    Very nice… ऐसेही कस्टमर के रिव्यूज़ लेते चलो… बिल्डर advertisement इतना करता है कि न्यू बायर्स पिघल जाते है, और ट्रैप मैं फस जाते है.. हम सब बायर्स को बिल्डर का ईमेल आया है जिसमे कहा गया है कि बिल्डर/ब्रांड के बारेमे सोशल मीडिया में कुछ निगेटिव लिखा तो लीगल एक्शन लेंगे.. अब आप ही सच बाहर ला सकते हो.. actual recident का इंटरव्यू लेके.. मेरी आपसे रिक्वेस्ट है कि belair, leonara or alpine के रेसीडेंट का भी इंटरव्यू करे… धन्यवाद! 🙏🏻

      Builders don't have any right to stop you from giving a review. Anyways if they didn't deliver the things as per agreement they are only guilty and you can take a action on them itself. Otherwise you can rename your name/create another Gmail/email id and give review.

    Your team recently covered the GolfLand Project at Vanaha. I have a related question regarding the same builder. Vanaha - Yahavi (Phase 1), which you covered three years ago in a video, is now in the possession stage. While the Occupancy Certificate (OC) has been obtained for the building, the roads are still not constructed. As a result, they are transporting homeowners in Sumo vehicles to take possession. If homeowners cannot access their homes in their private cars, what is the point of taking possession? Moreover, why is RERA not holding the developer accountable for the road construction?

    The interview and feedback was useful. Your detailing on various up coming projects with statistical data was interesting.
    The sad thing is PMC and PCMC is very lethargic in fulfilling improved infrastructural needs like providing water supply, good roads, street lighting and night time security.

    Godrej is smart....They are playing with customers.. You see there godrej 24 and elements project. Both societies very dense and in poor state... Godrej developes and then leave their slum

      - I entered and exit, no security asked.
      - The basement was dark in day time and no proper light.
      - Very narrow passage lobby for apartment and slippers/shoes were mingling on other flat entrance.
      - Bachelors were spitting in the staircase.
      - Clubhouse, Men/Women spa area male staff was having lunch and it was not operational.
      - Kids Swimming pool was adjusted inside the main pool which makes it small.
      - There are internal maintenance issues with godrej 24 and elements and now erecting boundary walls.
      Overall, It was just like any other economical apparent not premium. In fact, I visited Ashok Meadows for investment and it was amazingly maintained and security was so vigilant along with ample space and light due to less density.

    Sir in your video you have mentioned water supply upto 705 liters per flat. Can you please point me to the document?
    PMC is fooling us by saying that the amount is reduced to less than 500 liters per flat. May be the tanker lobby in play but still we would like to have the document handy.

    In 2019/20 I visited Mhalunge and that time property rates are too low, but I never prefer Hinjewadi area for residence, Even free main bhi yaha pe ghar lena mushkil hain, next 50 yrs lagenge isko High tech city banane ke liye

      Total scam hai 😂...to inflate the price they just keep on developing fancy projects with fancy names ... don't even care about basic needs .. road, water, electricity, sewage and garbage issues.They will build schools with international brand that will rip u with skyrocket fees and give sub standard education. Open shops that will be sold on high cost so the owner are going to suck it back from people living in such societies.
      Maharstra is run by realestate mafia and politicans - mumbai is finished and now target is pune .
      It's already lost its weather , environment and be assure in next 10 years pune will be a concrete jungle high towers IT zones but will also have high rising temp, low rains , no plantation and yes too high cost of living 😂.

    I believe Mahalunge Township is being built jointly by Godrej and VTP, can you also throw some light on VTP projects, also what all facilities like water, garbage disposal, Power, walking plaza, senior citizen park etc. has been planned and more facilities like kids park, fire brigade, shopping center, food courts etc... any provision for it.

    Bhai yahi sab chalta rhega.... builders promise krte hai or hota b h bht jagh pr jese bola tha but it takes lot of time till you get all infrastructure as promised or sanctioned your property is already gets 15 years old and you have suffered 15 years to get benefit of that. And irony is you have already paid premium for it. Don't buy flats at all or buy where areas is already developed.

    Already the infrastructure is broken. Needs lots and lots of improvement and work. The service roads from Punawale to Wakad are not up to the mark causing traffic jam. People on the other side of Bangalore Mumbai highway (Wakad, Ravet, Tathawade) going to the other side - ie Hinjawadi, Punawale needs more connected roads. Existing service roads are not enough.

    Pune’s law and order is deteriorating day by day. What is use of these buildings if law and order on ground has gone for toss?
    Climate change also has huge impact on Pune.
    Pune great city till 2010-2015, is on decline path only, specially post Covid .

    Mahalunge Hi Teche City was a jumla ...and G****j is not a reliable builder atleast in pune there quility is worst then a local developer... I don't know if there wull be any appreciation in property and infrastructure

      Almost 40 min require to reach from rawet to hinjewadi
      Hence there is no sense to buy properly in that area.
      However from mahalunge we can reach phase 1,2 or 3 within 14 min
      Moreover I have seen price drop in rawet

      Don't go for VTP - they will just provide walls in the name of flats. You will have to change everything in home.. starting from tiles, doors. After possession, you won't feel like you have received a new home.
      Go with VJ - there finishing is really good.

      Nop. Don't go for vtp or godrej. Go for ready to move resale in phase 1. I saved around 30L and no issues in water etc

    I booked a flat here around 2013, BA, SDR done in 5 months ...no work started till 5 years ..taken over by VTP , received booking amount in 2020 and cancelled the flat. It's all a scam going here, please avoid taking a flat in such a big township.

Still this area grapples with wtaer issues and infra issues , considering this is PMC location for last 5 years it has to be better.i own a flat in this location and know the ground reality, it's not at all worth the hype or 1 cr plus prices.

    Do not buy properties in big cities, these are worst place to live. Politician and there contractor had devices ways to loot you. Only 1 hour drinking water comes in Pune now, High scarcity. These youtubers are always on selling side and audiences are just a client for them not friends.

      @@7001nikhil then buy commercial property as yield is 4-5%, while rental yields are 2-3%, FD give 6-7.25% but taxable.so return on real estate is least and interest on principal is huge. the point i initial made is for public which do not know whats going on behind the scene, they assume it is fair market. But politician, banks, landowner and builder are a nexus to serve themselves not to public.

      @@pinakiojha8524 Purchase flat for end use when you can afford it. Definition of affordability varies person to person. I was able to clear 70per of my home loan within just 2 years of purchase of my apartment. Purchasing property for end use is never an investment. We indians started thinking real estate as an investment and thats where we went wrong. Everyone who is even buying property of end use want their property to surge by 15-20 per in 3-4 yrs. So in order to match the expectations, even builders keeps increasing prices to show those returns. In most of developed countries property to income ratio is in control because real estate isn't considered as primary investment. Makan is a necessity not an investment. The day govt and public realises it, properties will become affordable for common man. Moreover, instead of investing in FD or commercial , I would rather invest in equities, debt & gold.

      The one who is working in Hinjawadi have already purchased flats in Wakad, Baner, Balewadi, Pimple Saudagar and nearby localities. Hinjawadi haven’t got larger IT parks in last 4-5 yrs so job growth is stagnant there. Most of people who has purchased flats in Mhalunge are investors.
