      I have known more than 1 small business person who bought property for their business and the property turned out to be the most profitable part of their business when they retired and sold off.

    The best changes in my life were the ones I had no control over. Sometimes circumstances push us outside our comfort zone and we look back and realize it was all meant to be. I know that doesn’t help short term, but I remember that tiny little garage you started out in, and how far you’ve gone since. Put the word out and I guarantee you will have a lot of moving help.

      To you guys who came to enjoy unwanted changes, maybe in your old life you were too clingy to your old stuff and old ways. In business life you shouldnt spend much time climbing obstacles, rather work around them, or like i did earlier this year with great success: Take several steps back and find a new road, while still milking the profit from the original road. All roads will eventually come to a halt, expansion of the business is the best workaround.

    10 Years man time flies. I was working on my sisters super junked out accord getting both of us to classes using your videos in 2010. Now Were in a much better place now, but I still buy used cars and fix them myself because of that confidence you and other youtubers helped put in me when I was 18. Thanks eric and heres to more videos and a smooth move.

      Even the car wizard didn't jack up the prices for his renters. That is a class act and something I would do. If I become the new landlord I would keep the price the same. I feel there is no need to cause .ore uncertainty for people when it is not needed.

      Good attitude goes long way with landlords especially if they are good landlords they are more willing to work with you then if you were trouble. I bet the previous owner said good things about Erick to the new owner probably why he’s more willing to work with Erick. Can’t wait too see the new shop

    Eric, moving to a larger space will be of great benefit in the long run. This may be a godsend. Glad the new owner is being reasonable because there's no point in him burning bridges when patience is all that is needed. Good luck to you on the big move. It will work out.

    When I first saw the title of this video I thought it was going to be terrible news. Whilst it may be a temporary worry, I think it's actually a blessing in disguise. Sometimes we need an unexpected catalyst to push us on to the next stage in life; sometimes things really do happen for a reason. I really believe this will be good for business - and great for ETCG.     I remember drama with your last land lord wanting to take all your tools and you handled that great. Glad to hear the new owner is being cool with you. And I'm sure you'll handle the next upgrade just as well. The world is upgrading you yet again. And couldn't wish it on a better guy! 5k square feet! That's amazing!

    Sorry to hear of your troubles Eric. You are the second mechanic that I've seen today that have lost their shop due to no fault of their own. The LL sounds like a right guy. 5000 sq ft is an nice upgrade if the $$$ isn't too high.

    Helpful folks step up when one is in need. I had a similar experience although I don’t have nearly as many tools as you do! And I had 2 weeks to find a cheap place for myself and my daughter, 4 vehicles that we both work on to keep running for back up for our pet sitting business and 2 trailers and all the other stuff I’d accumulate, all good stuff; bikes, kayaks, tiny wood stove firewood, and lots of prepping supplies. Found a place in 1 week with help and very, very cheap rent! And it’s twice the size fenced in yard. 😃🙏🏻
    You get to meet and experience the joy of helpful and compassionate people when things get rough. Oh! And I’ve been on crutches since a rather large horse crushed my foot a year ago.Long story. Healing naturally without surgery as I have no medical. Price you pay to be a small business owner (of 15 years).

    I'm glad the new landlord is working with you. Everyone wins in the end: he gets a new building for his business, still gets some income off it until you move and you ultimately get a bigger building. A bit chaotic yes, but everyone should benefit in the long run :D

    It sounds like things are going to work out for you, I wish you all the best and hope things go smooth for you. It might be a good time to take inventory and decide what to focus on. The last time I had a big move I took about a week to organize and label/pack things properly and in the right order and it made things go a lot quicker on moving day.

    I'm working on starting my own auto repair company, I'm starting out mobile, but I have full intentions of moving into a brick and mortar business.     Im in the middle of my last move ever hopefully. I just bought a place on 5 acres so the next step is a 60x60 shop. Waiting on permits now. It is a pain but so much worth it!

    Since 2012 I have moved my motorcycle related restoration workshop four times. Each time was twice the headache. We ended up biting the bullet about 2 years ago and bought a 5 acre plot of land and built a 6400 sqft 80x80 steel building. The last shop I was in, rent had gotten so high each month (5100sqft/$3900 per month), I could have financed this new build in total, just for the rent and insurance I paid in 36 months. A really good friend who I've been subletting shop space to for the last five years is a long haul trucker and he helped me big time bring all the large ticket item like the blasting cabinets, compressors, paint booth, four bike lifts and the car lift. My forklift came in super handy as did the six new 24ft sections of 12ft tall pallet shelving I bought. By all means, enlist all your friends and loyal customers to help out, they want and need you to stay in business as long as possible. Good luck to you sir.       Likely your best business decision ever. Rent or leasing always carries that doubt that you will get another month or a renewal on a lease or have to move. Just the move costs much in business production plus the costs to move and rental again for another beating down the road. Purchasing land and/or building as early as you can in your business cycle is very important because it will allow a decent retirement years later and it allows for a permanent location to invest in. $4,000 a month is a lot of work orders to give away and in some locations, its $10,000 per month.

    Moving is definitely one of the most stressful times in one’s life. After 10 years in the shop you’re in, it’s tough to say goodbye.
    At the same time, the prospects of moving into a bigger shop is exciting though, but dealing with the logistics is perhaps where most of the stress is.

