I have been looking at areas, from E KY, to S WV, to NE TN, and TN has the best job market and best mix of amenities. Thank you for the informative videos.
I want to retire there (from California) but I'm pretty afraid of being shunned based solely on my license plates. My family is in WV and I really want to be closer to them. By the way, I LOVE the belief that politics are not polite conversation. That's how I was raised. I MISS that so much and still believe it isn't polite to talk about politics, money, or religion. Live your life, and I'll live mine.
Yep, it’s so inexpensive to get plates you won’t mind losing the time on your old ones. I tell people I’m from FL all the time, and have no problem. Heck, half of people up here are transplants! And I was really shocked and pleased that people keep their politics to themselves, in contrast to Florida.
Scott, I’m really enjoying your videos and you are confirming that NE Tennessee is the place my wife and I want to move to when we retire later this year.
Very helpful video. We are planning on relocating to TN in 2 years for many of these reasons. We loved many of the towns and cities in Eastern TN over our many visits to the state. We've settled on relocating to Fairfield Glade and are in the process of securing land to make TN our forever state.
Excellent video!! Thank you for putting together all the content that you do, about NE Tennessee, it really does help those of us who are planning a move to the area in the very near future!! 😊
Sounds good to this Floridian too!!! The humidity and Hurricanes have gotten to me, and I miss the smaller hometown feel that I left behind in Idaho 9 years ago, but we love it out east, so we might need to move north to Tennessee. Btw, I miss the friendly people too, so I look forward to being someplace that doesn’t think friendliness is strange~My fiancé and I will find some time soon to check out Tennessee as a possible place to live out our retirement years🤩
I grew up in Johnson City and I can’t believe the home prices today. My parents bought their home on a really nice tree shaded street for 10k. Me, I live in Texas. Priced out of the JC area market.
I am sorry. I moved there in 1996 for graduate school and returned in 2001 for a faculty position. My wife and I had a beautiful ranch house. We moved out in 2004. It’s been nearly ruined with this sprawl and this big business induced hype. None of it seems genuine. It was a sleepy town back then. Wait until these home prices come crashing down. They will.
Really enjoyed your take on Northeast TN - sounds like a beautiful place to live and die. I love seasons and don't have that here in Spring TX (North Houston). Again, thank you so much for you information and feelings about this area!!
What does Northeast TN offer for soon-to-be retirees who are looking for land, so they can build their own 3000 sq ft Craftsman dream home, on 3-5 acres of unrestricted wooded land away from highways and traffic? The quiet of nature, with no HOA telling them they can't put up a solid wood privacy fence, have backyard gardens, put up a small greenhouse if they like, and maybe even have 3-4 chickens for eggs. Seems like there's a lot of beautiful land out there, but they are gobbled up by big developers who split it up to investors, and then make it so all you can have is a house with a "view" and social functions. Coming from the overdeveloped Atlanta suburbs, we want our peace and nature back. Can Northeast TN be our retirement utopia?
NE TN is great for people like yourself. It's a huge area geographically and the majority is rural. In between every town is farmland or woods. Very few HOA's in the area in comparison to bigger cities. Go onto Realtor.com & search for land & instead of picking a city, choose a county. Sullivan county, Carter county, or Washington county mightr have some options for you.
I was originally looking to move to Middle Tennessee but this video is really swaying me over to Northeast Tennessee now planning on going there soon to check the area out
My experience -- every place I have moved, seashore, mountains, or city -- no wants to live there, then you build your life, and suddenly every one wants to be there, and the knock down humble homes to build monster homes, kill the trees, pollute, crowd, etc. And you have to move again...
Thank you for these videos. My wife and I are looking to get out of California like many of the people I've seen comment here. We are God loving folks, who love the idea of a slower paced, friendly atmosphere. I appreciate that you cover so much about life there in NE Tennessee.
