    I'm building a three-story house in the Lagos Lekki area (two stories-Naija). I just completed the pile foundation, and I got stuck. The expense was staggering and unrealistic, as I live in the diaspora. If you ask me, it was just too crazy. I abandoned the project for my sanity for now. Perhaps I may resume after watching your video.

      Its why you need a good quantity surveyor, to always estimate your project before venturing into projects, all those contractors go jst dey demand anyhow...well Goodluck

      Please take it one safe stage at a time so you will get to the finish line in one piece. A housing project is not an easy one. More grease to your elbows.

      If it is for a personal home go ahead when you can. But if you are building for rent or Airbnb forget about getting back the money you will use to build the house. A better option is to put that dollars in a high interest dollar account and it will grow through the power of compound interest. $31250 @ 5% annual interest will compound to $64966 in 15 years. $31250 (50,000,000 @ 1600 per dollar). If you use 50,000,000 to build and get 1,000,000 as rent a year. It will take you 50 years to get back your 50,000,000. And it won’t be the same value because of inflation , naira devaluation and maintenance costs over the years.

    Flo, you did well in this video, congratulations! I have been into what you are describing here continously since the past 15 years; there is reasonable underestimation; above all you should have pushed in the cost of labour using one city or average of some cities... Presently the cost of labour for the house you are describing will come to an average of about N4.5M for that stage. I apploud your effort. From my recent calculations/experiences, putting up the house you are describing, to the roof cover stage in the SE, Owerri in particular, will cost about N40M!
    So, congratulations on the presentation!

    Lol...as a construction Engineer, I can tell you for a fact that the cost of raising a structure is mainly dependent on the type of soil as it determines the type of foundation to be done (deep or shallow), if it's higher that a storey building, you most certainly need to do a soil test to analyse the load bearing capacity of the soil. You have to also do alot of paper works, if it's an area where youths and community disturbs, you'll pay money. It's alot sha....if you wanna building a house like this these days , set aside 50 to 70 million naira first or simply take the project in milestone fashion, budget what setting out to dpc would take, relax and gather again, then prep for dcp to decking...just like that. Remember too that labour charge has increased based on the present Economic situation.

    Nigerians like to call what you showed us "parapet." However, it's actually called a "concrete facia." A parapet in the real sense of the word is when the wall extends above the roof and forms a balcony or roof gutter, as the case may be. This comment should in no way detract from the wonderful work you're doing to educate us on building projects.

    I think it depends on where you are building your house. Land alone in my area in Lagos now costs between #30,000,000 and 50M, that’s just the beginning, the paperwork also are in stages, by the time you finished with the Paperwork, you are talking of another Millions it depends on the type of house you are building and your area. To build in the Village is the best. I don’t regret building in Lagos at all but I am telling you the truth, it is financially draining and very expensive and stressful. When I started, I thought it an easy thing until when I started, in fact, I can boldly say that it’s God that finished the house. It took me three years to finish the two story building but the end is Wow!!!❤❤❤

    Awesome job for providing very important and useful information 👍. My father a senator in first republic unwisely built one of these mansions in the village and we hate going to the village because we whole day clean dust. And this includes maids and cooks helping and these days no one goes to the village except 2 a year or when a close relationship dies. As an architect when I tell people our experience and to build a small villa they don't agree and think I'm envious. Today we have mansions everywhere in the villages with over grown weed. In my humble opinion this is waste of resources hard earned money.

      Someone that thinks like me. I wanted to build a 5 bedroom duplex in my village but due to the fact I live outside Nigeria I've decided to build a 4 bedroom bungalow with penthouse. My dad always use to say building a big house is one thing, maintaining a big house is another thing.

      @RecklessAbandonZ let's leave finishing aside because in both cases, it depends on one's taste. For just the skeletal part ... because you have everything on the same floor, that your bungalow is surely bigger than the ground floor of this house. That's how your roof will also take more sheets than this one.
      Then that your penthouse will need a decking, stairs, no? 😂😆Leave matter. I have seen several times where people wanted to build a bungalow thinking it will be cheaper, by the time they see that there's not much difference between a bunglaow "of their taste" and a storey building, they kukuma built a storey building. People tend to overcompensate when building a bungalow thereby adding to the overall cost.

    Nice presentation. But costing a buiding projects without consideration of cost of labor etc can be misleading. Those are one among the most important factors in a projects and should not be avoided.

      Labour in lagos is different from labour in Ondo or Kogi or Imo so it can’t be quantified as such in a short video

    Nice video. But I think you may have underestimated the quantity of 12mm rods for the project. Most engineers I contacted have estimated between 120 and 135 12mm rods for the foundation to DPC of a 5-bedroom duplex.
    Please advise 🙏

    This estimate only applies if you are not building in a waterlogged area. Foundation alone will cost you close to 7M+ if you are building anywhere on the island

    Labour costs, logistics, cost of loading and off loading trucks, omo onile tax in the neighbourhood for allowing your trucks to pass, cost of pipe work and plumbing, electrical material costs, soak away? Drainage nko? Cost of borehole? Before we start finishing and discussing windows, gates, doors, ceiling boards, fitting and fixtures, etc. Omo, these numbers are very, very, very conservative.

    Those 16mm at 17,000 naira, most likely 12mm if you measure its diameter with calliper. So much building collapse by thinking that what those rods are called is what it is. No.
    Very few measure diameter and strength of rods.
    Many engage quarks and end up getting a non durable house, or a total collapse.
    So is also the 12mm, which most likely would be 10mm when measured.
    Standard control is an issue.
    Before someone can actually determine the proper cost of a building, there must be Architectural, Structural, Electrical and Mechanical drawings.
    Structural drawings is the backbone of building safety and stability.
    The same square meter of a building can cost double or triple, depending on soil conditions and quality of build.

    Labour cost was largely omitted in this video, and building cost is related to size of the home. I will advise to go a bit modest or speak with your Architect on cost implications for your design.

    This is a modest estimation ooo, i am building a bungalow in Ondo state but i have spent way more than what you estimated, essentially on the parapet. The Parapet alone cost me way more than what you estimated.

      Sometimes people underestimate bungalows when it comes to cost. Depending on the number of rooms yours has, your bungalow is probably way bigger than the ground floor of this house because you have everything on the same floor.
      For the parapet, if you are building a never seen before design, your cost will be higher. Again, depending on the number of rooms, the perimeter of your house is probably bigger than this one. This is for a simple parapet and based on reusing some materials.
      Also, your total so far includes labour costs and transportation of materials which is not included here.
      It's not easy, more oil to your lamp. 👍
