    100% this is work. I just finished my first Glamp season. It went very well with great interest and reviews. I don’t think most people realize that this is a business and should not just be treated as a money grab. I really try to make it special for peeps. Looks like you do too!       Thank you! We have been working and expanding for quite some time and have LOTS of updates! But you are exactly right, so many people hear other you tubers "making millions in the blink of an eye" and jump in expecting easy money, when this takes a lot of hard work to make sure your guests have a wonderful time.     The ‘gurus’ are definitely selling it, but str hosting is such a different experience for so many different people in different places. People smart enough to start up a business like this should be forward thinking enough to look at the variables and run the numbers to determine profitability and viability. That’s actually a reason why people like Robuilt charge such a high price for their courses to ‘weed out’ the people that ultimately aren’t serious enough to really start this.
    But again I totally hear what you’re saying and as it is with most things on TH-cam, it’s much more difficult in real life. Keep up the great work. 👍

      @@buildfixflip it’s a small cabin. Pretty much a studio. We love the Cosby Newport area, I believe it provides more of a secluded quiet stay compared to the gatlinburg area.

    I have been following your story for several months and I live and work in the same county that your business is located. I have also purchased some property closer to the mountains with the intention of putting 4 luxury tiny cabins as STRs. Thanks for sharing the real truth about this business and I wish you all success. If you would like to network and share business ideas, please let me know.     We added sun shades above the tent to protect from branches falling, bird 💩 and add rain fly cover which made a huge difference

    Everything looks wonderful!! Thank you we need videos like this that are honest and real. I am so in love with wanting to do this but I do want the honest opinion about this.       I'm not exactly sure where you're located. I'm thinking of starting to add some sites on our ranch in ID. We actually thought about this about 25 years ago and never did it! we have a unique property and some other interesting amenities.

    Thank you very much for your honest video! We watched a lot of TH-cam about glamping business opportunities. Moved from the city to a rural property with beautiful views ... and I realized that I can't live away from my friends & family. My husband is still trying to move forward with our initial vision but it's hard when two of us are not on the same page anymore. Also, to build anything costs $$$, especially if you have to invest into infrastructure. We budgeted for it but honestly, you start thinking how many years it will take to be paid back with current interest rates.
    Would love to know why you are not living on your property anymore.

      Hi there, its Andres. Sorry to hear about your situation, it’s hard not being in the same page and we have run into that a lot as well. And I can imagine leaving your community of family and friends is hard as well (even though we didn’t have much of that issue when we left Arizona 2 years ago).
      I know it can be scary to throw a bunch of money into a project, but if you have done the research and analyzed the situation and still have an emergency fund… it may be time to do something. Doesn’t have to be Glamping… anything that you do for your future will be a risk, so it’s a matter of what you are willing to risk and how uncomfortable you want to get.
      At the end of our build we used 0apr credit cards, I have never carried over credit card debt and going to the store to pay for things with a credit card that I know I wouldn’t be able to pay at the end of the month was new and a scary experience.
      It seems to me with the little I know about you that you need to go back to the drawing board and decide how you want to live and what is it going to take. Maybe Glamping or Airbnb is a part of it or maybe not. I hope the video helps you see what it’s like and gives you some guidance

    Glad your posting again! I got my glamping sites open in Sept. I am about 12 miles from you, and we also did not hit the numbers we were hoping for in the fall. We had a surprising amount of 1 night requests too. We are going to shut down for the year after the Thanksgiving weekend crowd leaves. I know this person would be hard to find, but with you moving out, it presents a sweet chance to automate. If you could find a renter who would do your cleaning/ turnovers for you at the sites. Maybe take a small hit on your monthly cashflow from the house but free up your time in a big way. Looking forward to your next vid!

      And we have thought about somebody to live on site as a property manager kind of persona and cleaner, but we need to build some real trust before that or then it could be a really messy process to fire them and also to kick them out of a house. But hoping someday we find some awesome cleaners... very happy with our current one so we hope we can continue to build a relationship long term

      Hey there! We bought the tents at boutique camping! They are good for spring to fall but would be chilly for winter months, just as a heads up! (We shut ours down in the winter). The second question is a great question, maybe we should do a video on it! :)

      They are not the original vision of Pacific Domes but they are just too expensive and we think these domes were so easy to set up that we couldn't pass them up

      Thats awesome! Magnetic screen are from amazon. no specific brand. they have velcro in the perimeter and magnet in the center or 2 rows of vertical magnets for wider doors. We just cut down ours shorter.

      the nets seem pretty good but not sure how long they will last but since they are in the shade I had a good feeling they will last a while. I would imagine the sun though would beat them up pretty good

    I hear you! It's mainly about location.. you can offer a nice looking place, but if this place is facing a grassy area, some trees, a couple wooden fences, plus some noise pollution in the background, and charging more than a couple hundred per night.. I would be concerned indeed. Most locations are in the 80 of the (80/20 rule).. %80 meaning nothing special and %20 meaning unique location ! That is why only very few do really well in that kind of business.

    It looks great! Did you have to get permits for sheds and septic? If yes, was it difficult? I want to do similar glamping with safari tents and geo domes but local government bureaucracy and short term rental rules scare me. Make more videos, please. All the best!

      Hello there! We are in a county with no building code (not by accident), so we did not need permits for the structures.
      The new septic system did need a permit and it was a bit of a pain, took way longer than it should have for the state to get their ducks in a row.
      Don't let the rules and laws scare you! it just takes research and talking to the right people. Where are you located?
      I (andres) love the safari tents, we got to tour them when they had a few set up here at a show room. They seemed like a great product and very durable.

      @@buildfixflip I am in Long Island, NY. I have a glamping bell tent rental business on Long Island, I set up glamping tents in people's backyards for sleepover or parties. I run it only in spring and summer. I want to set up a glamping business in Pennsylvania or New York (no more than 2 hours from NYC). Thanks for the info.

      A miniscule amount. We have a 500 gallon tank and we fill it up once a year 😊

    Enjoy your content and such a great family..But I got to say this, it's all about location, location, location...Also, I will say your setup is a little odd..People really enjoy privacy and if you are in an area that doesn't have a lot going on that could be an issue as well also I see and heard you are right near a highway or a very busy main road ..There's a lot of factors I see that maybe would play into why..Just stating what i see as an outsider

      Totally agree. The problem for us at the time is that a better location was out of our budget.
      And yes we almost didn't buy this property because of the freeway being close by... but now we do notice a lot of one night stays that check in at 10pm and leave at 8am, they are just driving through and want something nicer than a truck stop type motel. So there are lots of things that go into it. If we had more money at the time we would have purchased somewhere else, closer to the "hot spot" of trourists
