres, is salt water and is covered by a 3 piece telescopic, double skinned roof which runs on rails.
In addition there are 3 garages, one of which houses the pool workings, central heating sources and tools, while the others are used variously for cars and storage.
In all there are over two hectares of land with the property, between manicured lawns, olive terraces and woodland. All enjoying spectacular views.

I would have the one bedroomed house for guests, then use bedrooms in the other house as living space.
Maybe move into the house with the Aga in Winter, when guests wouldn’t normally stay.

How do you keep finding such beautiful places? Love the red shutters and the garden is amazing.
Its amazing people phone up and say, Hey Nick can you sell my property, he doesn't find them, it his business.
I think I may have a go at the red shutters here in Canada! I put a large red beam in my living room and it came out great with the terracotta/peachy walls. That's the thing about having a really old house- nothing looks terribly out of place :)

One thing i've learned from your house tours is 'less is more' when it comes to interior design. The temptation to fill the walls with art etc can take away the natural elegance of a building. Some of the most minimal designs have left the longest impression, so this one needs quite a lot of decluttering.

Love this house with a separate building in case you have guests or rent it out, you have privacy, looks like a villagetto small village.😀 I wonder if it has its own artesian well I guess so with a big pool and green garden. You can rent just the smaller parts for 3000 Euro a week easily!

this is really interesting as it's a combination of quintessential english country cottage with italian design ... interesting downstairs in the main house that makes one want to explore and the upstairs bedroom with that bathroom (which i find really rather elegant) is wonderful and, as you quite rightly say, the garden is heaven .... and not a sound! i'm not a fan of this part expose brick and plaster but it's not my property lol. you would be hard pushed to find a property more ideally suited to having one's children and grand children over so you can "park them" opposite and enjoy them outside and part time in the main house lol
