The farmhouse and guesthouse are alluring. Favorite features the landscape, the interior/exterior stonework, the ceilings, floors. Favorite areas the farmhouse sitting room with fireplace, upstairs with fireplace, the outside terrace and the pool are EVERYTHIING! The guesthouse is so cute. Everywhere you look there is a picturesque view. It's a property treasure. Thanks, Nick, for a tour of total serenity!

There are so many great things about this property, Nick. Walking distance to a restaurant (tick), amazing swimming pool with a view to the national park (tick), perfectly sized house (I could live there), short distance to Sanselproco (yes please) and the benefit of a close neighbour. I am personally glad brokers started to use square m rather than sq ft. Let me break it to all Anglo-Saxons, we don’t care about sq ft. The metric system has worked far better for centuries now.

One of my favourites, Nick. I love your enthusiasm for this style of new/old property. The setting, the views and the pool are all gorgeous but I think what most impresses me is the master bathroom and, indeed, all the en suite bedrooms, and the pizza oven. Who wouldn’t want to come and stay?

That dark blue stove...that kitchen is awesome..that first bedroom was my master bedroom with that seating area, fireplace..LoL already visualizing who sleeps where, when they come to visit. Sorry to hear your still haveing a heatwave there ,It must be unbearable and yet your still taking us to these beautiful properties again many thanks we appreciate you. I really loved the lay of the land . I liked that you could walk to places and I thought seeing a couple of houses about was as you say charming. You still have your privacy and if they are nice people neighbors nearby . It’s beautiful except the one thing I just don’t understand nor did I like was when you go up to the master bedroom and at the top of the stairs your greeted by a glassed in bathroom first thing. I just don’t get it. Hahaha to each his own . Other than than lovely . I especially loved the living room floor . So beautiful . So until next time Nick have a beautiful blessed day 🌬💨💦

What a great property! I like the layout, two fireplaces, master bedroom suite, and the views. It seems like it's in the middle of nowhere, but yet there's a "really good" restaurant (is there any other in Italy?) within walking distance. I actually thought the price would be higher. If I only had the money.... Nick, another fabulous tour! Thank you! By far you offer the best tours and a variety of properties in Tuscany and Umbria that I've seen. Allora, andiamo al prossimo!

That place smells like home. I wish that was my house. Sorry to hear about your car breaking down. As a Toyota owner and as a Reliability Engineer, I can tell you that is a rare event. It should last you 500,000 miles with just oil changes and several sets of tires. Every once in awhile, I hear.of one having an issue.

Killer House (s) with the perfect amenities. Location-Location-Location ! The first rule of Real Estate. At first I said....$1.2 million, then quickly changed my mind and said $1.5 million. Yeah! Less is more here, a real classic simple & elegant feel! I put this in my save file for when my ship comes in!

This one is again a nice piece of thoughtful and well-done renovation. The site of that property in that part of Tuscany close to Umbria is phenomenal... A bit too large for my (ou) purposes, but THX for presenting us this gem in the oaring heat.

Have to say nick, your camera work is better than some youtubers i know with over 1.4 million subs…what ever you are using is great for adjusting the light, and the dynamic range does’nt get caught out either..just for the views and quietness it is worth the money. I guess you are a purest in that these barn conversions should be kept as authentic as possible (similar to english grade listed buildings) and inside can to some extent be decorated either simply rustic or too more modern features..just checking to see if i won that euro lottery ticket..👍🙏🍺

Fantastic property Nick - I love watching your videos! You might have covered this topic earlier, but when I see these beautiful properties I often wonder about how much I have to expect in total running costs per year assuming you will use it most of the year (but still, not becoming a resident). Using this property as an example and assuming I will not be able to do any significant work myself, how much should I calculate with to maintain the property? I am thinking everything; the buildings, the garden/land, the pool, the different kit, heating and airconditioning, fees and taxes and maybe more. Could you give us an approximate idea, so that it is possible to assess if this dream can become reality? Thanks Nick
Excellent question. Depending on your nationality the max you can stay in Italy is 180 days. You will need to check first. One can get a residency but you should consult an immigration lawyer first. Depending on the size of the property and what amenities are offered, pool, garden, size of house, etc, one should budget for 8,000 to 15,000 euros. Please note every house is different. We all need to look after the planet. Sorry this is short and I’m planning to make a video on this very subject. Hope this helps. Nick.

Great, involving presentation as always! 👍🏻 I know the upper Valtiberina quite well and also follow the regional real estate market for years. I also know the exact position of this house. Therefore imho the asking price is way too high. I understand that selling a house you want to keep a little space for negotiation, but imho even a starting price of 1.150.000 EUR would be quite optimistic for this house in this position. 1,5 million for it near Siena or Firenze - easily. Near Arezzo - maybe. But where it actually is and the way it is - no way. Good luck nevertheless 🍀

What are the property taxes? (Here in L.A. it would be about $20,000 - $30,000 / year for a similar property.) Also, I missed if you talked about cell phone reception. Gorgeous property! Any chance you could add 5 - 10 minutes of video of nearby town? How far to a doctor/clinic? How far to a hospital? You mention it was hot when filming...how hot is that? How cold does it get in winter? BTW: excellent camera work! I love that it is "one take"!!
I do not know about taxes, but the college where I used to teach has a small campus in Sansepolcro. There are excellent doctors there. There is a hospital in Sansepolcro and also in Arezzo, 30 miles west. It gets hot, but not nearly as hot as Rome and Florence because it is surrounded by mountains, as you can see from this video. It gets pretty cold in the winter, and snows but not all the time. Sansepolcro is a lovely and friendly small town. I have been going there for 25 years.
@@lindafitzsimons5542 Sounds lovely! I love 4 seasons where the winters are not too cold and the summers are not too hot. Having a hospital close by is important as the European & North American population is aging!
@@beehive5835 I live in NC, so I have the four seasons. This area of Italy reminds me a lot of the mountains of NC. My son lives in the LA area, Santa Clarita. The college in Sansepolcro has to have medical care for students and the teachers year-round. It's good care, and you pay what Italians pay, which is very little compared to American standards. I'm not sure how that would work if you lived there permanently in this wonderful house.

It costs so much less for housing, health care, and property taxes in Europe compared to Canada and the U.S. I really think that Europe would be a great retirement destination for Americans and Canadians. It would be great if there was some kind of health care deal between Europe and the U.S./Canada, so people could have access to lower-cost health care in Europe with their Canadian/U.S. health care insurance.

I tried the link to your website but not knowing "where" the property is in Tuscany makes it difficult to find. I'm sure you have a logical reason for not wanting to give the viewers a direct link, but as one of the "said" viewers, I would find such a link very helpful. Cheers.
