It seems that whenever someone says they are a “man of their word” they are almost invariably not. Being a man of your word is not a quality you can assign to yourself. Others can say you are by your action. I am a man of my word but I would never tell others that. I have to show them. You did and are doing the right thing.

I would like to point out that the inaccessability of the breaker box is both a fire code and electrical code violation which makes the space impossible to insure. I hope you can find a new location soon. Always enjoyed your videos.

I went from not knowing a thing about fixing cars, to using your guys' vids to fumble my way through a job at a tire/service shop, then to a dealership and ALL THE WAY UP to now doing facility and equipment repairs for a major bio-manufacturing plant. Man, I hear that... Im small independent, Light Duty Diesel Tech in Desert Hot Springs, across the freeway from Palm Springs. Trying to find a small shop, just to get things going, look a little more professional. I currently do it out if my house, a trailer park. Not the most room. I did find a dead yard, to store vehicles for now. The Cannabis industry out here, is skyrocketing land prices, even just renting land, a shop, anything. The micro growers take the small shops, and big guys take the land (lots of land). And noone wants to rent out to Automotive repair. Just a headache down here. I only rent the yard I have, about 3,500 sq/ft for a year now. Scared to lay down concrete and cover. Not to mention triple digit summers. But I think that's where its going. I need more room than my driveway. My channel is new, barely learning this hole thing. Mechanic 22 years, youtube 3 months. Man, no joke, a lot of work... Good luck to.you sir, I hope it gets better. Eric, although it sucks about the "new" shop space, it was an actual blessing in disguise. You dodged a bullet with him even though you ended up in a ditch. He showed his cards as being a terrible untrustworthy landlord. Had you pursued the space anyways, who knows what kind of stunts he would try to pull on you later on?
Over the 27 years for my business, I was extremely lucky to rent from two landlords with extreme integrity. Moving a business is a huge undertaking, and I hate you are going through this mess. I look forward to the future of ETCG1, fingers crossed, in your own space.
As a antique retired diesel mechanic. I can understand all the headaches. And staying in the school system for your daughter is a good thing. After she graduates find a old farm and build what you want. That's what I did. In fact two years ago I sold the farm and shop I built for about eight times my initial investment. When you buy farm land the codes are more relaxed.
It got my blood boiling when you described him pulling the "I'm a man of my word" card. When he already pulled the bait and switch with you?? I think he got as defensive as he did because you put him in the spotlight for what he was doing. Yeah you don't need that headache. I've dealt with people who said that they were Christians and pointed it out to me. For some particular reason they were ones who screwed me over, among others which happens anyways. But pointing that they were has led my 'beware antenna' and flee for my own safety just like 'I'm a man of my word'.
1. Why would the landscaping company be noisy? They would be on the road cutting OTHER people's grass, not their own ever day. 2. I would love to see you make videos from your own garage/driveway. It would be fun to watch.
When my daughter was going off to college, she asked me what the one piece of advice I would give her was, if I could only give her one piece of advice. I told her that when she writes out the plan for her life, write it in pencil, because it's going to change. Years later, with her in a totally different field of endeavor than she'd planned on pursuing, she asked me how I got so smart as to give her that advice, was it the fact that I had changed careers a couple of times myself, or what. I had to admit that I got the advice from a beer commercial! Not saying you should change careers here, you're one of the very best at what you do. Just saying that flexibility is how you end up where you belong, instead of where you only think you belong. It will work out for the best, trust me, you'll see...

