Ek aur question tha, yeh two years tax returns mandatory hota hai ya one year is also okay? Jaise humne aur bhi TH-cam couple's ko dekha hai unhone first year mein hi apne homes buy kiya hai.
Ideally 2 years tax returns if you have been in Canada for more than 2 years.
Aur agar two years se pehle hi try kar rahe hai, jaise this tax filing would be the first.

Brother when you submitted your profile into express entry pool what was your CRS score and what was the cut off at that time?
We submitted profile in 2018. And cut off was hovering around 450
if you use RRSP money for down payment as a first time home buyer it will be tax free, but you have to return this money as well.
Can you please share how you have selected the right broker for you & what information he/she share with you ? What are the variables that you have point out for selecting right location in Calgary.
- Checking credibility based on their licenses and references
- their social media presence
- are they able to provide you some of the best rates
- are they listening to you patiently and aswering all your questions or just trying to push you to get started with the process?
These were a few things which we considered basically. As we said we are not home buying experts. Hence there could be more to it. But we can just share based on what we are experiencing 🙂

What's the difference between realtor and mortgage broker??
Realtor matlab real estate agent who helps you in finding good houses and reviewing property papers. He is like a represetative for you.
Mortgage broker is a person who would help you get a mortgage loan and get your pre approval done

there is 0 adavntage to go for bank straight over going to a mortgage broker. find a good mortgage broker because they have multiple products to give you. given that, always do your own research before signing anything.

Rookie mistake by immigrants in Alberta. Buy directly from builder - there is so much inventory out there - Why you need Realtor & want to go through offers / bidding process? I mean that's a personal choice but you can save money there.
Also, get the mortgage from the bank - it's easy, it's simple, less chances of getting duped or part of mortgage frauds - peace of mind ! (You will understand this & thank me when your mortgage goes for renewal)
I lost these guys when they said "Walmart dekh ke neighbourhood ka pata chalta hai" 😂 Another rookie mistake - Walmarts undergo renovations time to time - I have seen shitty Walmart superstores in a plush neighbuorhood and vice versa...
