As an Architect practicing for 35 years, I always calculated carpet area excluding the internal walls..... the actual area where one could put a carpet. I am surprised that RERA includes internal walls in the calculation of carpet areas. The percentage of internal walls in smaller apartments is usually much more than in bigger size apartments. There is a possibility that the buyer will not realize that the actual usable area is even smaller...... However, great video. Very well explained 👍

Builder insisted 2 pay Rs.30,000/- for GST n Rs.2,20,000/-for monthly maintenance/SoC formation etc.in advance to him directly.After paying everything he has not completed pending work n I"m forced 2 take possession in April 26th 2022 as I hv 2 leave previous residence.however though I hv done pending work of my own cost,common 4 sweeper, building repairing work etc again I hv 2 contribute 4 it.questioning 2/3 times,not getting any response frm Builder.pls guide me.Tks.

Dear friend, I feel valuations should be calculated on Carpet volumn not on carpet area. There is a practice to reduce the room height as less as possible to reduce the cost of construction. But that force the occupants to install AC as it is not possible to install ceiling fans due to very low ceiling heights. As a result it increases the living cost due to high power consumption and also many problems of sotte and arrange house hold belongings in a proper way. But the builder s take advantage s of this unnoticed sections.

The RERA Act has defined the term Carpet Area under Section 2(k) of Chapter 1 of the Act. As per the definition, Carpet Area means the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment.
If the project is completed before 2016, then the builder can sell that flat on super built up area. However, if the project was completed after 2017 then he has sell it only on Carpet area. If not, there are two options. Don''t buy or complain to government institution. The best option is don;t buy. This is a free market. If customer does not pay, the builder will be forced to remedy himself.
Sir, Real estate regulatory authorities are working properly in every states. And developer can calulate price on super built up area. But they must have to mention carpet area and balcony in agreement as well as in final sale deed. That is way still they are selling flats on super area.
Like mentioned in the video this information should be used to.compare different options. No builder will give the common areas for free so that price will be included in the carpet area. Buyer should know what size carpet area he is getting and what he is paying.