Depressing to hear about. Months ago when you announced you had to leave but a new shop was being set up, I was like whoosh well at least there’s a place to go. The last video explaining the issue surrounding this now is just so disheartening and it irritates me when people can’t keep their word. I’m sorry Eric this is happening to you. I’ve been an avid fan for over ten years and you have been the only TH-camr that has stayed consistent and loyal to your channel and your fans. Coming out of the marine corps, I went into a Honda dealership here in Houston and I shit you not so many of your little tips taught me a lot when it came to Hondas. My father has a plot of commercial land and I dream of opening up a small shop one day but I’m out of college and this economy is not doing too well. Regardless, if I were to do technician work for a living, I’d want to follow in your footsteps. Hell, I’ve even started calling bolts fasteners like you and I have caught myself several times talking to myself in frustration the same way you do in some videos. You’re a great guy Eric. We love you and once again, I’m sorry this has happened to you but only good things are to come in the near future.
I just wanted to say thanks for making the best Honda and especially Integra repair channel available. As a 2 time Integra owner ( current 99 ls ) you've helped me out allot and saved money, time, and costly mistakes. Bought my first Integra new in 94 but now at these cars age lots more things are in need for repair, replace, maintaining, and so on. I'm a long time member of both Integra forums as well as a few Integra and Honda groups on Facebook. I have allot of experience with the cars and try and lend sound advice to others when I can. When the opportunity arises I'll always refer guys to watch your vids. Sorry for the rambling on just wanted to let you know that you have a fan for life here. That its a dirty move and let you in a bad spot, plus you could have found a better option before instead waiting for the promise space to be rent. I will not do business with that guy. Also I feel like there could be a lawsuit over him giving away the space you had put a deposit in. Just a thought. As for the a hole. Nope. That's on him. He should have handled the situation better. As a business owner, there are certain ethics you follow as well as legalities hence why I mentioned the above. As someone who went to college for business and got my degree, I can tell you that's probably a bad idea to go with that guy you put the down payment with. Fight to get the down payment back, use it for a better location, and maybe even get settlement from him too. Man of his word can't even keep contractual, written words
It's called "Loss of power of bargain." It may depend on whether the actual lease had been signed though. If not, then ETCG would have also had the right to back out. If the lease were signed and the owner backed out, then he could be sued on a host of liabilities, including moving expenses, loss of business in the interim of finding a new building, plus the loss of bargain.

I'd be lying if I said I was not waiting for a squatter to move out of the shop I rented. He's already been evicted and he's still taking in new work. This appears to be standard operating procedure when you don't own the dirt. It also makes me never want to own a property that needs to be rented out. PS: Overhead bridge cranes are awesome!
Bad tenants are the reason I went bankrupt. It's not a fun game unless you have a management company running things for you. That can be expensive though. I agree, those cranes are awesome. I'd love to have one some day. Thanks for the comment.

I bought an 06 Mini in 2010 and it needs a lot of TLC. You're clear and thorough vids gave me the boost early on, even before the Mini, to try some of my own repairs. Man, I've been watching your channel for years and have always thought "I'd like to see him build his dream shop." So after this video, it got me to thinking. You don't have to move house right now, but you could lock a property down where you want to live, start building out your shop and record videos on that process. I'm sure your subs would like to see that and you can stay living in your current town until you're done building it and your little girl graduates. That's kind of what I'm doing right now. My daughter graduates in two years so we're staying put until then. In the mean time, I'm building a camp for my wilderness school 30 minutes north of me (and also building my house there) I'm recording the videos (not releasing them yet) in the meantime. Just food for thought. Steel buildings and pole barns are quick to go up, pretty cost effective and you can plant one on a nice little country property.
What I have learned in my 60 years is sometimes you have to take a few steps backwards in order to keep moving forwards. been watching since before you had that big place , maybe go back to a small garage with no lift , focus on smaller jobs until you buy your own large space down the road.

My experience has always been that the people who tell you how honest they are, are the ones you need to be the most careful with. Good on you for not signing a lease with him and going your own way even if it is an inconvenience to you. Lots of people go on and on about their 'principles' but fold the moment it is a bother to them. I'm sure you will go a long way by sticking to your guns and doing what you feel is right. Save up that cash and build yourself your own place where you are answerable to nobody.

I've dealt with people who said that they were Christians and pointed it out to me. For some particular reason they were ones who screwed me over, among others which happens anyways. But pointing that they were has led my 'beware antenna' and flee for my own safety just like 'I'm a man of my word'.

When my daughter was going off to college, she asked me what the one piece of advice I would give her was, if I could only give her one piece of advice. I told her that when she writes out the plan for her life, write it in pencil, because it's going to change. Years later, with her in a totally different field of endeavor than she'd planned on pursuing, she asked me how I got so smart as to give her that advice, was it the fact that I had changed careers a couple of times myself, or what. I had to admit that I got the advice from a beer commercial!
Not saying you should change careers here, you're one of the very best at what you do. Just saying that flexibility is how you end up where you belong, instead of where you only think you belong. It will work out for the best, trust me, you'll see...

So sorry you lost your shop. In a similar boat with you, different industry but main points identical. Japanase say fall down 9 times, get up 10. Use the anger hatred disappointment as your motivation. Plenty of successful people have been propelled by spite. Depressing to hear about. Months ago when you announced you had to leave but a new shop was being set up, I was like whoosh well at least there’s a place to go. The last video explaining the issue surrounding this now is just so disheartening and it irritates me when people can’t keep their word.
I’m sorry Eric this is happening to you. I’ve been an avid fan for over ten years and you have been the only TH-camr that has stayed consistent and loyal to your channel and your fans. Coming out of the marine corps, I went into a Honda dealership here in Houston and I shit you not so many of your little tips taught me a lot when it came to Hondas. My father has a plot of commercial land and I dream of opening up a small shop one day but I’m out of college and this economy is not doing too well. Regardless, if I were to do technician work for a living, I’d want to follow in your footsteps. Hell, I’ve even started calling bolts fasteners like you and I have caught myself several times talking to myself in frustration the same way you do in some videos.