    For what its worth... i feel ya! Mother recently passed - have had to go through, empty a house that weve had for 25 years - repair, upgrade, maintain delayed things for most of that time. Mostlg by myself. An hour drive from where i live. Crazy amount of physical, emotional stress but 1 foot in front of the other and keep pushing forward. 2nd thing. About 2 years ago decided i needed to earm more money to travel and decided to try n flip cars. Well i immersed myself in lots of your videos n chris fix. Attempted to flip a 91 ls400. Fixed timing belt, water pump. Drives so smooth i sold my newer car n started buying tesla shares. now have about 1,300s over $1.1 M. Been so busy w mother being sick before passing n house have not had much time to flip anything. Mother left me her 67 Mustang that was her main driver but sitting for 11 years. I just started watching videos on Mustang as i am intent on bringing back to life n here you are again on recommended videos. Bottom line is somewhere in there you plzyed an instructional, inspirational part. Good will to you.

    I'm glad it's working out for you in a good way. I know what it's like to be renting a place you have way too much into. Luckily when it came down to the wire for my case, I was able to the place from my old landlord.

    That’s great that moving is working out but I get that packing and moving is a challenge. I move from California to Washington State. What I did was make several trips. I have a 20’ car trailer that has stake pockets so I used 2X6s and plywood to create sides. I bought some 55 gal poly barrels and put all my tools into them based on my ability to unload them. I had a 12 ton winch on the front of the trailer which helped load and unload them via straps. No Damage happened. I had a large compressor and my engine hoist helped there. Anyway I made it. I’ve never been commercial but am a car guy. I had welders wood working tools etc. did 90% by my self and was in my late 60s. In my 70s now so may rethink it if it comes up again😳 it can be done but your ahead of the game with a fork lift and help. Good luck.

    A forklift should be a priority! I regret not getting one 20 years sooner. Seriously, you will be amazed at how handy it is to have. If you can get one with a triple mast and side shift, all the better. Over time you will collect accessories for it, like a boom, different length forks, fork extensions, etc. You will find all of it useful. A forklift and a pallet jack will be your best friends when you move. I wish you the best.

    Been there, seen that and done that. I am sorry for you. When it happened to my business 22 years ago I went to the Bank secured a loan, bought a piece of land and built a new metal building. My business survived and everything was eventually paid for. I wish you the best of luck, Keep your chin up.

    A hurdle he didn't speak of but is real here, costs.
    Everything being torn down and put back up in the new place, from the air lines to the lifts.
    This could've broken some people as times are rough as it is and Eric is lucky to be able to afford the move and have a good new landlord that is working with him like we all hope people would act, with respect.

    Hey Eric! Been watching and subscribing to your channel for what seems like forever now, since you were in that old tiny garage. Love your content and love seeing the channel grow over time. Saw how happy you were moving into your current shop and all the space you had. Moving sucks, i’m in the process myself, and especially if not on your own condition. But glad the new space is bigger and that you are given time to do so. Onto bigger and better things!

    Would you consider buying a place to move into so you wouldn’t have to deal with this stuff? It’s nice to own building and property. Maybe buying a lot out in the country and building a big garage?

      not to mention a mortgage is almost always cheaper than rent. If Eric has been renting for 10+ years he could outright own his own shop by now.

      I've been pricing out barns myself. He could build something insanely nice and big for less than 50k. My 30x40 is around 27k with concrete. Long term, it would be cheaper. Let alone being on your own property. But then there's buying a lot to build on.

    "Be kind to your neighbor (landlord), he knows where you live." Seriously though, Eric, I'm glad for you things appear to be going in the right direction with this issue. You always come across as level-headed and professional, so I'm certain you have a very good relationship with your former neighbor/new landlord. This may make for some interesting content too - you know like what it takes to pack up and move an automotive shop after 10 years in the same location. I'll bet you will find some things you completely forgot about. Share those discoveries with us.

    I totally understand how you feel. The apprehension and the stress of having to move is a big thing. And expensive to do. I’m in the building now for 15 years and a month a month never tell when I may be asked to move or if he’s going to sell my place also it’s scary hats off to your brother

    Why wouldn’t the landlord give you a heads up? Why wouldn’t the landlord offer the place to you before just selling it behind your back. He did you dirty especially after being there 10 years!

      I looked into it, but decided it wasn't a good idea because of the flood insurance I'd have to get and the land across the street is in a 'brown' zone. It used to be a sewage plant. I didn't want to get involved with any of that. Thanks for the comment.

      @@ETCG1 A friend of mine bought a place 35 years ago that ended up with EPA problems from being a former gas station. That was a huge mistake it's still hanging over his head. He literally can't give away that place and isn't allowed to do any work on it. It's been basically been abandoned for the last 20 years and probably will be until the day he dies.

    Nice response from your new landlord. 5k of space is pretty 👌 and something to look forward to. Forklifts are handy and can lift heavy pallets. Drove a Hyster once upon a time and could fairly move. Wishing you lots of luck on the next project.

    From the bottom of my heart I wish you all the luck 🍀 I once had to move my business, my landlord used to call me his cousin, I had helped him pay for his divorce and he payed me back by selling his building but first he asked me for my lease telling me he needed it to show the bank for a loan….well the new owners told me they knew I had no lease etc I just left out of disgust !!

    Whew! I just went thru a very stressful event of my own and can sympathize with the stress you have been going thru. I know moving will be very chaotic and time consuming. But footage of the whole event could eventually edited into your most successful videos and an increase in subscribers. I hope you have someone who can come in and shoot video while you have your hands full.

    Sorry to hear. Renting this day in age is a different beast. Had our landlord of almost 7 years come up randomly stating he was selling he house and already had a buyer with 2 months notice. Thankfully we found a place to buy that was exactly what we were searching for. Take your new landlords promises softly. Ours was super accommodating and offered so much help. Well it all changed within 3 weeks and they started getting nasty. Hopefully this will not happen to you. Good luck! Can't wait to see new content from the new shop.
