I need some clarification on Carpet area to Super Built up area ratio. One apartment I have booked has carpet area of 845 sq ft, comes to 938 sq ft built up area and the builder has added another 115 sq feet as service area. On top of the total 1053 sq ft they have added another 25% loading and total super built up area comes to 1316 sq ft. I find this very odd that a 2bhk standard sized flat should come to 1300 sq ft while carpet area is a meager ~ 850 sq ft. Is this fair calculation or am i being overcharged?

Toh plz batadijiye compounding laise charge deke plan pass kara paaye? Bichmein aaya tha plan but tab paise nahi the. Abhi plz bata dijiye any way or nahi toh plz kuch JUGAAD Bata dojiye.
Whether balcony area will be added by builders whose flat was booked prior to 2016 but flat not delivered till date. Whether this area if added what to do
