I prefer the approach that the capital is invested in ETFs and suitable real estate Reits with dividends. The dividends are then easily enough to cover the appropriate rent. One reason for building/buying a house would be the fact that I am independent of the brownouts with solar. Landlords are unlikely to offer that.
Property values keep going up, never down, especially in the Philippines! What you can afford to buy today (land, house, farm Etc...) Most probably you can't afford to buy any of it in the near future, because the prices going up with shortage of affordable property even these days, hence; the buying power of all sorts of expats who choose to reside in the Philippines for different reasons. IMHO, buy now or lease for 25 plus 25 if you can get good deals (and if you can afford to lose it, in case you're not a hundred present trusting your partner). Good luck and best regards. Yes. Buying makes more sense than building in my opinion. Like I said you can still score some pretty decent property for 60-90k here. And like u said, it's only going to increase in value. Especially if you do improvements over the years to increase the property value. Thanks Ned 🙏

Same exact size as the first apartment I rented here in Cebu. In pangasinan it was 3.5k Down here in Cebu I was paying 4k. So in 10 years not much different. Fingers 🤞 on inflation 😂

I would certainly not buy an existing house here. Building gives you far better control over the build quality. I built here. I built it strong. Last December 1st we were less than 40 kilometres from the epicentre of a 7.1. 3 houses in the barangay collapsed and a lot were damaged. Our house literally bounced but just shook it off. So, for the guy renting for 300 bucks a month. In 4 years that's 11 grand. Our house cost little more than that. So, over the said 20 year period I will have saved almost 60 grand. That's 60 grand cash extra I can leave my kids + a house of their own. Rent is dead money! As for title, it's in our daughters name and her mother is custodian of the property until she reaches 25 years of age, after which we have lifetime habitual rights to the house providing we don't separate or move out for a period of more than 12 months. Neither me nor Jessa have any legal title to the house and lot and we can never sell it or use it as security in any way, shape or form. It's wrapped up so tightly that it's just simply Freya's house and always will be. You rent for 20 years, your kids will rent for another 60 after that....... secure a future for them. If you can give them nothing else then at the very least make sure they will have a roof over their head

And the average dude would want it in his name (as if) no matter what. In general I was targeting the typical guy who comes here in his twilight years and wants to build a western style layout and spends a ton of cash. I do however, know a cpl guys who bought preexisting homes and one in particular had it inspected by a filam guy who was born in the USA and had a ton of cred. It's a nice place and cost him 70k. Which is still way more than you paid all in but works for his situation I suppose.
After flying back over here and not really having much luck finding a trustworthy partner(wife) I have decided to only rent for as long as I remain here(have been thinking of moving to another country). Hope you dont mind mentioning another vlogger but I think back on Sharons interview with Sir Hanz, stuck here on Mactan with no money after splitting with his wife. They sold their house and vehicle and were suposed to split the money, he never recieved any of it and she bailed with their daughter and hasnt seen them since. Of course she got her half(100% Im sure).

I am wondering how bad the build quality can be in the Philippines: the houses are concrete so they must be good for several hundred years, no? Maybe some repairs here and there e.g. roof or typhoon damage.
my wife and I bought 1.2 hectares and built a house 20 years ago for 256 pesos a square meter now the neighboring lots go for 2000-3000 pesos a square meter, and it will be passed on to your daughter. buying a property is an investment that can give a good profit