Moved from Riverside county California to Blountville TN. With my family. No regrets at all. Humidity isn’t bad. Just enough snow to play in. Thunderstorms are very entertaining. Very nice people. Cheap living.
A very, very well done video. I have tried Northeast Texas, but find it is NOT for me. I was about ready to move back to Southern PA, but I think I need to check out Tennessee. I would LOVE a slower pace, because everyone in Texas is in a hurry! And, is it ever expensive down here! I'd just like to find the horse areas. Actually, my first farrier in Texas, who has since left the state, told me 2 yrs ago that I needed to look at East/Northeast TN. He said my little Mustang mare would do well there...and he told me I'd never find what I was looking for in Texas. Boy, do his words echo in my mind.
We love horses in East TN. You will see them everywhere. We love folks from PA too. Half of my ancestors came from Bucks Co., PA about 220 years ago. Look at counties like Claiborne, Hawkins, Greene, Hancock, and Jefferson. They great for horses and property values.
I'm from Carter County and im amazed at all the people who have moves here from all over the country. Most of them I have talked to really enjoy it here.
Thanks for your video! I'm moving soon with my wife to Tennessee and so far Johnson City is looking like the winner since we are looking to buy a house. We were considering Knoxville or the surrounding areas but it doesnt make sense when home prices are 30-40% higher.

I grew up in Nashville. I would add, that if you lean left, politically, and are considering TN, you will probably want to consider Nashville, Knoxville or Memphis and/or their surrounding suburbs. Considering these are large metro areas, you will want to do your homework because there are some high crime areas in each.

I’m extremely interested in moving to Northeast Tennessee. My dream is to find 3+ acres in the country and either build a small (retirement) home or have a tiny house. I grew up in the country in Texas and loved all the friendly people and slower pace. I would stay in Texas, but they don’t have mountains and waterfalls…two of my favorite things!
We’d love to have you as a neighbor! If you’d like to chat call anytime or if you’re not ready you should at least get our relocation guide. There’s a link in the description. ❤️
The thing you need to know about building a house up here is that the land is hilly, and we're not talking about the long rolling hills of Kentucky, either. There's an astonishing amount of residential architectural variety everywhere you go in East Tennessee because of that, so you might have a single floor bungalow right next door to a split level with a two car garage in the back. Both would have been designed specifically to fit the land they're built on, and the variation is that different just from one lot to the next. The point is, if you're building yourself, you'll pretty much have to get someone to survey a site on the land for you and then custom design the layout to suit the geography. If you decide to do it, I have to admit I'm a little jealous. I love my home, but designing one from scratch sounds like a lot of fun.
Been sad looking for years 😞 tn is changing beware ducktown has better weather Been going there for 28 years look near that area Ocoee river head up blue ridge close GA and Murphy NC close just my opinion
Gate City Virginia is next door to Kingsport Tennessee and it's a lot cheaper than East Tennessee. The homes are cheaper and you can get a lot of acres with some of them.
I have watched your video and you sincere love for the area is evident. I am interested in moving to Bristol and am planning a trip to look at land to put a modular home from Impresa. The home will be roughly 2300 sq st. I’m hoping we can book an appointment. Thanks Kellie Freedman
Northeast Tennessee is a good place to live ….. but if more an more people come here from high tax liberal areas my home will be ruined like those places….
My family and I want to move to North TN area; but I also have a young adult child that has Autism and is handicapped and it is very difficult to find a community that has things based around his needs. " any and all info is greatly appreciated, Thanks.
I live in Trade, TN it’s about as far northeast in the state as you can get. Out of TN’s 647 cities, towns, municipalities and unincorporated areas, we’re the highest, oldest, and snowiest. It’s an amazing place to live in the mountains but with the recent influx of people (which I’m not against) the lack of infrastructure is a real problem. For example if you’re moving here and plan on building there’s a two and a half year wait to have a well dug.
