    For pre construction house you need to consider the extra rent you are paying before closing and moreover there is other costs e.g. fencing, deck, appliances which will not be there in pre construction.

    I would like to flag one important thing that is a Canadian resident cannot get the same fixed deposit interest as a resident in India due to change in status. He has to keep his money in a NRE account where the interest is much lower. So, when you shift to Canada, carry your funds along.

    In Toronto/GTA i don’t believe that the real estate market will suffer too much. I wouldn’t predict a crash (which can be upwards of a 30% decrease in home values), but worst case scenario maybe a housing price correction which would alter the prices by around 7-10%

      TkO Gill yeah 1 year after that comment I can say their up at least 30% on the total value (probably 3-4x their deposit)

    To sell on assignment is not easy anyways... normally the builders cant sell all the houses and towards the closing they will still have few left and also other people book houses to sell on assignment too. there is a lot of competition generally. also you would need to pay capital gain tax too.
    Also, if the house market crash near to your closing the bank will not lend you the full amount required and the gap would then need to come out of your pocket.
    pre-construction is more riskier than buying pre-owned house. pre-construction only makes sense if you have plenty of money sitting in your account to cover all the risks linked with it otherwise you need to be ready to loose it all.

    Very nice and elaborate risk mitigation thoughts. Very well put forward. However would like to mention that a lot of projects don't take off due to ANALYSIS PARALYSIS. Thought all the risks cannot be thought of, but, I feel that too much analysis is also a hinderance to the final decision. Overall excellently analysis and mutation thoughts. Keep it up.

    Thanks for such detailed information , this has helped me so much to understand as a newcomer what to look for while buying the house.
    I live in Calgary & work in IT, seems areas near Toronto should be good idea to buy house.
    If you plan to make some video on what other areas are good to look for other than Kitchener, it will help a lot.

    1. Which areas are better at Kitchener /Cambridge for buying a home. My budget is within 650K(3bed if possible and excluding condo)
    2. Any link which can be helpful for my search and to know how people commute to downtown (if you don't have car)

    i think you guys have checked all the boxes , everything will be fine . hope in the floor plan rooms are mostly square or rectangle as that's one mistake we did when we bought our first home on paper where one of the room was odd shaped and was not best use of space .. all the best to you both!

    Non banks are not B lenders. A lending or B lending depends on one’s credit profile. EQ, MCAP have better interest rates vs banks with similar products!! Great video to conclude precon!!

    I have a question: since you are living on rent and paying around 2k per month, so you will be incurring 42k in rent which can be saved if you have bought a newly built resale house (5-10 year old).?

      What they don't save is paying property tax, insurance, maintenance and upkeep which can be pretty expensive specially tax

      Yup.. totally agree with Harry. If you do the calculation.. all the things that don't go towards principle of the house add up to $1800 minimum (incl interest on mortgage) - so, we are happy to pay the rent to save a little more on downpayment + renting is hassle free when you are busy working 15 hours a day in building a business.. which we really want to.

      @@Potatotalkies Ankita has a valid point. Right now the throw away money (if you would like to call it that) is 1900 rent + utilities. If you get a house right now, Assuming same budget as you showed in last video, your Principal and Interest is 2495 and including Tax, Insurance, utilities it becomes 3249. Now the only non-throwaway part of your mortgage will be the principal you will be paying which comes out to be 1513 out of 2495 mortgage payment (simple amortization), so that bring the throwaway to be (3249-1513) 1736$, and keeping in mind your 3249 already includes utilities, it still beats your current throwaway amount of 1900+ utilities. So mathematically you still come ahead buying now assuming all numbers from your last video. Again, maintenance is an unknown, you could very well have a flooded basement which needs 10k to fix on day one , or have an incident free year and that will hold true for any house you buy whether now or in future.

      Agreed... this is not for everyone... like we said in the first video, we do not have the time to maintain a big house right now... :) so, happy to trade $200 / month for hassle free living while we build our life or business - thats $5000 over 2 years - pretty cheap :)
      Plus, I am a firm believer in my rule of 35 :) so can't afford to spend $3249 on the house leaving less money to invest into an actual income generating asset... primary house will always be a liability - because you would always need one to stay in.. even if it appreciates and you sell, so will the next one you buy :)

    Simply put, you guys are in deep shit. I own multiple properties in downtown Toronto., and can tell you from experience you have taken "serious" risk so much earlier. Your realtor has not been very transparent from the word go.

