    As a 21 year old, it feels like so few of us are willing to do these things in the proper order. Just marry the woman. If you’re not ready to get married you’re sure not ready to buy a house together.

      @@JohnM0rris I genuinely don't get the aversion to it. Marriage isn't for everyone; take the right legal precautions obviously, but imo the marriage part is fairly irrelevant.

      @@katy3901 if you want to draw up partnership agreements and establish legal protections in the case of certain eventualities then I’d imagine he’d have less of an issue. His argument isn’t the moral implications, it’s the legal implications.

      @@benwhitnell Fair. My issue is more with how this is presented as "don't by a house together unless you're married!" rather than the more reasonable (as I see it) "if you're buying a house together, prepare for all eventualities".

      Does he have things I completely disagree with? Absolutely.
      That is when critical thinking, educating yourself come into play so you can decide YOURSELF what is best for YOU. People in this community fail at that part, which makes them sheep.

A girlfriend or boyfriend that doesn't evolve into a husband or wife is, in fact, a depreciating asset so it would be wise, in my opinion, to dump said money/time/energy pit.

      @@katy3901 It doesn’t say much until somebody picks up and leaves you penniless. If you’re not married, you’re single. If you choose to walk away while married, there are many more legal ramifications. If you choose to walk away while single, there are probably no legal ramifications.

I know because it happened to me!! Student loans got paid because they took my money!! Me and my current gf both helped each other get out of debt and we are gonna buy a house and yes we do wanna get married but we don't care of we get married or not we've been just fine and even have a business together!! Everything Dave has said not to do doesn't apply to all!! We are more than good now and also no need for religion

      @@mikepayns9586 They have not decided on a house yet, but the house is going to be financed exclusively through my step-son. There isn't going to be anything shared. One person will basically pay rent to the other. Luckily they decided that on their own.

      You would think this would be common sense but sadly it isn't. If wanna live together premarital then just RENT or one already owns THEIR house. Another huge deal on this is don't just marry to be able to follow these rules as that is just piling TNT onto a wood burning stove

I totally get the legal protection argument and it's obviously something to exercise caution about, but many of my friends were raised with unmarried parents who jointly owned or rented the house/flat they lived in. People point to correlations about breakups and single parenthood, but they don't tell the actual story of a relationship.

    Dave’s advice was realistically good. I concur with him on this one. If you’re not married and plans to buy a house can be a disaster if things don’t go well. A good defense is a good offense. 👍🏽👍🏽

      No, Dave doesn't explain Titles.
      I bought my house with my GF, Titled as Unmarried Man, sole and separate property.
      Got Married, Married Man, sole and separate property.
      Had Kids, Community property with rights of survivorship
      When the oldest is 18, Titled in trust.
      If GF dies, no probate on the home, FREE title transfer.

    I bought a house with a friend. It was a joint purchase. When it came time for him to move on with his girlfriend I bought out his half with the help of my girlfriend who later became my wife. Everything worked out fine. The inspection stuff I agree with, not buying an over valued house I agree with. Being married serves a different agenda and has nothing much to do with buying a house, apart to serve tradition and religious sensibilities.

      They didn't even touch upon the financial aspect. Can almost guarentee they are buying more house than they can afford setting aside the disaster of buying before marriage. They should at least do a premarital agreement because I agree, they are going to buy the house. Should have just given them some advice on the math too.

      This is what I suggested to a couple of friends not yet married. House prices were way down, they weren't quite ready to marry, but she could afford to get it on her own, so I suggested that. She was looking at it as a huge commitment. It didn't have to be. I also purchased my first house solo, with my then girlfriend's input, but not as a couple. I was looking to buy for a long time before we started dating. We weren't buying the house. I was buying the house.

    Buy the house on your own. One of you can move in with the other but it needs to be one person's house.
    It's 2021, not 1950. More and more people are realizing marriage is a terrible idea and avoiding it altogether.

      That's still a bad idea from a legal standpoint say if the relationship doesn't work out the one that doesn't own the house is still going to feel like that house is just as much theirs especially if they financially contributed to the house

    I learned the hard way about PMI. They told me when my balance got to a certain point I could remove the PMI. Turns out this was a blatant lie and when I tried t do it, I found out I was still stuck with it for a lot more years - was still paying it when I sold. Lesson learned.

      I know friends who've bought a flat together. Of course, prepare for the worst and make sure you have contracts written up in case of a breakdown. But I don't get this aversion to joint owning without marriage; it's just not for everyone.

    This annoys me so much 🙄 I purchased a house with my boyfriend and they asked if we wanted the house to go to the other person or the beneficiary if we die. We agreed we wanted it set up to go to the other person. So no we would not own it with the others mom. Second, life doesn't always go in the order you want. Some people choose to never get married. We bought a house, we talked about having a baby unmarried (depending on our time line of when we plan to have a wedding) turns out we are having the wedding this fall and having a baby after. But we didn't need marriage to buy a house or have a baby. That is so old school christian thinking. They need to be more accepting of modern ideas.

    Playing house never works. I know a guy who did this during the shady mortgage stuff where they mortgage processor put on the application they were engaged when they were not, got the house with her and seriously they split like within less than a month of them moving in basically acting like roommates then she moved out taking almost everything. They both worked in a restaurant, got a nice cookie cutter subdivision house and I bet it got foreclosed on. I bet its even worse now in 2021.

    Finally after two years of watching Dave and Chris, I have found something that I disagree with. First of all I'm a Ramsey fan for life. My life has been forever changed for the better because of Dave. My girlfriend and I will get married one day for sure. We bought a house together and paid cash for it in 2014. At the closing we were allowed to stipulate that in the even that something happened to either one of us, the house would automatically go to the other.

      real question is pmi + property taxes + utilities. Depending where you live can come close to rent. Making the only real gain any appreciation the house has as well as having a home to live.

      I'd bet not. The legal ramifications of living together (dependant upon the jurisdiction) would be such that a cohabitant (gf/bf) MIGHT be able to claim an ownship without having contributed to the purchase. Marriage makes two people into one legal entity where living together keeps two people in a legal limbo.

    @3:00 Chris, I pay Mortgage insurance and it only cost me $80. I've refinanced several times now and it has never been over $100. Please don't tell people it adds hundreds of dollars. It may not be good still, but from my personal experience it does not cost that much. (and yes id still love to get rid of it and working toward it).

      I think the link between marriage is correlative, not causative. Imo depends entirely on individual circumstance, and marriage just isn't for everyone. I have loads of happy, healthy friends whose parents weren't married.

Though marriage isn't a black belt on love, it is a good indicator of other things such as stability and higher income.(at least for one of the partners)
      Though these are just things you would have anyways being that I would assume that people marry people that they have a healthy relationship with.