How about earthquakes in Northeast TN? Do you think the expectation of a catastrophic M6 or greater quake in the next 50 years will have a great impact on Johnson City?
I have been wanting to move out of New Jersey and Tennessee is on the list I'm looking to move to. Would like to be around the East Central to North East area of the state where I can have some acreage. Getting away from the big city and fast pace, meet new people, and where I can make a fresh start. Just need to find a job where I can support myself
Thank you for all that good info. However, in your videos you usually say nothing about such important criterias as healthcare rating and crime rates in the areas you speak about. Especially when there is comparrison to be made betwern VA and TN. For instance, VA's much higher health care rating (as one of the best in the country and much-much better than Tenessee's in terms of quality, price and accessibility) may be a deciding factor for families with childreen or retirees. Same goes for crime rating and its importance for anyone who is contemplating a relocation.
Im considering a move to the tri cities probably Bristol. Im in South west Idaho. Due to some changes in my life, I find I can no longer afford a home in Idaho (Boise area). Ive got family in Kingsport and Johnson City as well as Abingdon, VA. Im Retired and widowed so I need a change.
It's pretty different to me. I lived in Chattanooga for about 20 years and it was miserable at times. Moving to the NE corner has made a noticable difference.
Much of the area is serviced by fiber. I also see Xfinity and Spectrum in places. You'd have to be pretty remote to require satellite. Here's the site I use to check specific properties - broadbandmap.fcc.gov/home?version=dec2022
Interesting as weve been looking at new constructions in Knoxville. Where do you buy meats from over there? Do you have an equivalent to BJs wholesale in the area?
First, the most important thing to me is the PEOPLE. I heard the people there are great in accepting people from out of state. I am a country girl and I love the idea of having lots of land around the house I move into. Secondly, I am retired & need an affordable place to live. Third, I have two Border Colies that are like my children; I need a fenced in yard for them. I do not want to be near a busy highway or mountain roads and prefer to be next to neighbors that have chickens, goats, roosters, donkeys and horses and all what wildlife that makes beautiful music in the morning. I love four seasons. I now live 30 minutes from grocery stores, home depot, samsclub, tractor supply and all the necessary stores. I only go to town once a week & that's fine with me.
In Bristol there's the Mendota Trail, then there's the Virginia Creeper Trail that runs from Abingdon, VA up into the mountains and meets the Appalachian Trails. For mountain biking, there's a park in Johnson City, one in Bristol, VA, plus several paths that allow both hikers & bikes in all cities.
This goes back to the civil war days where TN was split on being a free state - look up the Mason Dixon Line. The natural weather/climate difference also causes a natural split.
@@randallbargar348 we help people as we can. The biggest problem is that there are very few rentals listed with agents so there just isn't much to choose from.

I wouldn't worry about it much but renewing your plates will be so much cheaper in TN anyway. 😊
Well delivered video. Thank you
Scott, I’m really enjoying your videos and you are confirming that NE Tennessee is the place my wife and I want to move to when we retire later this year.
Very helpful video. We are planning on relocating to TN in 2 years for many of these reasons. We loved many of the towns and cities in Eastern TN over our many visits to the state. We've settled on relocating to Fairfield Glade and are in the process of securing land to make TN our forever state.
That was a very informative video. And Scott is just as nice and knowledgeable in real life as he is on his videos.
They will.
Looking in Johnson City! We loved JC while visiting Gatlinburg
Really enjoyed your take on Northeast TN - sounds like a beautiful place to live and die. I love seasons and don't have that here in Spring TX (North Houston). Again, thank you so much for you information and feelings about this area!!
Love traveling in TN. Will consider living there sometime; you may have let the secret out! 😊 beautiful there.
@@TNVAHomeTeam Thank you so much for the recommendation!
Excellent summation! Appreciate the topics you covered.
My pleasure!
Moved to knoxville 2 years ago and retired early. Love It.