I just wanted to say thanks for making the best Honda and especially Integra repair channel available. As a 2 time Integra owner ( current 99 ls ) you've helped me out allot and saved money, time, and costly mistakes. Bought my first Integra new in 94 but now at these cars age lots more things are in need for repair, replace, maintaining, and so on. I'm a long time member of both Integra forums as well as a few Integra and Honda groups on Facebook. I have allot of experience with the cars and try and lend sound advice to others when I can. When the opportunity arises I'll always refer guys to watch your vids. Sorry for the rambling on just wanted to let you know that you have a fan for life here. A few months off is a well deserved break. Find sometime to relax in the next CPL of months. Looking forward to seeing your new shop as it happens.

Wow! What a hassle. When I moved my shop I thought it was hard... the worst part was the actual move when I made 21 trips in my truck & trailer. I should have hired somebody. I had no idea that I had accumulated so much stuff over 12 years. Good luck man!

I'm with you Eric. That guy should have told you as soon he find out he could rent you out the original space. Waiting to the last minute to tell you it is not cool. That its a dirty move and let you in a bad spot, plus you could have found a better option before instead waiting for the promise space to be rent. I will not do business with that guy. He is not a man of his word.
You made the right choice. That guy was undoubtedly trying to pull a bait-&-switch on you. That guy was deserving of far more harsher words than the ones you used; you are without a doubt the better man in this situation.

Also I feel like there could be a lawsuit over him giving away the space you had put a deposit in. Just a thought. As for the a hole. Nope. That's on him. He should have handled the situation better. As a business owner, there are certain ethics you follow as well as legalities hence why I mentioned the above. As someone who went to college for business and got my degree, I can tell you that's probably a bad idea to go with that guy you put the down payment with. Fight to get the down payment back, use it for a better location, and maybe even get settlement from him too. Man of his word can't even keep contractual, written words
It's called "Loss of power of bargain." It may depend on whether the actual lease had been signed though. If not, then ETCG would have also had the right to back out. If the lease were signed and the owner backed out, then he could be sued on a host of liabilities, including moving expenses, loss of business in the interim of finding a new building, plus the loss of bargain.

I'd be lying if I said I was not waiting for a squatter to move out of the shop I rented. He's already been evicted and he's still taking in new work. This appears to be standard operating procedure when you don't own the dirt. It also makes me never want to own a property that needs to be rented out.
PS: Overhead bridge cranes are awesome!
In our state commercial property doesnt need evictions. they can be emptied out next day if they dont pay

Bad tenants are the reason I went bankrupt. It's not a fun game unless you have a management company running things for you. That can be expensive though. I agree, those cranes are awesome. I'd love to have one some day. Thanks for the comment.

Holy Cow! Sorry for the bad experience. I appreciate your content a lot. I've watched you for a long time and you've given me the confidence to tackle many jobs on my own. I bought an 06 Mini in 2010 and it needs a lot of TLC. You're clear and thorough vids gave me the boost early on, even before the Mini, to try some of my own repairs. Man, I've been watching your channel for years and have always thought "I'd like to see him build his dream shop." So after this video, it got me to thinking. You don't have to move house right now, but you could lock a property down where you want to live, start building out your shop and record videos on that process. I'm sure your subs would like to see that and you can stay living in your current town until you're done building it and your little girl graduates.
That's kind of what I'm doing right now. My daughter graduates in two years so we're staying put until then. In the mean time, I'm building a camp for my wilderness school 30 minutes north of me (and also building my house there) I'm recording the videos (not releasing them yet) in the meantime.
Just food for thought. Steel buildings and pole barns are quick to go up, pretty cost effective and you can plant one on a nice little country property.

What I have learned in my 60 years is sometimes you have to take a few steps backwards in order to keep moving forwards. been watching since before you had that big place , maybe go back to a small garage with no lift , focus on smaller jobs until you buy your own large space down the road.

My experience has always been that the people who tell you how honest they are, are the ones you need to be the most careful with. Good on you for not signing a lease with him and going your own way even if it is an inconvenience to you. Lots of people go on and on about their 'principles' but fold the moment it is a bother to them. I'm sure you will go a long way by sticking to your guns and doing what you feel is right. Save up that cash and build yourself your own place where you are answerable to nobody.
