      @@genamueller We are doing an update soon!! things slowed down a lot over the winter. We are investing heavily into our marketing now to hopefully have an amazing summer and fall season and really establish our business for long term.

    Another good video Andres. I believe your are absolutely correct and that this upcoming recession is going to weed out those whose properties do not stand out above the rest. I think you must have a passion to be the best host imaginable and desire to provide an experience rather than just a bed for the night. Thanks again for sharing.

    We are in California, near Lake Tahoe. I started AirBNB in January with our guesthouse and I’ve been surprised by how well it has done. Looking at getting a glamping tent next, but wanting some honest reports on costs because I’m with you, some of the TH-camrs are saying on the one hand they are building structures for $10k and on the other - don’t do unpermitted work and give AirBNB a bad reputation. I just don’t think a low budget and permitting can coexist. 😂 We are on 4 acres and I’m thinking max we would get up to is 3 airbnbs. The guesthouse, glamping tent and trailer/RV. The draw here is our views and then location- convenient to outdoor adventure activities. Our goal is house-hacking - if we can cover our mortgage that would be awesome!! Looking forward to watching all of your videos!

      Oh wow you are in probably one of the best spots in the US to have an Airbnb but it does come with California rules and taxes. I think Glamping may be very tough there, I would imagine Tahoe will have a lot of restrictions on that but I really don’t know.

      @@buildfixflip you are right the rules in Tahoe are super strict. We are outside of that area, fortunately- the west side of the Sierra’s and in an unincorporated part of our county.

    Thanks for all of your videos. Very real, love that flavour. I have just built a bevel frame geodesic dome in the Gold Coast hinterland (Australia) and hope to get going in about 3 months.

    Some solid thoughts for sure. Especially concerning folks trying to get rich quick and not understanding it’s a hospitality business first.
    Just my thoughts after following you and so many other STR people for a while now… I think your property is awesome and definitely a cool spot for staying a couple nights and being more immersed in nature with some nice features. That said, I think what you’re seeing and acknowledging with nightly rates is what it is. Your glamping but not luxury glamping, at least not compared to places that have higher end trimming, private indoor bathrooms (contained in the unit), and real privacy. I know that when I’m looking to pay $200+ per night glamping I want to feel secluded and not see other buildings but I can see myself paying 100-150 a night for a cool place like yours during peak season. Again just my thoughts but I think you guys are doing great and I can see your channel picking up some momentum the more you share behind the scenes running the business. 👍

      Hey I really appreciate the honest feedback. And I think you are right. Our view has been distorted over time. When we came here and got started there wasn’t a lot of Glamping options.
      Now that the trend caught on there are some seriously sleek looking spaces, very good craftsmanship and top notch amenities. So I think our “rustic” finishes are not as catchy as the super modern looking stays that we are now competing with. Obviously our spaces might have been much cheaper to build so there are different business models.
      But it’s great to get your perspective. We are so immersed in what we are doing that is hard to step back and look and compare.

    I agrée, i had to lower my prices as well. Trying always harder to please the guests…sometimes when I get one who is totally unfair, it makes me feel devastated…to work with all my heart and having some pushing you down…but I think it hurts me not for the ego but for all my heart put into it…I designed my house with antics, large art painting. I usually get wows as reviews,…and then I have one complaining /reviewing about « pests »…which in fact are 2 tiny lézards ( in tropical Mexico 😂😢). So on my side, I would say, I don’t have to improve my service, but to learn how not to take it personally. Some guests can feel very frustrated and switch because of things out of our control

    3:5 hosts w just residences, from listings I see, DO NOT belong in this market, and they won't last, their tack mix match of clunky, dated, gross furniture, ain't gonna cut it, and many guests come to my camping sites instead, no cleaning fee, no controlling psycho host. I have yet to see a crappy glamping listing, so what does that say of us, in this niche market.. that we think outside the boring home-stay, and that *we* have a different mindset, to provide amazing guest experiences!

    Also, I think that many of us are watching a lot of full tine travel vloggers and want to experience that life in small ways, even tho most of us cant do it full time. One way we get to do that is by staying in unique stays with unique experiences. If a person is an air bnb host that is able to provide that then i don't think airbnb will be dead for those hosts.

      Yes that actually is very true! We did full time rv for 6 months a few years back and it was nice to do something totally different and weird. Totally agree with your thinking

    I really appreciate the content and info. Question: what do you recommend as a "good" mattress? Several hosts have mentioned this, but I haven't seen much specific guidance. Mattresses and mattress replacement can be hugely expensive, so what is the right balance between cost and comfort as a host?
    Side note - I've recently been looking into replacing my own mattress of probably 20+ years (way too long) and just find the range of options, prices, and very non-customer friendly purchasing process to be a bit off-putting. But clearly it's a very important factor in an AirBnB. Actually one of the things I appreciated most about a recent glamping stay of my own outside of Zion NP.

      I am so sorry I am just seeing this. We have dream cloud mattresses and may many guests have raved about them. They are pricey, but I think they are so worth it.

      @buildfixflip thank you! I really appreciate it. I have heard a couple of people mention Bear mattresses as well - got to sleep on one at the Pecos Trail Inn a while back and definitely got a decent night's sleep.

    Do you have your property fully fenced? Has anyone ever tried to get in without reservation or has been an uninvited guest? Have this question because I have a property that I want to start renting (first for camping... then glamping) and Im thinking if I should put a fence around it before I start or I could just go with it without.. thank you in advance ♥

    The demand isnt down, Airbnb just changed the way they advertise your place. Nobody sees your place anymore, thats why your booking rate (vs views) is still similar. One property i have kept 3500 views/month for three years straight. The last year, it only averages 1100 and has the same booking rate

      Yeah unfortunately I don’t think anybody will ever figure out the perfect way to position themselves at the top of the list. One of our listings used to be at the top all the time. Then for a while we got thrown to the second page. Then back to the front. And now all of the sudden another unit of ours that doesn’t get many bookings comes up first but still doesn’t get that many bookings. So it’s truly all over the place

      I think lowering your prices is not the answer. I think it is about the promotion. Better advertising. Care of customers to make them repeat customers.

      @@patassion I think the easy fix to get some/any bookings is to lower prices but I totally agree with you about repeat customers and better marketing. That’s actually the next area of focus on our business going forward. Starting with setting up our own website, building our google reviews, etc

    Are yiubable to keep the domes tents up all year even when they aren't operating? Or do you eventually have to take them down for the winter?

      In a way you could but I wouldn’t suggest it. It’s extra risk of a branch falling, or the frost and snow unnecessarily deteriorating the material, or an animal breaking it.
      Since they are inactive in Airbnb we will put everything away, give the tents a good wash to remove some mold stains. Then next spring we can set them up again and waterproof them and set everything back

      We actually don't recommend it based on our personal experience. We shut them down recently and replaced them. We will be restarting our channel soon since we have tonsssss of updates!
