Welcome back, friends, to another exciting episode of SaudaGhar. In today's video, we continue our exploration of the Manjari Khurd Township, known as "Wagholi Part 2."

As you might remember from Part 1, this entire township sprawls across 160+ acres, divided into 21 sectors. In this episode, we'll focus on the township's sectors within the Wagholi area.

Let's start with Sector R12, known as the "Island of Joy," being developed by Gera. This sector covers approximately 12.5 acres and consists of 12 towers with 4-level parking and 30 stories. There will be a total of 1886 inventories, including 2, 3, 3.5, and 4 BHK apartments, along with commercial shops. Possession for Phase A is expected in May 2028, and Phase B in June 2028.

Moving on to Sector R13, covering 1 acre, no development has started here yet, but a tower is planned.
Sector R14 spans 5.65 acres and currently houses VTP's sales office, with plans for 5 towers in the future.
Sector R15 features VTP Altair's development on 2.93 acres, with 3 towers and a possession date in June 2025.
Sector R16, known as VTP Flamante, spreads across 5.59 acres and will have 6 towers with a possession date for the first 4 towers in March 2028.
Sectors R17, R18, and R19 are reserved for bungalows on 1.5 acres each, with no development started yet.
Sector R20, spanning 5 acres, plans for 5 towers but no development as of now.
Sector R21, about 1.5 acres in size, is designated for social housing, catering to the economically weaker section under the Pradhan Mantri Awas Yojana.
Road connectivity plays a crucial role in this township, with several key roads connecting various sectors and neighboring areas.
It's important to note that while there's significant vacant land within the township, some plots have been sold for unorganized land plotting, leading to unregulated constructions. Future development in these areas may vary.

2020 i booked Godrej Boulevard part of this township. I think now the prices are very high inflated, new customers may not get appriciation and sometime scare if the real estate market falls down then what will happen to investor. End user may not worry.
Road development is concern and looks like 2-3 years will go.
What’s your post sales experience with Godrej..? And did you visit any completed Godrej project for reviews/ feedbacks before going for this one? Thanks.

Do mention about the litigations when you publish videos. As this townships have a lot of litigations which the builders are not disclosing and when asked they only say its available on RERA website.
Beware as banks may create issues giving loans on such properties
Roads should have been wider. They should have made provision for at least 36-40 meter roads loking at population who will be residing there.

Open car park means it is not allotted to you. If you purchase a car park then they have to mention it in your agreement along with parking number. Also, parking slot map has to be attached with agreement. But, this happens only when you purchase. Better you purchase it now to avoid future hassles.
