Not sure about FOREX movements but I think the Euro has gone up against the S$ in the last one year. It is largely a function of interest rates going up in Europe, I suppose. 🤔
I think it is more accurate to say that the S$ is very strong and have appreciated. I see the same thing happening against the A$, the RMB, the Yen and the Sterling Pound too. 🙂

Uncle AK, how do you feel whenever DBS sets a dividend pay date, and the stock drop exactly the amt of dividends paid or sometimes more? Do u sell ahead of the ex date? I realized after dividends paid out, the price seems to drop more than whats being paid out. Wondering if shld sell hahaha

@@cjlad4358 There are immediate supports, shorter term and longer term supports. $27 has always been a support, if UOB were to stay ranged bound.
$24 is the long term support which could be tested if the stock price broke down. If a long term support were to break, it is usually in a bear market.
Remember, TA is never a certainty. Whether $27 would hold or not, no one knows.

Hi AK, with the expectation that we are closer to the tail end of the US rate hike, wouldn't it make more sense to accumulate into REIT, rather than banks? Just want to understand the rationale behind. Thanks!
If the Fed stops hiking rates, that is good news for REITs. However, if the Fed keeps rates higher for longer, that is not good news for REITs. Higher for longer seems to be coming.
For sure, I don't know what is coming.
So, I buy both banks and REITs.

The US rate hike will stay there for at least a year. that is not good news for REIT. The Feds cannot loosen the rate so fast, because that will trigger an increase in spending and the inflation will rise up again. The Fed want the inflation to drop to 2% at least

It depends on whether we think having exposure to risk free, volatility free bonds is important in our portfolio. I certainly think it is. 😷

Hello AK, have been following your blog and videos for some years now.
I am also building my portfolio with dividend up to 20k per year but have sustained rather significant losses. Entry price too high.
I always wondered whether do you any have losses in your portfolio since your porfolio size is 10x of mine.. :)
On a portfolio level, there is a paper gain thanks to a shift to the local banks which form a big chunk of my portfolio.
Then, there is the fact that my investment in AA REIT is free of cost.
The gains outweigh the paper losses seen in CDG and IREIT Global.
I am letting my war chest recover now and wait for the next time Mr. Market goes into a depression to buy more. 🤭

In today's environment, a gearing level that is closer to 30% is pretty good.
We have to be aware of the possibility of cap expansion which would mean property valuations going down which was what happened in Manulife US REIT, for example.
If gearing level was high to begin with, REITs risk breaching 45% or 50% gearing allowed.
There are quite a few REITs in this basket.
Of course, REITs could do equity fund raising to reduce gearing. Definitely not through more loans which means even higher debt.
I don't like it when REITs raise funds to reduce gearing because the money does not go to producing more income for shareholders.
Still, we have to evaluate each case separately.
