Let us know below! - what are your thoughts on how fancy to go? Should your glamp site have hot water, power, Netflix, a sauna? Or how much glam would you expect or desire when staying at a glamp site?

@@buildfixflip also to add, I think your extra glam will pay off in better occupancy and higher rates compared to the local comp! Keep the videos coming!

@@TheSciencePrevails We are hoping that’s the case too! With all of the research we’ve done it should pay off, but we will see!!

Don’t doubt yourself! Offer what you will be comfortable with and create different accommodations! This one upscale glamping and another more rustic to attract different people! 🥰. Love watching you guys. Getting close to getting my project started. We’re actually not far from you guys here in North GA

SO exciting that you are getting close to starting your project! Thank you - we totally agree that offering something different is the way to go! That is so cool! We have never been to Georgia and hear it is beautiful!

Do people go to the GSM for a destination wedding??? I have a dream of buying a barn to make into a wedding "chapel" for a rustic/farmhouse chic wedding clientele. (But not in the GSM!) I was thinking that if you all did this type of "attraction" you could have a bunch of luxe campsites for the wedding party and fully book out your place for that event. On top of the event income. Not sure if your zoning would support something like that, but I couldn't stop thinking about that while watching the. videos where you talk about your barn.
Best of luck to you - thanks for sharing your journey!

We must be on the same wave length because we have been really thinking about doing a wedding venue! And exactly book a whole section of the glamping units we want to build. So for now we envision building 4 and test the waters. Then, we think we will build 10 and a section of those will be closer together to host a group, so potentially perfect for weddings! With this property, the zoning won't be an issue, but we may run into an issue with parking and/or flooding, so we will see! Thank you so much for your ideas!

Great stuff, can't wait to see it done, from what we can see it looks awesome! As you said, the research you did will likely pay off and at least your almost done with one site and can adjust based on the feedback you get for your future sites!

Go with the amenities you're planning. There are different levels of hospitality in every facet of STR, and yours is going to be nicer than some. My plans for my glamping endeavor include 2-person hot tubs, fire pits, indoor plumbing, mini-splits and kitchenettes in geodesic domes. My ideal guests will be primarily be couples and my ADR will likely be above the competition. More amenities + nicer facilities = higher ADR.

First of all great hair color!! I am seeing 5 warm shades awesome! People will be glamping not camping, so you need a the awesome stuff!! I am going now to search for a vid so I can see these glamp cabins. Wondering what area you moved to, I am coming from Vermont and heading to East Tennessee!! YE HAW

Thank you so much!! Yea we totally agree that more people would want to glamp versus camp so we wanted to make it more comfortable for everyone. We are like 30 minutes from the Smoky Mountains Cosby entrance! Yeehaw to both of us learning how to be Tennesseans! 😁

@@buildfixflip you should put your Airbnb link in here so it can get some traction thru your channel here.
Curious how far Asheville is from your place? Got a daughter starting school there soon. Would love to someday have a southern getaway. TN is more attractive than NC as far as taxes go :) so if it's not to far, I'm leaning towards TN!

    Why not offer both?
Simply price according to the amenities of each individual site.
You can offer a couple simple accommodations, and also a couple more "over the top" ones as well.
Catering to different types of travelers seems like a good idea.
Just my opinion, because I have zero experience as a guest or a host at this time.

We are so behind on videos but we actually do offer booth now! We have 2 luxury tent treehouses that offer less amenities and are at a lower price point, and we have a range of tiny houses as well that offer some amenities and this one that offers it all!
