- The circumstances around my shop move have changed. What was once a ‘friendly’ situation has turned into something much less friendly. My current landlord wants me out, and the new landlord isn’t giving me what we originally agreed upon. It’s a difficult situation, see the video for the details.

I was in the same situation 3 years ago. The place I thought I was going to move into fell through and not much later I found a much better place for less money.
Sorry to hear the business arrangements you had made did not go through as planned. But wanted to thank you for all your content. I replaced my timing belt with a new kit and couldn't have been happier. I'm in a rough spot financially and going to a shop wasn't an option. When I opened my shop years ago, I bought it, just to avoid situations like this. The monthly mortgage was less than a lease. No doubt one of the best moves I ever made.
It sucks u are having to go through this. but maybe it is a blessing in disguise . maybe you will find something much better than you had originally planned.

I had an escape clause on a lease with a 90 day notice . The landlord decided to sit on his hands and just hand me his lawyers letter telling me to be out in 90 days . I ended up in a storage warehouse with multiple units . Lucky it works for me . I don't know if you can comb the area to find a place , possibly not advertised . Sometimes someone may be thinking of downsizing and just asking makes them decide . A free wanted ad on Craigslist is a possibility . But moving SUCKS . I've done it 3X . Good Luck .

My landlord decided to sell building overnight .. nd got it into escrow in 3 weeks.
You are very calm which is good.
1st 3 weeks I went into depression. I have 9k sf warehouse full of parts. : - ( but then I think this is life and I got to get ready to move no matter what.

I subscribe to several automotive repair channels, but yours was the first a long, long time ago. I feel like you're my good buddy who's in a bind and I'm powerless to help. You're an upbeat kind of guy and I'm sure everything will work out to your advantage in the end. Keep the faith.

There is not much a lawyer can do in these situations. Especially in Ohio.

I had a landlord for a house I was living at for years say out of the blue, just like how you described, "when can you leave, when can you be gone". Years of being a helpful, clean tenant meant nothing in the end.
Like he said. It's business. Imagine you're renting out a house and you either need money and need to liquidate to get out of a big bind (say losing your current house or medical bills) or you have family that's losing their place and you're offering your other home. You gotta take care of YOUR problems and YOUR family. If you don't want to be in a situation like that whether it's your house or business, you gotta own the building. Obviously that's never easy. But that's how it works and if you want it to work, you gotta make it work.

But I was a college student who also helped manage the property, current tennants, and take care of the structure. Handshakes just don't mean what they used to.
Security of tenure is the main reason for owning one's own place in my opinion.
Rental property is a business, not a charity. You make as much money as you can. You show no sympathy.

Surprise smacks upside the head like this can sometimes be blessings in disguise, maybe it's an opportunity for a massive rethink. Not pretending to give advice, but stuff like this has the power to actually strengthen you, not weaken you. Like your videos, just found your. Sorry to hear about situation. I know what your going through. Happened to me after 10 years guy would not renew my lease. So I went out and built my own building. Was there for 20 years and now selling and retired. Just do they right thing and things will go good for you! God bless you

Make a video on your packing and what you gotta know about moving out of a shop? Like is there a deposit you get back, what do you have to fix or keep original and stuff like that.
I wouldn’t be too sad about getting a place that’s not as big as you really want. There’s ways of organising your cars and your stuff to maximise your space. I have a shop and I really try to maximise my space and it works. And I know you’ll make it work. Keep us updated and keep the videos comin. Best of luck.

I'm so sorry to hear this Eric. Here in my area there is a CRAZY boom going on, and it's put a lot of small shops out on the streets (unfortunately that's how I got a smoking hot deal on my 2 post lift). Companies are coming in and dropping 4-5year pre-paid leases down on commercial shop space and landlords are actually getting more than asking prices. The guy I got that lift from was hit with a Rent increase, but bellied up with a a 2 year (pre-pay), but 2 other companies wanted it and started a bidding war over it. It's CRAZY what is going on here right now. Good luck in all this man. I really hope it doesn't get you down.

It makes you wonder where all the money is suddenly coming from?
I really don't want to sound like the "dirty local" Idahoan but it's the mega corporations moving/being pushed out of CA. Amazon & FedEx are putting in 2 mega warehouses in s.e. ID and all the smaller sub-contractor businesses that go along with that are sprouting up all around them. That shop my friend lost, its in an industrial park in Rigby that has 10 separate 4 bay shops and a string of storage units on the other side. The company that got the lease on it kicked everyone out (including the storage units) and are going to use the whole complex for cardboard boxes & packaging to sale to Amazon. 2 years ago we where number 3 in the nation for most affordable housing, now we are number 1 in the nation for most overpriced housing. It's beyond crazy.
@@JimmyMakingitwork I think we know. lol.. the PPP fund gave one of my buddies $20k, just because he owns his own small business laying tile; and it was based on your income (I think he made nearly $100k that year). So, I'm sure a lot of shops got at least that much money. If you were self employed in 2020, and didn't get a PPP loan", then you missed out on the Trillions of dollars that they wasted on everyone. I know that there were many companies that got paid over $10 Million-- because like I said, it was based on your income.

I completely understand your desire to lease. I’ve thought about the pros and cons myself. However, this type of situation is exactly why I wouldn’t lease and instead build my own building, especially after reaching a certain point. I don’t fault you for leasing, I completely understand, but this type of stuff bothers me more than maintaining property. Anyway, good luck with the move. I always enjoy your videos and look forward to seeing more.

Eric, packing up your work space and moving into your new place is definitely an interesting video. I don’t know if you’ve seen the rest of TH-cam but cleaning automotive garages is sort of popular. I’m sure that there will be enough interest to validate your time spent to make the video

Make videos showing your search for shops, travel around to different garages and interview mechanics - shop owners to talk about their day to day operations, or do car Q/A videos in the meantime...

My partner and I went a little over a decade of leasing a commercial space, and after several broken promises/leases, causing several moves. We bit the bullet and bought our own place, big commitment yes, dread of having to move again in a few months, no.

Exactly. When I'm told "don't take it personally" I've noticed it's never when someone does something kind and thoughtful.
You should continue to post etcg vidz for packing and the move. You might not think it's compelling, but there will be a zillion lessons! Share them.

My only suggestion is to buy an acreage in the area and live there and build a shop. Much cheaper than a commercial mortgage.