Okayyyyy, I feel pretty convinced now. Thanks so much for this video; hopefully I'll be calling Johnson City my new home by the end of this year!
I think you'll love it here!
Thank you for these videos. My wife and I are looking to get out of California like many of the people I've seen comment here. We are God loving folks, who love the idea of a slower paced, friendly atmosphere. I appreciate that you cover so much about life there in NE Tennessee.
Be advised of poverty and drug usage in TN, also TN is a top state for violent crimes per capita
Moved from Riverside county California to Blountville TN. With my family. No regrets at all. Humidity isn’t bad. Just enough snow to play in. Thunderstorms are very entertaining. Very nice people. Cheap living.
Definitely checks out with what I have seen thus far
Great video!
Thanks for your video! I'm moving soon with my wife to Tennessee and so far Johnson City is looking like the winner since we are looking to buy a house. We were considering Knoxville or the surrounding areas but it doesnt make sense when home prices are 30-40% higher.
I feel like Johnson City has all the benefits of Knoxville without its drawbacks.
Thank you for creating such great content! I retired this past Thursday and have started looking already! I can SO relate to the guy spraying himself in the face with the garden hose! Summers in Florida are brutal! :)
@@KeniteSlayer I'm sorry you feel that way. No city slickers here, country through and through. :)
Thank you for this video it was well done and informative I live in Calif. Right now. I'm looking in the future to be moving to TN. Maybe around june 2023. I have family that lives in Johnson City. And will be relocating there. Thank you for posting this video.
Looking to move to Northeast Tennessee here in the next few months. Probably a place to rent in the 1st year then buying. Looking for places to live. This really helps….thank you!
You'll LOVE IT!
@@katielove9932 I lived In Hawkins Co back in the 80’s but couldn’t land a good paying job. Moved back to Md/Pa and worked for the railroad plus other jobs. Politics and crime is a major reason for moving back to East Tennessee. We’ll be there in August to live out my retirement.
Nice video, neighbor. 👋🤓
Oh oh. Prices are gonna get jacked up
I grew up in Nashville. I would add, that if you lean left, politically, and are considering TN, you will probably want to consider Nashville, Knoxville or Memphis and/or their surrounding suburbs. Considering these are large metro areas, you will want to do your homework because there are some high crime areas in each.
Thank you for your wonderful information, iam native to Ohio but moved to Minnesota in the early 90s, retired now, iam at a lake while writing this and watching people fishing knowing 4 months from now there will be trucks and cars out there…North eastern Tennessee looks like a great place…I like the mountains and the weather that interest me, I don’t no how to start the process though, I’ll keep watching, thank you..
Thank you can you do an update on this
I’m extremely interested in moving to Northeast Tennessee.
Ditto!
Been sad looking for years 😞 tn is changing beware ducktown has better weather Been going there for 28 years look near that area Ocoee river head up blue ridge close GA and Murphy NC close just my opinion
Sweetheart welcome back home to Tennessee. You know as a Texan that Tennessee made the State of Texas. So, my cousin come on back home to Tennessee.
I really do need to contact you folk! I too would like to find my way to NE TN this year!
Anytime!
You really need to contact Scott. He’s the best.
@@annjames1837 can you give examples how this is diminishing the locals quality of life?
Love it, cant wait to move there!
Northeast Tennessee is a good place to live ….. but if more an more people come here from high tax liberal areas my home will be ruined like those places….
Very helpful! Thank you!
We’re full.
I appreciate this video I am looking to purchase land in North east TN thia year
Good stuff.
Do you have a Bristol vs Johnson City pros/cons video?
No, but that's a great idea. I'm working on ideas for 2024 videos now & that's a great one.
There is also the Jonesborough National Storytelling Festival in the fall.
Recently retired to Jonesborough.
How do you like it?
@@TNVAHomeTeam Enjoy relaxing.
Registered at ETSU as “undergraduate special,” so that I can audit classes and attend lectures that may interest me.
