The difference between built-up and carpet areas will help you make an informed property-buying decision.     What is Carpet Area?
    People often wish to know what carpet area means. A carpet area is an area that can be covered by carpet, or a net usable area is called a carpet area. The carpet area is the distance between the inner walls. Common areas, such as the lift, lobby, etc., are not included under the carpet area.
    What is the RERA carpet area?
    Homebuyers are often curious to know what is RERA carpet area. According to Real Estate Regulatory Authority (RERA), Carpet area means an apartment's net usable floor area, excluding the area covered by external walls, areas under services shafts, exclusive balcony or verandah areas, and exclusive open terrace areas. Still, it includes the area covered by the internal partition walls of the apartment.
    Explanation - The expression "exclusive balcony or verandah area" means the area of the balcony or verandah, as the case may be, which is appurtenant to the net usable floor area of an apartment, meant for the exclusive use of the allottee, and "exclusive open terrace area" means the area of open terrace which is appurtenant to the net usable floor area of an apartment, meant for the exclusive use of the allottee.
    Note: If you have booked an under-construction project and when the flat is ready, there is a difference between promised carpet area and the given carpet area, you will get a refund. There can be an increase or decrease in the carpet area, so money is charged accordingly. However, the increase cannot exceed 3% of the promised carpet area. RERA sets this limit.

    Carpet area = Area of bedroom + living room + balconies + toilets - the thickness of the inner walls
    Under the RERA Act, the real estate developer/builder is responsible for making buyers aware of the carpet area of the property. They must clearly define the carpet area and the super built-up area. The prices of the property must be based on the carpet area and not the super-built-up area.
    The homebuyers have every right to know about the ratio of carpet area to the built up area. The homebuyers must ask for the same. Based on the ratio of carpet area vs built up area, the space is calculated.
    What is a built-up area?
    The built-up area of a premise is measured from the external perimeter wall surfaces. It is the carpet area plus the wall thickness and other unusable areas within the apartment, such as the dry balcony, terrace, flower beds, etc. It is always more than the carpet area.
    Built-up area = Carpet area + area of walls+area of balcony
    Note: Built up area is generally 15-30% of carpet area
    What is a super built-up area?
    The Super Built-up area of a premise is the saleable area, which includes the carpet area, along with the terrace, balconies, areas occupied by walls, and areas occupied by common/shared construction (e.g. lift, stairs, etc.). In some cases, builders include amenities like a pool, clubhouse, and garden. Builders use the loading factor on the carpet area to arrive at the super built-up area.
    According to Real Estate Regulatory Authority (RERA), the carpet area, built-up area, and the share of the common area, like stairs and lobbies, that the entire building can use, is defined as a Super Built-up area.

      If balcony is within the house then it will be considered carpet area.
