    I am a resident of East Pune, around Manjari area. It is heartening to learn such an IT Park coming up. Internal roads surrounding Hadapsar, Manjari, Handewadi, and Shewalwadi are narrow and surfacing poor. Municipal water supply is terrible. Electricity supply suffers from frequent cuts.
    Metro rail proposal is talked about till Loni Khalbor, but that looks to be operational not before 2035.
    Pune East is a neglected area but municipality earns big fat revenue from here and classically have shown lethargy in proper and planned development of Keshav Nagar and adjoining areas around Manjari, Shewalwadi, Phursungi, and Handewadi.
    The corporators and civic administration should be more diligent to build proper infrastructure here keeping in pace with the requirements.

    Laxmi Lawns is next to Cult Terra hotel and is on an undeveloped intersection that connects Westin-KP-Ghorpadi with Hadapsar Industrial area and MGP.
    There are thousands of office spaces coming up including from renowned developers like Panchsheel so unless builders are planning retail participation this is not going to work

    It’s good that development & IT parks are coming in Pune but simultaneously road infrastructure with bridges should be done else too much traffic and congestion common people are facing. Good info by channel. Thanks. Request you to make videos on building fly overs at Wagholi which is must due to daily traffic jam happens. Mainly fly overs should be there in all directions on main roads at exit of main roads in Pune like Wagholi, Hadapsar, Nashik, Satara etc. so that who wants to go outside Pune can smoothly travel.

      In my opinion buying property in hadapsar, kharadi and mundhwa is good as there are multiple it parks being developed and the connectivity is relatively better from hadapsar and mundhwa.

      Its a 3 million sft IT park by Raheja. You can expect few more in Balewadi but Saudaghar is only focused on eastern Pune.

      Flat hardly appreciates karta hai in long term.. I would suggest ki don't invest your hard earn money..80 lakh ke liye 1.5 crore pay karoge with loan but wahi 10 saal baad bhi 1 crore ke upper nhi bikega.. Bahut saare example hai.. 10 main se 2 log hi lucky nikalte hai jinka ghar appreciate karta hai because of surprise development in near by area.. Better FD kardo nhi. Toh share market main lga do.. Definitely jyada accha return milega

      Can you give me Garranty of getting the same amount that you pay for flat at the same time of exit.. If yes then you should buy flat.. It's proven fact of last 30 years that share market has always given a better return than any asset provided you invest in right stock for atleast a horizon of 5-8 years.. I bet you would get better return

    All narrow roads need to be widened in Pune. New flyovers needed badly in Pune to avoid traffic jams everywhere. पहले infrastructure तो ठीक करलें फिर ऐसे projects लाएं।

      magarpatta group already own this land, plus it is near by upper mundhava's IT park.. big names like Poonawala Fincorp and Google already operating in mundhava ... this will work since it is between KP and Magarpatta ...

      Builders are selling flats in it’s name but it’s barren land. Nothing is coming there, been monitoring from 3 months, no trucks no progress

      Flat has never been an investment..its a depreciating asset in long run in most of the cases.. There hardly 2 out of 10 cases where flat rates have appreciated.. If you ask your friends n relative about buy price n current price n then calculate the return

      @@MohitSharma-or9wi I beg to differ. How then old flats sold ? In my society in East Pune, in the last 2 years around 15 old flats were sold with good profit. If you think the valuation will be as good as a new one in the same area, you are mistaken. 12-15% enhancement per year can be expected for 7-8 years for first occupiers. Rental income is around 4% which is a good ROI.

      Those were bought quite before when property rate was low as this is a cyclical and post covid luckily good development must have happened around this. Now price has exorbitantly sky rocket and i m sure you won't be getting even more than 5-7%. Now coming to rent 2.5-3.5 max is the average rental yield. 4% are exceptional that is also in very posh area. You can't get 4% rental yield along with other expenses like maintenance, property tax n then renovation after every 4-5 years. I have seen many owners(my friend) who sold their property merely a 5% of return after holding the property for 6 years..

You should first understand how much profit they have sold their 10 flats..one should buy only for yourself if you have atleast 50% of cash in hand. Taking loan of 80% will never be an investment in future

    A really bad place for commercial property. There is no space for roads in this area. The existing road infra is not able to cater to the existing crowd.

      There is a road from inside magarpatta to backside of Laxmi lawns. It's all magarpattas land parcel, you can get inside from any of the gates of magarpatta and reach this new IT park