My family and I want to move to North TN area; but I also have a young adult child that has Autism and is handicapped and it is very difficult to find a community that has things based around his needs. " any and all info is greatly appreciated, Thanks.
Pray for God to guide you to the right place.
If I was ever to move to another state, it would be in Northeast Tennessee . I love it there.
Thanks for this!
Subscribed from Canada. 👍
People block the aisles in the supermarket here in NY. But it's because they don't think anyone else exists.
How about earthquakes in Northeast TN? Do you think the expectation of a catastrophic M6 or greater quake in the next 50 years will have a great impact on Johnson City?
Sounds like we need to give you a call.

This video is making me consider scouting out some places to live there.
Same goes for crime rating and its importance for anyone who is contemplating a relocation.
what about buying land and building is it easy to get permit and constrution
Im considering a move to the tri cities probably Bristol. Im in South west Idaho. Due to some changes in my life, I find I can no longer afford a home in Idaho (Boise area). Ive got family in Kingsport and Johnson City as well as Abingdon, VA. Im Retired and widowed so I need a change.
How does the summer heat and humidity of NE Tennessee compare to Middle Tennessee? Thanks!
It's pretty different to me. I lived in Chattanooga for about 20 years and it was miserable at times. Moving to the NE corner has made a noticable difference.
@@TNVAHomeTeamGood to know. Thanks so much!
How about medical facilities/hospitals? Retirees usually have health conditions particularly cardiovascular
Does anyone know if the humidity is as bad as Florida? I'd appreciate some feedback. Thanks
Need to know about Internet speeds.
Much of the area is serviced by fiber. I also see Xfinity and Spectrum in places. You'd have to be pretty remote to require satellite. Here's the site I use to check specific properties - broadbandmap.fcc.gov/home?version=dec2022
Set up my drop zone! I'm coming!
Interesting as weve been looking at new constructions in Knoxville. Where do you buy meats from over there? Do you have an equivalent to BJs wholesale in the area?
Here in East TN, we are working on our 8th year we have not had one day in the 100 degree weather. This is not true for middle and west TN.
I’m buying a tiny home can you tell me if there are more tiny home communities being developed?
None that I'm aware of...yet.
Do you have information on affordable 55 plus housing?
Besides the Tweetsie trail, what are the other 2 rails to trails here? What about other non mountain bike trails/paths in the tri cities area?
In Bristol there's the Mendota Trail, then there's the Virginia Creeper Trail that runs from Abingdon, VA up into the mountains and meets the Appalachian Trails. For mountain biking, there's a park in Johnson City, one in Bristol, VA, plus several paths that allow both hikers & bikes in all cities.
@@TNVAHomeTeam wow! Thank you so much! I love your videos! I learn a lot about the area.
iam considering it need to make a trip to check it out ,i love the idea of making friends
Sounds wonderful
Good thing!👍👌💯
As someone who lives in Texas I find it surprising that people distinguish between north and south Tennessee.
This goes back to the civil war days where TN was split on being a free state - look up the Mason Dixon Line. The natural weather/climate difference also causes a natural split.
Really informative. Looking to move here from North Florida. How is the rental situation for houses? thanks!
Depends on what you're looking for, but there's availability.
@@TNVAHomeTeam do you handle any rentals?
@@randallbargar348 we help people as we can. The biggest problem is that there are very few rentals listed with agents so there just isn't much to choose from.
@@TNVAHomeTeam Understand. I will definitely keep you on my list of contacts. Thanks for your time!
Great video. Wish you never made it though. ;-) I want to move to NE TN and you are driving housing prices up. ;-)
How about tics? I love to hike. Is there a lot of Lyme Dz in the area (from tic bites)?
I have lived in East TN for over 30 years and have done a lot of hiking.. just wear high hiking boots and stray your boots and socks with tick spray. Never been bitten
Are there any agents in the middle Tennessee area that you could recommend?
