- Join me on today's adventure as I venture 35 minutes southwest from Chiang Mai, Thailand, to the underrated gem of San Pa Tong. Often overshadowed by its neighbor, Hang Dong, San Pa Tong is a district that deserves a closer look, especially for expats considering a home in Chiang Mai.
In this laid-back exploration, we'll stroll through the charming town area of San Pa Tong and discover its hidden treasures. But that's not all - I'll also take you to a serene lake area, where amazing cafes await, providing the perfect chill vibes.
Ever wondered if San Pa Tong is a good fit for Thailand expats? Let's dig into the laid-back atmosphere, explore the local scene, and see if this district could be your next home sweet home in the Land of Smiles.

Great vlog Wayne! These towns are great to check out and live in. I've always stayed in San Khamphaeng and this is very similar to this place. They are significantly cheaper, CM is still only a quick motorcycle away, they have everything you need, and you actually become part of the community and get to know everyone rather than just being another farrang in Chiang Mai - once you've been there a bit they adopt you pretty quickly as one of their own.
That's very true mate, I think places like San Pa Tong and San Kamphaeng are the better places to live long term in Chiang Mai. I'm looking to move out of the city in the near future. Like you mentioned, it's so easy to get into town, when you need too. Cheers mate.
another great walkabout video! thanks Wayne!
Cheers Guys! I found your channel a few weeks back. I subscribed. Some great reviews 👍
@@WalkAboutWayne thanks Wayne - yeah we just changed the style completely and now starting to get some traction.
Interesting vlog again Wayne. The lake reminds me of parts of the Australian outback when i travelled there. Take it easy mate looking forward to seeing your travels 👍
Thank you mate. The lake area did feel like it was miles from anywhere. Strange place but really good place to live.
Nice vid mate I could quite happily live by that lake looks peaceful 👍
Cheers Dave. Yes mate, I could easily live near this lake. Great area.
I love Chiang Mai
Me too buddy 👍
Nice one Wayne. Nice area there around the lake and only 35 minutes bike ride to Chiang Mai City. Some of those properties looked really nice too, especially the mansions on the massive blocks of land likely with a top quality security system. Guessing those would cost a cool 10 to 15 million baht, maybe even more but yeah, I could shack up there no problems 🤩
Cheers mate! Yes, it's not a bad area, one that nobody talks about much. The roads bit of a nightmare in the town, but it's great in behind. That lake area would be perfect. Some really nice houses around.
Great stuff mate .And that road is very busy all day. Take care mate.
Cheers mate, yes a very busy road day and night 👍
Ohhh Sanpatong😁 we have friends there! Lovely to see it through your "eyes"👍
Nice little area and a great place to live. Thanks
Beautiful vlog Wayne. That was a really good watch! Thanks for showing us around 😃👍🏼
Thanks mate 👍
@@WalkAboutWayne side note Wayne.... Did you watch the Carabao cup final today between Liverpool and Chelsea? As you may well know, Carabao is a Thai beer. Do you drink Carabao in Thailand? I just wondered. 😃👍🏼
@@kashifakbar8751 I just watched the highlights about an hour a go mate. Chelsea took the foot off the pedal in extra time. I've never tried a Carabao mate. I've seen it around, so I'll have to give it a try sometime.
@@WalkAboutWayne Yes Chelsea dropped off at the end. Carabao on me Wayne. Celebrating Thailand 😃👍🏼🎉
Thanks mate, I just seen it. I will look for one today 👍
Hi Wayne, I always enjoy your honest and upbeat comments as you walk around CM. Have you ever done a video of the Nimmanhaemin area? I hear a lot about it but never seen an interesting walk around. Have a great day ! Steve
Hi Steve, thanks for liking the channel buddy. I have many vlogs on Nimman. This is my latest one here mate - th-cam.com/video/piZjkMlGr3g/w-d-xo.htmlsi=BL5zgZg4sNh6EaR8
Thank you so much Wayne. After the burning system I often travel to CM and would like to buy you a drink or coffee one day when you are free. Best regards Steve
Thank you for mentioning Hang Dong, I did not know it was an expat destination. I think I will add it to my list of places to visit in Thailand next month, I think you said you made a video on it, which I am going to have to find, thanks for making these videos, very helpful. Cheers.
No worries Dan, Hang Dong is a well known area for retirees, just enough outside the main city. I have a few Hang Dong videos, 1 of the town and a couple with the housing estates. Thanks mate.
Good trip ! Thanks Wayne
Cheers mate 🍻
G'day Wayne, ive only just discovered your chanel and I love it.
I love Chiang Mai too, Im from Australia and travel to Thailand (Chiang Mai) each year for 4-5 months to get away from our winters and early spring. Australian summers are pretty sweet so its kind of like having an endless summer (with out smoky season). Take care.
