We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Over the course of our application, we have seen so many people getting screwed over by greedy / fraudulent and unauthorized immigration consultants who promise you the world in exchange for thousands of dollars and deliver a whole lot of NOTHING; to an extent that in many cases, the applications get rejected, due to their negligence.
Therefore, we are taking matters in our own hands. Property is one of the safest options to invest on. Preconstruction makes for a better deal than post construction.
There is no point of paying a premium post construction.
In worst case scenario, the same house can be sold for a higher price post construction as well. So never a risk.

When will Mortgage start ? If it start from now , we have to pay rent as well mortgage and our saving is also going for down payment, so it is too costly for a year. So is that like can we pay mortgage when we move to new home ? Make video on that, still many confusion. Although thank you for video like this it’s helpful

You just booked the house and just pay the deposit money as per schedule for until it's completely done and then your bank will loan the money after making sure about the house after its inspection and then you start paying your regular mortgage payment monthly, Best luck

25 years.. starting the possession month. You can pay upto 10% of principle every year to get the mortgage down to zero

Hi guys, As a second home buyer, I would want to caution. From appliances, Softner installation, RO, water heater to garage door opener, central vaccuum, deck porch, fencing, storage house, basement finishing in backyard, landscaping in front, window blinds installation, gas connection for appliances ecobee, there is another 50 K to 70K you require to save for your future when you buy a builders house. Some of the upgrades to like putting a vinyl floor etc if you want to be done later to replace carpet flooring would be over and above this. This makes for some buyers who plan to go for the already built houses save time and money in getting these done. Just finishing basement can be another 30 to 50 K. Thus a new house say 5 to 8 years old is in a much-upgraded state to own. This is why still people prefer turn key.
Considering the house is going to be completed in 2023 and the COVID situation, perhaps better to do negotiations on 5% deposit and not on 10% deposit.
Its selling like hot cakes... 😀

Consider completing in late 2024 as they never finish on time and it is just a way to get done and I would like to know the monthly strata fees as well , that could be from $300 to 500 and that might go up in five years as well. Just be prepared for it. We have detached house in Vancouver BC

You can buy a house thats 4-5 times your household gross income. Not more than that via a bank mortgage

I heard we need to pay 20% as down-payment or else the emis will be too high. Isn't it so

Well there’s a catch. Pay less than 20% and you have to get mortgage insurance. But you get a great rate on mortgage. Pay 20% or more, no insurance required but rate isn’t as great because it’s more risky for banks. So you have to factor these in when calculating how much to put for downpayment.

I must say, by analyzing all the pros and cons of preconstruction house, it is definitely better than the other. IMO, the biggest advantage is time saving and all the hassle in putting offers and all. The wait is better than tension. Did you go for town house?

I bet by the time you have the possession you will get all your initial investments back.
In 2018 I booked detached- 2400 sqft/ unfinished basement for $603k. Closing was in March 2020. September 2020- house across the street went for $810k.
So good decision- you made choosing Doon South. Wish you all the best.

Buying House within a year of moving to Canada is BIG achievement .. congratulations guys 🥳
My personal experience is to move in ready to live house even if it is expensive. if by chance demand goes down the project will be delayed and your possesion date can be extended by a year or more. and i feel next year canada real estate prices should correct. this is not to discourage you, you are the better judge.

Not judging but for same price you can buy 2600sq house in edmonton, at any desired location. Pay scale is same even bit higher than gta and lower taxes. Also weather is getting better years by years. We got snow twice so far. Good luck and congratulations for new house.