      @Ali Gee when it comes to Real estate Location is the key. Second townhouse is the last thing which will appreciate. Things in 2 years don't remain the same. What you see is not what you may get. If you don't qualify for mortgage you are in serious trouble. B Lenders can bring big trouble. There was no point in taking a plunge that soon and losing your peace of mind for next 2 years for not much sought after property.

      I dont see any new points here Rahul.. I already know this, and laid these points quite comprehensively in this video. There is no point of being rude or dismissive about this, when we already started the video on the premise that it is risky and not for everyone.
      Moreover, pointing problem and holes is easy - give me a solution for the scenario where the property prices will continue to increase next 2 years and I lose sleep later thinking I had the chance in 2020 :)
      I am a glass half full kind of guy and not new to investing, but I respect your opinion - its a more conservative approach, which most people would like 👍

I think its a serious business, where caution and commonsense must be exercised by anyone taking a plunge in real estate, more so when one is new and settling down. People who are knowledgeable get to see the impeding Risks clearly when doing their "research". A real estate broker is well informed to advise their clients, clearly which seems to have not happened here and who seems to have been sold a story. Sorry to say, while being candid, I would not suggest anyone taking your route so early when there are many unknowns and compromises to be made.

      Yes you can as a foreign national. You just pay additional 15% I believe over the price (Government levy).

The agent by MISTAKE wrote that I NEVER WORKED in my travel profile, as I was not working in 2019 and 2020. However I worked in Dubai from 2014 till 2018. Now I wanna apply for EXPRESS ENTRY......can I include my past experience in my EE profile.... my travel profile and EE PROFILE wouldn't match. Will they cross examine my past travel visa profile with my new EE profile? Please help me.....

    Agree to lot of stuff but take my words.
    If 2020 is known for health crisis, 2021 would known for economic crisis.
    I say with lot of data n research. One of the biggest risk which can trigger crisis is INFLATION.
    Housing in Canada is biggest bubble and has become most Vulnerable now considering household debts n economic forecast.
    So be ready for big correction which may take a lot of time before it peaks in Summer(opening up)

      this is available on google. HSBC is one of them. Keep in mind those rates are usually for people that have less than 20% down payment

    Super awesome series guys. My question is what if I am living and working here in Canada while my family is in India and I want to buy atleast a townhouse of a semi detached house. Is it feasible with me being the only earning person with the salary of around 70K per year? Obviously, I can save much more when living alone and can even pay upto 25 percent as down. But is it enough to convince the banks to lend me the mortgage? Are B-Lenders the only option with whom I can go with, as you guys mentioned that banks consider the employment status very seriously and the jobs in canada are not secured.

    Good stuff ..but you guys are not adding up 2 years rental..assuming 2000 $ x 24 months= 48000 just on rent..I see sheer waste of money..rather I would suggest buy old property on 5% down or buy a condo...no investment since the day you landed..64000 + 48000$ ...and then you start accumulating another 64000..mistake done by all the newcomers..fear of bidding or whatever you say

      Thanks.. I have a different view on this..
      Buying a 630K house on 10% down is:
      $1400 principal - great
      $1100 interest - like rent
      $200 additional utilities - like rent
      $350 property tax - like rent
      $150 general repair - like rent
      Condo will have HOA - $500 - like rent
      Add this up and renting becomes equal to owning a house and spending all this money on things other than principal.. 😀
      In long term, I agree 100% - you lose if you rent 👍

      Language - start with Javascript and then choose to go towards front end or backend. Follow the YT channel codercoder...

    Shouldn't the downpayment be already in the bank when applying for Mortgage? If so, what is the need behind saving more for payment?
    I say so, because I recently spoke with RBC and they said I must have the DP (20%) already in the bank if I want to apply for mortgage because this gives them the certainty that I will be able to pay when the closing of the house happens in 1-2yrs time.

      You don't need DP funds, you need them before closing. The bank will pre-approve a certain mortgage amount based on many variables.

    Does the pre-approved mortgage specifies type of mortage (e.g fixed or variable) and interest rate (e.g prime rate - 0.5)?

      Yes it specifies type of mortgage but not the prime rate but a mortgage rate,and this rate can be ignored as you will get a new mortgage Approval with a new rate when you close the property.

      Hey, we discussed a lot of this in the last video... we didn't rely on just web search.. fortunately we met a person who bought from them 5 years ago... and later talked to another who bought in phase 1 of the one that we bought... its about going there physically and be sure of what you getting into.