You'll like this channel, it's the best channel for Chiang Mai content
Nice one buddy! Welcome to the channel, hope life is good in Australia. Hope to see you around Chiang Mai 👍
Cheers Mark mate 👍
@@Mark-England Thanks Mark, I totally agree.
Thanks for sharing! I would love to live close to that lake! At least if there was aloud to fish there. Coz fishing and boating is my hobby here in Norway. But I guess there are only small fish there.
That lake area is really nice. I was tempted to look for some rooms down that way. I'm not sure about the fish in this lake and if it's available for fishing. Thanks
Theres a few fishing tackle shops by the river near Dukes..and further up the road.
Nice, I can't ever recall seeing them, but I know that's a big fishing spot on the river. Thanks.
There's a little shop next-door to Dukes, I just saw it the other day.@@WalkAboutWayne
Nice video and good made!
Wish you a nice day 👍
Thank you mate 👍
Cowboys in the house Great video as always stay safe man stay safe
Thank you mate!!
Nice half day trip mate for sure - Happy days 👋👌👍😎🙏 Thanks Wayne
Bobby Dazzler Ant 👍
Nice one Wayne.
Looks like an interesting area. Like the lake area. Was strange seeing the buffalo market empty after your other vlog.
Thanks for delving down to the arsh end of CM to show us what its like.
Take it easy.
Down the Buffalo Arsh end of town mate. It was really strange seeing the market empty. The lake was a good spot. Cheers mate.
From your comments you seem to love San Patong hahaha
Yes, it's a good area, once off the main road 👍
Looks like the area has good potential. Looking sharp in your Dallas Cowboys cap! Cheers
Yes, I think it will get more and more popular. Thanks buddy!
Sad to say I’ve never been fishing , only crab fishing on the south/south-east coast mate 😂
Not a bad place to escape to for a change of scenery though, thanks for sharing 👍
🤣🤣 I think crabbing was all I done as a kid, I didn't fish to many times. Great little area this mate 👍👍
San Patong, just outside is where my house is located
Nice! I really like the markets, lake and cafes in San Patong 👍
I wander how much those cheap local rooms are Wayne. Also what is that green tea made from?
Let's go Cowboys!!
👌👌👌👌🍻
If you lived in San Pa Tong maybe you could consider that you have Hang Dong close for all your needs rather than need to go up into Chiang Mai, so you would live your life around San Pa Tong/Hang Dong. You still have the option of going up to Chiang Mai when you need to. Would be cheaper living down there.
Exactly! In fact, I would say San Pa Tong would have everything you would need, especially with Buffalo Market. You wouldn't need to go Hang Dong for much. Yes, dirt cheap living down this way. 👍
Why do they spray water on the road?....Dust limitation?
Dust, pollution, heat. It just settles everything down.
You should have a look at Galae Tong tower mate, it's a nice location to a very affordable prices! Its not far from the nightmarket.
I go past it most days buddy. Not somewhere for me, but it's a great location in the city, for sure. Maybe I'll review it one day. 👍
Yeah it was more like a review kind of things, i really enjoyed your other reviews of different areas, and this place is for sure affordable, there is rooms from 5k up to yeah 30k, something for everyone you are more than welcome to tour my apartment which is 10k monthly @@WalkAboutWayne
Can never understand why so many vloggers walk with the traffic to their back lol?! An extra layer of suspense i suppose ha! Enjoy the ethusiasm Cheers
Natural for me, and that's the side I wanted to be on. Cheers 🍷
What makes Hang Dong so popular with expats? Personally I'd prefer live in an area with not many expats.
The perfect distance outside the city, with everything you need in Hang Daong. It's still super quiet, you won't see many people about.
Glad you never walked under the ladder wayne, clothes are so cheap there love a bargain. Wasn't so keen on the area though
Cheers Julie, I can't recall the ladder, but I'm also glad I didn't walk under it. Yes, this area isn't for everyone. It's nice once off the main road area. Thanks.
Hey Wayne. Do you leave Chiang Mai during smokey season or do you stick it out? Thanks!
Not normally, but this year I might. Depends how bad it gets. It's a bit hit and miss so far, but the worst is still to come.
San pa tong my home town you are only on main road
Yep, and a few other places. San Pa Tong is a good place to live 👍
2:03 So glad you didn’t walk under that leaning ladder and get bad luck. While origins of this myth vary depending on the culture, the most accepted version is that ladders were thought to resemble gallows in medieval times. Therefore, if you walked under a ladder, you would be destined for the gallows yourself.
I can't remember seeing a ladder 🤣. I'm happy to hear I didn't walk under it though 👍
San Pathong or not San Pathong. Thats not even a question. I know people who live there. Are they happy to live there? No!
I know people in San Patong too, they love it. Cheers 🥂
Cowboys fans😢😢 sad

Brit and Jerry tourists annoy me
Good for you 👋
