Get away from it all in the woods of north central Maine at this tiny cabin on 77 +/- acres of unharvested forest land. Use it as your hunting cabin, timber investment, vacation cottage, start on your new homestead or all of the above.
LOCATION This property is located at 76 Wolf Run Trail in Greenbush, Maine. Wolf Run Trail is a private gravel access road shared with other similar sized landowners. This is an off-grid location and is semi remote and very private. From the property it is about 27 miles to the city of Bangor, 28 miles to the nearest hospital and 261 miles from Boston, MA.
CABIN & IMPROVEMENTS The cabin is 12 X 32 and is one open space. It is heated by an antique wood stove. Electricity is provided by generator hookup and a small solar array mounted on the cabin. A drilled well provides water with a stainless-steel Bison handpump designed to be freeze proof. The cabin has a flush toilet hooked to a private septic system.
Other improvements on the property include a 10 X 12 storage shed/ work shop area. The owner has established a small garden. A winding driveway about 300 feet long provides access to the cabin from Wolf Run Trail. A walking trail has been cleared for several hundred feet from the cabin location to a centrally located old beaver pond for game and bird viewing.
LAND The 77 +/- acres of forested land is comprised on two individual lots being sold together, one consisting of 44 +/- acres, and the other being the lot the cabin sets on of 33+/- acres. If you had a friend or family member that would like to purchase with you it would be as simple to do as deeding the two lots separately.
This forest is a mix of hardwoods and softwoods. Nice examples of eastern white pine are scattered all over the property along with balsam fir, white cedar, aspen, maple, white birch and other hardwoods. The land is not in tree growth tax status but could qualify to be placed in it. This would bring the taxes on the land down by almost 75%. Call to ask why and how.
NRCS Web Soil Survey shows most of the soil to be complex stony silt loams appropriate for forestry, wildlife, and potential grazing lands. The topography ranges from approximately 165 to 205 feet above sea level. The slopes are gentle and walking the land is relatively easy. A couple of forested wetlands, formed by a small creek running through the land and historic beaver activity, diversify the landscape and attract game.
ABOUT THE AREA Greenbush is both a large & small town. It has about 44 squares miles of territory with only 1,500 +/- residents. This is a region of far eastern Penobscot County not far from the Hancock County Line.
From the land it is about 7 miles to the Sunkhaze Meadows National Wildlide Refuge. This large tract of land with a foot access only trail system for hunting, hiking, and taking in the natural environment in a peaceful setting.
Access to the Stud Mill Road is also just 7 miles from the property. This private logging road accesses the large forest between Route 1,2,6 & 9 of over 500,000 acres. This is private, public, and tribal held lands with very little development. Much of this is open to public recreation and access by vehicle.

I live close to this. Where do you find the good medical care? The medical care in the entire state of Maine is miserable at best. The hospitals are infested with covidiots masquerading as doctors and nurses.

You really are the king of off grid properties! I have been building up my credit and in another year, I will be able to finance so much land and build my own house upon that land but maybe before then, I have a feeling. I live in a small town in Oxford county right now and that is comparably super quiet compared to living in Rhode Island which was jam packed with people. My goal is to have my own land that I can lock down and have as my own beside the beasts and fowl of the wilderness. To preserve and name my own! I will definitely put this number in my phone.

How do you like the Tundra?
Mostly I like it. Pros better fuel mileage, better ride, quieter cab, more power. Cons- The improved safety systems are a nuisance off road but have prevented two accidents so far. No tow hooks upfront is a dumb oversight. Can’t get in body with the tailgate down unless you spend more for a step or climb on the rear tire like I do. I’m sure they will improve these issues in next year’s model. I’m not the only one complaining about those issues.
How do people in Maine feel about folks migrating over from other states? I have heard of people moving to Vermont that have had pretty negative experiences with locals.

I have always wanted to live in the cabin or tiny home, probably for a vacation home, but I just don't like the bear part, especially lately I have been watching on Y-Tube about people dies from mauled by the bear.
No bear attacks in Maine to worry about. Googled it, you have more to fear from people in metro areas than bears in the woods.

The other lot can be developed. It is an organized town and you can get a building permit from the town. The taxes are $806 per year.

its ideal to survive nuclear war and restart civilisation. but its been a reality check for me. its across the ocean. no room for la famille or my library. i dont know the trees never mind the trails. its got bears. i would be chomping daffodils and talking to the deer in a month...i suppose i must accept that i am a townie and best off in my own country [UK]...a wonderful property and a bargain..but not for me.
